Overview
Ashburn is a close-knit, active suburb of Washington, D.C. in Northern Virginia. A city that prides itself on its sense of community and plentiful outdoor recreation, Ashburn is a popular destination for active adults looking for proximity to a major metropolitan area with the feel and charm of a small town. Besides that, its closeness to Dulles International Airport make it a great destination for retirees looking to travel.
Climate & Geography
Ashburn is located 30 miles northwest of D.C. and shares a similar climate. Summers are warm with hot, humid spells with thunderstorms. Winters are cool with some freezing temperatures and snowfall, but not severe. The county experiences higher than average rainfall and average snowfall, with slightly less than average yearly sunshine.
Ashburn is one of many small suburbs in Loudoun County, right by the border of Maryland and Virginia on the Potomac River. It consists of multiple, newer and planned subdivisions.
Recreation, Culture, & Entertainment
Though the proximity to D.C. and its many amenities and historic destinations are a draw to living in Ashburn, the city and county themselves offer plenty of outdoor and indoor recreational activities for residents. Loudon is considered the area’s golf country, with many public and private golf courses. Ashburn Park is a well-shaded park with many easily accessible walking trails.
Loudoun County is also called D.C.’s wine country, with no shortage of local wineries and tours. Craft beer lovers have their own variety of breweries, including Old Ox Brewery, House 6 Brewing Company, and Dynasty Brewing, among others.
One Loudoun is Ashburn’s downtown city center, with local and chain restaurants and shops, and the Loudoun Station Farmers Market runs May through October.
Cost of Living & Taxes
Ashburn’s cost of living is much higher than the U.S. average, and this is largely due to a much higher cost of housing. Utilities and health care are below average, but groceries and transportation are above average.
Virginia is tax friendly for retirees because it does not tax Social Security benefits. Though other types of retirement income, like pensions, IRAs, and 401(k)s are taxable, Virginia offers deductions on these. Property taxes are much lower than the U.S. average, and the 6 percent sales tax in Ashburn is one of the 15 lowest in the country.

There are no hospitals in Ashburn, but there are several high performing hospitals nearby. These include the Inova Loudoun Hospital, Reston Hospital Center, and Inova Fair Oaks Hospital. The closest U.S. News nationally ranked hospital is the Inova Fairfax Hospital, which is also the No. 1 hospital in the, D.C. area. Another nearby nationally ranked hospital, MedStar Washington Hospital Center, is ranked in cardiology and heart surgery.
