Carter’s Mill is in the quaint suburb of Haymarket near Washington, D.C.

Located about 38 miles west of Washington, D.C., Carter’s Mill is slated for 480 new attached and single-family homes upon completion. Construction started in 2020 in the quaint suburb of Haymarket, which is close to Virginia horse country and has lovely museums, restaurants, and shops. Del Webb is planning for 187 attached villas and 293 single-family homes at this new development.

Carter’s Mill has eight floor plans with two to five bedrooms, two to four bathrooms, and attached one- or two-car garages. Residents can take advantage of the 14,000-square-foot clubhouse, which will have two social halls, a craft studio, a fitness center with an indoor pool and whirlpool spa, a cafe, and other gathering spaces. Outside, you can find a second swimming pool, pickleball courts, bocce ball courts, parks, and a community garden.

This scenic region of Virginia offers endless opportunities for nature lovers, including Bull Run Mountains Preserve and Silver Lake Regional Park. For the necessities of daily life, homeowners can pop over to the Walmart Supercenter, Target, CVS, or any of the other area shopping outlets.

Potomac GreenAshburn

Mid $400s – Low $800s

As the largest active adult community on this list, Potomac Green was built from 2005 to 2016 and has 1,400 resale condo, attached, and single-family homes. There are over 20 floor plans, with the smallest condo at 890 square feet and the largest single-family home coming in at 2,919 square feet. The reasonable homeowners’ association (HOA) fee covers trash pickup, water, sewer, and maintenance services.

Potomac Green is known for its marvelous clubhouse, resort-style outdoor pool, indoor pool and whirlpool spa, and well-attended clubs and events like the singles group, “Fin-n-Yoga,” and holiday parties.

Ashburn is also a DC suburb, and Potomac Green is about 25 miles north of Carter’s Mill. It’s in Loudon County, which has an interesting mix of farms, equestrian centers, wine and beer trails, upscale shopping centers, and hi-tech, commercial and residential districts. Ashburn is also close to the Potomac River, the Maryland/Virginia state line, and Dulles International Airport.

CelebrateFredericksburg

Low $300s – Mid $600s

Aptly named, Celebrate has something for everyone.

This large, gated community broke ground in 2008, and it will have 1,100 new and resale attached and single-family homes when the final construction stages are completed. Aptly named, Celebrate features a variety of price points, 19 floor plans, friendly residents, and top-of-the-line amenities.

The four villa floor plans range from 1,399 to 1,516 square feet with two to three bedrooms, two to three bathrooms, optional basements, and one- or two-car garages. The seven single-family Classics models range from 1,399 to 2,866 square feet with two to four bedrooms, two to four bathrooms, and attached garages. There are also eight Premiers single-family models with the largest version at 3,338 square feet. The monthly HOA fee covers lawn maintenance, trash pickup, and snow removal.

At over 30,000 square feet, Celebrate’s impressive Riverside Lodge has an indoor pool, a state-of-the-art fitness center, a ballroom, plus a whole slew of outdoor amenities. There are dozens of clubs and activities, plus golf courses, shopping outlets, medical facilities, and charming Old Town Fredericksburg all just short drives away.

Falls RunFredericksburg

Falls Run residents can take advantage of an endless list of social activities to attend.

Also in Fredericksburg, Falls Run is a gated 55+ neighborhood with 781 resale attached and single-family homes. Completed in 2005, this active adult community has 199 townhomes with three models ranging from 1,327 to 2,126 square feet. These offer two to three bedrooms and bathrooms and one-car garages. There are also 582 single-family homes, ranging from 1,202 to 2,937 square feet with two to three bedrooms, two to three bathrooms, and attached two-car garages. The HOA fees provide for snow removal, trash pickup, and basic cable TV.

Falls Run has an endless list of social activities to attend, like Friday Night Movies, water aerobics, and line dancing. Many of the groups meet at the vibrant clubhouse, which has multipurpose rooms, tennis courts, a modern fitness center, and indoor and outdoor pools. Nearby attractions include Belvedere Plantation and the Spotsylvania Towne Centre.

Spring HillLorton

Del Webb finished this delightful, gated community in 2014 on a property about 20 miles south of our nation’s capital. Spring Hill’s five condo buildings each have 25 units, and the remaining homes are attached and single-families. There’s a total of 282 resale condo, attached, and single-family homes, with a good variety of floor plans sized from 890 to 2,500 square feet. These homes offer two to three bedrooms, two to three bathrooms, attached garages, and plenty of options to choose from.

Community amenities include a popular clubhouse, where you can find an indoor pool, exercise room, ballroom, and a relaxing great room. There’s also bocce ball and tennis courts, walking trails, and a playground for grandchildren to enjoy outside. Social groups and activities include potluck dinners, the RV Club, and ladies’ and men’s nights out.

There’s plenty to do off-premises, as well. Golfers can play the links at area courses like Laurel Hill Golf Club or Pohick Bay. Occoquan Regional Park makes for a nice day trip, and there are also bike trails, restaurants, and houses of worship in the area. The closest major medical center is Inova Fairfax Hospital, about 20 miles away.
