There are 18 Del Webb communities in Arizona, which can make it hard to choose if you’re a Del Webb fan. This builder is, after all, the most popular creator of active adult communities, and the trendsetter with the development of Sun City in 1960. Del Webb communities can be found throughout Northern Arizona, Central Arizona around Phoenix, and in Southern Arizona near Tucson. Some are in or on the edge of big cities, while others have more of a small-town setting.

Most Del Webb communities are for 55+ active adults, but there are communities with 50+ and 45+ age restrictions as well as three options with no age restriction at all. Properties range from below $100k to the mid $1Ms, so whatever you’re looking for in Arizona, there’s a Del Webb property for you.

Here’s our overview of each Del Webb community in AZ.

Mid $300s – High $800s

Sun City Festival is a 45+ active adult community comprised of 7,200 single-family homes. It has a desert location, and it’s a 35-minute drive north of downtown Buckeye, a small city of about 80,000 people. Phoenix is a 50-minute drive away, while the mountains of the 29,000-acre White Tank Mountain Regional Park are visible on the horizon.

Sun City Festival has its own hiking and biking trails among its many amenities. Residents also enjoy the 18-hole Copper Canyon Golf Club, with its practice facilities, pro shop, Indigo Grille, and snack bar. Outdoor amenities include an amphitheater, both a lap and resort-style pool, a softball stadium, and courts for tennis, pickleball, bocce, basketball, and volleyball. Indoor facilities include a ballroom, a library, a fitness center, an aerobics and dance studio, a woodworking shop, a ceramics studio, and a studio for arts and crafts.

The smallest models offer 1,099 square feet, one bedroom, a den, two bathrooms, and a two-car garage. The largest homes offer 3,343 square feet, three bedrooms, two-and-a-half to three-and-a-half bathrooms, and a three-car garage.

High $400s – High $1Ms

Prescott Lakes is a gated community with no age restriction and 1,300 condo, attached, and single-family homes. It’s a four-mile drive north of downtown Prescott, a former mining town that’s now a popular tourist destination with museums, historic buildings, restaurants, shops, and art galleries. The area of Prescott Lakes is a bit more rural with hiking and biking trails and, naturally, scenic lakes with water activities.

Residents enjoy The Club at Prescott Lakes and the Prescott Lakes Athletic Club. The amenities include an 18-hole course, an outdoor pool, and courts for tennis, basketball, and sand volleyball. Indoor facilities include several dining choices as well as a pool, a fitness center, an aerobics studio, a library, and an arts and crafts studio.

The smallest homes offer 1,393 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest offer 1,949 square feet and add an extra den to the floor plan.

Mid $600s – Mid $600s

Hillcrest is a 55+ active adult community within the city of Phoenix itself, a 25-minute drive north of the city center. The Lookout Mountain Preserve is less than 10 minutes away and offers hiking and biking trails.

The amenities in this small community include parks and natural spaces, an outdoor patio, a pool, and a community pavilion where residents can enjoy happy hours and holiday events. Homes in this community range from 1,500 to 2,100 square feet.

High $300s – Low $1Ms

Sun City Grand is for 45+ active adults, and it has 9,802 homes. It’s a 10-minute drive from downtown Surprise, a city of 140,000 people and part of the Greater Phoenix Metropolitan Area. The outdoor activities in the White Tank Mountain Regional Park are only a 30-minute drive from Sun City Grand.

There are several community centers providing amenities such as a dedicated Spa and Fitness Center with indoor and outdoor pools, a fitness center, and an indoor walking track. Other centers offer more pools, another fitness center, four golf courses, fishing lakes, an outdoor amphitheater, and tennis, pickleball, and bocce ball courts. Indoor facilities include a ballroom, a library, craft rooms, an aerobics and dance studio, a billiard room, and a computer lab.

Models start at 427 square feet with condos offering one bedroom, one bathroom, and a one-car garage. There are dozens of models available, through to the largest, which are 3,388 square feet with three bedrooms, a den, two-and-a-half bathrooms, and a two-and-a-half-car garage.

Below $100k – High $1Ms

Built by Del Webb, Sun City was the first active adult community in the country. It has 27,492 residences made up of condos, attached, and single-family homes. Sun City stands between the cities of Surprise and Peoria, both part of the Phoenix urban area.

Sun City has numerous amenities, including 11 golf courses, 19 shopping areas, 30 churches, a synagogue, a hospital, an amphitheater, and seven community centers each offering their own facilities. These include several indoor and outdoor pools, seven fitness centers, two auditoriums, and numerous facilities for sports, arts, and crafts.

There are dozens of models, starting with studio apartments offering 635 square feet, one bedroom, and a one-car garage. The largest homes offer 2,033 square feet and have two bedrooms, two bathrooms, and a two-car garage.

High $100s – High $900s

Sun City West is for 55+ active adults, and it has 16,900 attached and single-family homes. It’s a 15-minute drive north of downtown Surprise.

Sun City West’s amenities include seven golf courses, nine restaurants, 18 places of worship, a hospital, as well as banks, grocery stores, and pharmacies. It also has four separate recreation centers that provide several indoor and outdoor pools, three fitness centers, various dining options, a theater, a library, several arts and crafts studios, a dance studio, and courts for tennis, pickleball, bocce, volleyball, shuffleboard, racquetball, and basketball.

The smallest models are patio homes that offer 761 square feet with one bedroom, one bathroom, and a one-and-a-half-car garage. There are several dozen home configurations in this community, with the largest offering a generous 4,651 square feet, three bedrooms, three bathrooms, and a two-and-a-half-car garage.

Low $300s – Mid $500s

Continental Ranch Sunflower is a Del Webb community that’s a 15-minute drive south of downtown Marana, a city of some 50,000 people. It has 967 single-family homes for 55+ active adults, and it stands just off Interstate-10, making Phoenix a 90-minute drive north and Tucson a 20-minute drive south.

Indoor amenities include a fitness center, an aerobics and dance studio, an arts and crafts studio, a library, and a billiards room. Outdoors, the community offers a pool and spa, walking and biking trails, horseshoe pits, a putting green, a playground for grandkids, and tennis and bocce ball courts.

There are ten home models available, the smallest being 1,096 square feet with one bedroom, a den, one-and-a-half bathrooms, and a one-car garage. The largest models offer 1,972 square feet, two bedrooms, a den, two or two-and-a-half bathrooms, and a two-car garage.

Mid $300s – Mid $500s

Solera at Johnson Ranch is a gated community of 727 single-family homes for 55+ active adults. It’s a 15-minute drive south from the center of Queen Creek, a town of about 50,000 people. The San Tan Mountain Regional Park is a 10-minute drive away, offering 10,000 acres with a nature center; hiking, biking, and horseback riding trails; and a stargazing program.

Amenities include the 18-hole Golf Club at Johnson Ranch; fields for soccer, baseball, and softball; courts for basketball, tennis, and bocce; a fishing pond; and an outdoor pool. Indoor facilities include a restaurant, a ballroom, a library, a billiards room, a card room, and a fitness center.

There are four home models available. The smallest has 1,398 square feet, two bedrooms, two bathrooms, and a two-car garage. The largest model has 1,905 square feet, two bedrooms, a den/third bedroom, two bathrooms, and a two-and-a-half-car garage.

Mid $300s – Mid $500s

Solera is a gated community of 1,149 single-family homes with a 55+ age restriction. It’s a 20-minute drive south of downtown Chandler, a city of 260,000 people that’s also part of the Greater Phoenix Metropolitan Area. Solera is at the south end of this urban spread, one block from the start of an unspoiled desert landscape.

Amenities here include the Lone Tree Golf Club, an 18-hole public course with its own grill. There are also two outdoor pools, walking and biking trails, horseshoe pits, and courts for tennis, pickleball, bocce, and shuffleboard. Indoor facilities include a clubhouse, a ballroom, a library, a fitness center, an arts and crafts studio, a ceramics studio, and a billiards room.

There are 10 models starting at 1,151 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest model has 2,421 square feet, two bedrooms, a den, three bathrooms, and a two-and-a-half-car garage.

High $400s – Mid $700s

Del Webb at Dove Mountain has 600 single-family homes for 55+ active adults. It’s a 20-minute drive from the center of Marana, and Tucson is about a 30-minute drive south of this Del Webb community.

Amenities here include a recreation center, a fitness center, a fitness studio, two outdoor pools, and courts for tennis, volleyball, and basketball. There are plans to build another center which will add a second fitness center, a pool, and pickleball courts.

This community offers eight models, with the smallest providing 1,573 square feet, two bedrooms, two bathrooms, and a two-car garage. The largest models have 2,514 square feet, two bedrooms, a den, two-and-a-half bathrooms, and a two-and-a-half-car garage.

High $200s – Mid $600s

Sun City Anthem at Merrill Ranch has 3,800 single-family homes for 55+ active adults. It’s located in Florence, a town of about 27,000 people that’s just over an hour’s drive southeast of Downtown Phoenix. Tucson is a similar distance in the other direction.

Sun City residents have access to their own amenities as well as those in the greater Merrill Ranch development. These include the 18-hole Poston Butte Golf Club, two indoor and two outdoor pools, lighted tennis courts, and courts for pickleball, bocce, sand volleyball, and basketball. Indoor facilities include a fitness center, a restaurant, an aerobics studio, an indoor walking track, a ballroom, a library, and several arts and crafts studios.

There are 23 home models available. The smallest offer 1,099 square feet, one bedroom, a den, two bathrooms, and a two-car garage. The largest homes offer 2,849 square feet, two bedrooms, a den, two-and-a-half bathrooms, and a three-car garage.

High $300s – Mid $700s

Located in Oro Valley, this Sun City community has 2,488 attached and single-family homes for the 45+ active adult. The community is a 35-minute drive north of Downtown Tucson, and the Santa Catalina Mountains are only five miles away.

Amenities include the 18-hole Views Golf Club at Oro Valley, which also has a driving range. Other facilities are spread over several centers and include an Artisan Center for arts and crafts, a fitness center which also has two outdoor pools, a dance studio, an auditorium, a mini-golf course, and courts for tennis, bocce, and pickleball. Other centers offer arts and crafts studios, a billiards room, and a library.

There are numerous models starting at about 1,000 square feet with two bedrooms, two bathrooms, and a one-car garage. The largest homes have 2,665 square feet with three bedrooms, a den, three bathrooms, and a two-and-a-half-car garage.

High $200s – Low $500s

Sonora At Rancho Sahuarita is a small Del Webb Arizona community with 428 attached and single-family homes for 55+ active adults. It’s a 10-minute drive from the center of Sahuarita, a town of 31,000 people which adjoins the town of Green Valley. It’s a 20-minute drive from Downtown Tucson.

Though small itself, the community also provides access to the amenities of the overall Club Rancho Sahuarita development. Between both communities, there are two outdoor pools, two fitness centers, an amphitheater, a 15-acre lake, an aerobics and dance studio, an arts and crafts studio, and courts for pickleball and bocce.

There are 48 single-level attached homes, each with a two-car garage. The single-family homes range from 1,200 to almost 2,100 square feet.

Low $400s – Low $1Ms

Corte Bella is a separate part of the larger Sun City West community. It’s a gated community with a 45+ age restriction and has 1,650 single-family homes. It’s a 15-minute drive north of downtown Surprise, a city with plenty of recreational opportunities.

Amenities within Corte Bella include an 18-hole golf course, an outdoor pool, hiking and biking trails, scenic lakes and ponds, and courts for tennis, pickleball, and bocce. Indoor facilities include a fitness center, an aerobics studio, a spa, a ballroom, an arts and crafts studio, and a grill and bar.

The smallest models have 1,155 square feet, two bedrooms, two bathrooms, and a two-car garage. The largest provide 3,027 square feet, three or four bedrooms, a den, up to three-and-a-half baths, and a two- or three-car garage.

Mid $300s – Mid $500s

With 522 single-family homes, Del Webb At Rancho Del Lago is a gated community for 50+ active adults. It’s a 15-minute drive north of downtown Vail, a town of about 10,000 people, while Downtown Tucson is a 30-minute drive away. The Colossal Cave Mountain Park is a 10-minute drive away and provides hiking, biking, and horseback riding as well as the Colossal Cave itself.

Amenities at this community include the 18-hole del Lago Golf Club, an 18-hole putting green, two outdoor pools, and courts for tennis, pickleball, bocce, and racquetball. There’s also a fitness center, an aerobics and dance studio, a ballroom, a library, and a hobby and games room.

There are 23 models available, starting at 1,212 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest homes offer 2,823 square feet, three bedrooms, a den, three bathrooms, and a two-car garage.

High $600s – Low $2Ms

Terravita is a gated community with 1,380 single-family homes. It’s a 35-minute drive north of downtown Scottsdale, a city of almost 260,000 people that’s part of the Greater Phoenix area. This brings shopping, entertainment, and museums within easy reach of this Del Webb Arizona community.

Amenities include a clubhouse, a library, a fitness center, an aerobics and dance studio, a pool with a poolside grill, and six tennis courts. Residents can also apply to join the Terravita Golf and Country Club with its 18-hole course for an extra fee.

There are 20 floor plans available; the smallest offering 1,384 square feet with two bedrooms, two bathrooms, and a two-car garage. Homes at Terravita are mostly on the more spacious side, going up to 3,730 square feet with three bedrooms, a den, three-and-a-half bathrooms, and a three-car garage.

Mid $200s – High $300s

Rancho Resort is a 55+ gated community with 370 single-family homes. It’s a five-minute drive from the center of Sahuarita, and a few minutes from Interstate-19. This location makes Green Valley a 10-minute drive away and Tucson a 20-minute drive away.

Amenities include a clubhouse, a ballroom, an arts and crafts studio, a fitness center, and an outdoor pool. There’s also a putting green and courts for tennis, pickleball, bocce, and shuffleboard. Homes range from 1,000 to 2,000 square feet with two to three bedrooms and either a carport or an attached garage.

Low $400s – Mid $2Ms

Anthem Country Club is a five-minute drive from the center of Anthem, a small town at the extreme northern edge of the Phoenix area. Downtown Phoenix is a 40-minute drive due south on Interstate 17, while five minutes in the opposite direction will put residents in Arizona’s desert and mountains.

The club is a gated community of about 1,700 homes and with no age restriction. Its 2,000 acres incorporate such amenities as two championship golf courses, two clubhouses, practice facilities, a putting green, two fitness clubs, two restaurants, two bars, two heated pools, and much more.

Residents enjoy an active lifestyle with both formal and casual dining events, fitness classes, water aerobics, golf and tennis tournaments, and happy hours. Homes range from 1,000 to over 8,000 square feet with up to five bedrooms, six bathrooms, and a two-car garage. Listings start in the low $200s and rise to the low $2Ms.

High $300s – Mid $500s

Springfield is a gated community of 742 single-family homes for the 55+ active adult. It’s located on the southern edge of the city of Chandler, which is itself at the southern end of the Phoenix urban area. Downtown Phoenix is a 40-minute drive away, but residents can be in the heart of the 10,000-acre San Tan Mountain Regional Park in half that time.

Amenities include an 18-hole golf course with a pro shop, a clubhouse, a restaurant, and a bar and grill. There’s also a ballroom, movie theater, library, fitness center, arts and crafts studios, two outdoor pools, and multiple athletic courts. There are several dozen clubs, groups, activities, and classes for residents to enjoy, including card games, sports clubs, water exercise classes, holiday picnics, and a garden club.

Homes range from 930 to 2,382 square feet, the smallest having two bedrooms, one bathroom, and a two-car garage. The largest floor plans provide a den, three bathrooms, and an attached two-and-a-half-car garage. Some models have three-car garages. Prices start in the mid $200s to the mid $400s.

High $400s – High $600s

Lone Tree is a gated community of 72 single-family homes for the 55+ active adult. It’s a 15-minute drive from downtown Chandler and a 40-minute drive from the center of Phoenix. Being at the southern end of the Phoenix urban area, a short drive south will put residents in a desert landscape, including the San Tan Mountain Regional Park.

The amenities here center on the Lone Tree Golf Club, with its 18-hole course, pro shop, and Grille restaurant. Other facilities include fire pits, hiking and biking trails, and parks and natural spaces. Lifestyle options include a birding club and fitness groups.

Homes here range from 1,715 to 2,509 square feet. Models have two bathrooms, a two-and-a-half-car garage, and two bedrooms with an optional den. Prices are from the mid $400s to the mid $600s.
