There are plenty of 55+ communities with new homes for sale in the Denver area. There are homes for sale in Colorado’s second-biggest city, Colorado Springs, and in the state’s third-biggest city, Aurora, just ten miles east of Downtown Denver. There are also new-build homes for sale in Thornton, ten miles north of Downtown Denver.

If you’re looking for a new home in the Denver area, it’s important to take into account that vital factor: location. Do you want easy access to Colorado’s many outdoor attractions, such as the Rocky Mountain National Park? If you’re a culture vulture, will you want to pay regular visits to Denver’s museums? Or perhaps you’re a music fan, and would like to be close to one of the USA’s leading outdoor concert venues, Denver’s Red Rocks Amphitheater.

Most of these new homes in the Denver area share a similar elevation. Denver itself is known as Mile High City, and you can see the exact marker for that mile on the steps of the Colorado State Capitol building in Downtown Denver. These communities all stand at over 5,000 feet.

But Colorado isn’t all mountains, despite that high elevation. The further east you go from the Denver area, the flatter it becomes until you reach the Colorado High Plains. Remember that the next state along is the rather un-mountainous Nebraska.

The climate in the area is notoriously unpredictable. It does enjoy around 3,100 hours of sunshine a year, but it can also have heavy snow storms in winter. Even then, a freezing day can be followed by a day of warm temperatures and clear blue skies. It has generally low humidity but there are micro-climates that have higher humidity.

These are all factors to take into account when looking at the following 55+ communities with new homes for sale in the Denver area.

High $600s - Mid $1Ms

With 1,650 single-family homes upon completion, Hilltop at Inspiration is a 55+ community in the southern part of Aurora. It’s a 30-minute drive from Downtown Denver, about 25 minutes from Downtown Aurora, and 30 minutes from Denver International Airport. This community is right on the edge of urban Aurora, with the flat plains of Colorado right next door.

Amenities here include indoor and outdoor pools, a fitness center, a ballroom, a library, an aerobics studio, walking and biking trails, a dog park, a playground for grandkids, and courts for basketball, tennis, bocce, and pickleball. There are a few dozen clubs and activities, including pickleball, soccer, swimming, tennis, hockey, and hiking, along with community events and barbecues.

There are 34 home models available at Hilltop at Inspiration. The smallest models start at 1,694 square feet and offer three bedrooms, two bathrooms, and a two-car garage. The largest homes offer 2,333 square feet with three bedrooms, a den, two-and-a-half bathrooms, and a three-car garage.

Low $600s - Low $1Ms

Heritage Todd Creek is a gated community made up of 1,300 attached and single-family homes. It’s a 20-minute drive from Downtown Thornton, a city of about 140,000 people and 81 city parks. Also, the community is a 30-minute drive from the center of Denver, 20 minutes from Denver International Airport, and an hour’s drive from the Rocky Mountain National Park.

Amenities here include a 33,000-square-foot clubhouse and the 18-hole Heritage Todd Creek Golf Course with practice facilities and a pro shop. In fact, this is the only community with new-build homes in the Denver area to have its own golf course (although there are plenty of courses around). There’s also a fitness center, a library, a ballroom, a dance and aerobics studio, and an indoor pool. There’s an outdoor pool too, as well as tennis courts, horseshoe pits, and walking and biking trails.

Residents enjoy lots of clubs and activities, including aerobics, a bowling club, a bridge club, dancing and singing, happy hours, card and board games, yoga, and a singles club.

There are 22 models to choose from, the smallest being 1,417 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest homes have 2,574 square feet, and these provide two bedrooms, a den, two-and-a-half bathrooms, and a three-car garage.

Low $600s - High $900s

The Retreat at Banning Lewis Ranch is a gated community of 577 single-family and attached homes. It’s about 15 miles from Downtown Colorado Springs, a city of around 480,000 people. If you want to visit Denver, it’s just over an hour’s drive on Interstate-25. A 90-minute drive across town will take you to the top of Pikes Peak, the highest peak in the southern Front Range of the Rocky Mountains.

The Retreat has its own 10,000-square-foot amenity center along with a community kitchen, theater, outdoor pool, and courts for bocce and pickleball. Residents here also have the use of the facilities of the larger Banning Lewis Ranch. There are a number of clubs and activities to participate in, such as bocce, gardening, rock climbing, soccer, softball, tennis, yoga, and Zumba.

There are 25 home models here. They start at 1,246 square feet and have two bedrooms, two bathrooms, and a two-car garage. The largest homes available are 4,004 square feet. These are customizable and have anything from two to six bedrooms, plus a den, either two or three bathrooms, and a two- or three-car garage.

High $500s - Mid $1Ms

Verona is a 55+ lifestyle community with 506 attached homes and condos. It’s in Highlands Ranch, an unincorporated community of just under 100,000 people. Verona is a 10-minute drive from the center of Highlands Ranch and around a 20-minute drive from Downtown Denver. It’s the closest of these new-build communities to the center of Denver.

As a smaller community, amenities are modest, but there’s an outdoor kitchen, a fire pit, hiking and biking trails, and scenic lakes and ponds. Residents enjoy an active lifestyle with clubs and classes for Pilates, yoga, Zumba, wine-tasting, badminton, and bocce. There are many social events too, including nature walks, ice cream socials, barbecues, and an annual block party.

There are eight home models available. The smallest homes are 1,240 square feet and have one bedroom, a den, one-and-a-half bathrooms, and a two-car garage. The largest homes are villas with 2,857 square feet, and these provide three bedrooms, three bathrooms, and a three-car garage.

Low $500s - Low $1Ms

The Reserve at Green Valley Ranch is a gated community of 400 new single-family homes for the 55+ active adult. Downtown Denver is a 30-minute drive away, Downtown Aurora is a 20-minute drive, and Denver International Airport is just over a 10-minute drive, making it ideal for active travelers.

Amenities include a 10,000-square-foot Amenity Center, a fitness center, an aerobics and dance studio, a craft room, a community kitchen, and a coffee and juice bar. Outdoors, there’s a pool and spa, an event lawn, and courts for pickleball and bocce. There are also plenty of lifestyle activities to choose from, including bocce, pickleball, fitness classes, and yoga.

Models come in nine configurations, starting with the smallest, which is the Conifers Bungalow Collection. These range from 1,413-2,038 square feet and have one or two bedrooms, one-and-a-half bathrooms, and a two-car garage. The largest models range from 2,542-3,849 square feet, and these have two to six bedrooms, two to five bathrooms, and a two-car garage.
