Homebuyers interested in Fort Myers homes for sale have the opportunity to customize many final details and finishes when they buy new construction properties. Florida’s southern Gulf Coast offers a lot of options, and some of the most attractive homes are found in a few select active adult communities in Fort Myers.

The Plantation

Low $200s – High $700s 

The Plantation offers new construction homes on an 18-hole golf course in the heart of Fort Myers, just a few minutes from the spring training stadium for the Boston Red Sox. Homeowners’ association fees cover amenities and activities such as fitness centers, pools, libraries, and meeting spaces. Country club memberships are available to residents who want to golf and enjoy the restaurant and lounge.

While the villas in this community are only available as resale homes, buyers can choose a single-family or a carriage home in a new construction model. The carriage homes are attached in two-story buildings with six homes per cluster. They have two or three bedrooms, two or two-and-a-half bathrooms, and 1,654 to 2,464 square feet. Single-family new construction homes come in more than 30 floor plans with two to four bedrooms, two to three bathrooms, and attached two- or three-car garages. Homes start at 1,641 square feet and go as large as 3,197 square feet.

High $200s – High $800s 

Buyers interested in environmental sustainability and green living will want to consider the new construction homes available at Verandah. This master-planned community without age restrictions focuses on preserving the natural environment.

Boardwalks along the Orange River provide residents with views of the water, trees, birds, and other wildlife. There are over nine miles of walking and biking trails throughout the community. Amenities include a pool, a fitness center, tennis courts, and a day spa. Fishing lakes are available as well as a kayak and canoe launch, restaurants, and two 18-hole golf courses.

Single-family homes are available in a number of new construction models designed by multiple builders. Floor plans range from 1,831 to 4,163 square feet with two to four bedrooms, two to five bathrooms, and attached two- or three-car garages. Most models include extra space for dens or offices. Open floor plans and upgraded finishes are also available.

Pelican Preserve

Mid $100s – High $500s 

Buyers looking for new construction Fort Myers real estate in a 55+ community can look to Pelican Preserve, one of the largest communities for active adults in the area. With 2,500 single-family homes, condos, and villas to choose from, there’s likely to be a floor plan that works for your lifestyle and budget.

Low-maintenance living is available in new condos, and two- or three-bedroom villas are also available as new construction. Single-family homes come in more than 10 models ranging from 1,823 to 2,986 square feet.

Amenities at Pelican Preserve are impressive. The golf club includes 27 holes of championship golf, a fitness center, a restaurant, and a spa. Other amenities include a 70,000-square-foot clubhouse, an indoor walking track and lap pool, pickleball courts, a movie theater, and an outdoor volleyball court. There are many opportunities for fitness and activity, including lawn bowling and softball. There’s also a sandy beach area, fishing piers, and a nature preserve that covers 38 acres.

Camden Square

Mid $200s – Low $400s 

Buyers who want a more intimate community can find new construction homes at Camden Square, where 96 single-family homes in spacious floor plans are being constructed by Pulte Homes. Six models with two to four bedrooms, two or three bathrooms, and attached two- or three-car garages are available with views of the water or the surrounding nature preserves. Homes are between 1,659 to 2,634 square feet and on a single story. However, a second floor can be added for buyers who want an extra bedroom or a loft space.

Residents will have access to a clubhouse, a fitness center, and cabanas near the outdoor resort-style pool. A fire pit will be a great spot for communal gatherings, and developers are also planning a playground, a basketball court, and several trails for walking, biking, and jogging through the well-landscaped greenspaces. Also, Camden Square is close to local Fort Myers beaches, great shopping, and Interstate 75.

Buyers can choose a new construction home near a lake or the golf course at Renaissance, an active adult Fort Myers community without age restrictions. Six unique neighborhoods are found throughout this master-planned community, each with its own HOA fees, rules, and services.

Coach homes, attached homes, and single-family properties are available in two- to four-bedroom models with 1,940 to 4,159 square feet. There’s plenty of space for storage, entertaining, and living. Floor plans have dens, two to four-and-a-half bathrooms, and attached two- or three-car garages.

Holiday parties, fitness classes, and potluck gatherings are frequently held in the luxurious two-story clubhouse. Residents have access to a fitness center, a day spa, two restaurants, and a large dining room. Additional amenities include a pool and patio, tennis courts, steam rooms, and an 18-hole championship course designed by Arthur Hills. Located on the southern side of Fort Myers, Renaissance is close to the beaches on the Sanibel and Captiva Islands, which are famous for their snorkeling and shelling.
