The real estate market is still pretty hot in Florida, especially in the Tampa Bay area. It’s getting harder for homebuyers to get the most value for their money, but there’s some good news. Available homes for sale can still be found inside many 55+ enclaves, offering homebuyers social opportunities and top-notch amenities in addition to an attractive home.

Here are five Tampa Bay communities with homes for sale.

Sun City Center – Sun City Center, FL

Mid $100s – Low $800s

Some of the best values to be found are in Sun City Center, located just half an hour south of downtown Tampa. This 55+ community is known for its long list of activities, abundant amenities, and comfortable homes. Attached villas and single-family homes are available within dozens of friendly, well-landscaped neighborhoods. The attached models are the most affordable, and there’s no sacrificing size. These homes range from 1,503 to 1,862 square feet, with two bedrooms, two bathrooms, and an attached two-car garage. Single-family floor plans are 1,544 to 3,086 square feet and have two to four bedrooms, two or three bathrooms, and an attached two or three-car garage.

Several neighborhood associations manage amenities such as clubhouses, pools, athletic courts, spas, dog parks, ceramics studios, card rooms, and woodworking studios. There’s plenty of multipurpose space great for social events, holiday parties, and club activities. Sun City Center is right off Interstate 75 and State Road 301, making it easy for residents to explore everything Tampa’s Gulf Coast has to offer.

Kings Point – Sun City Center, FL

Below $100k – Mid $300s

Another great 55+ community with homes in a reasonable price range is Kings Point, located directly across the street from the city’s namesake community. The two neighborhoods often share amenities and schedule group outings and field trips for residents of both. At Kings Point, it’s not uncommon to have a casino trip, restaurant visit, and bus trip to the mall all in one week. There’s a lot of energy and a lot of activity in this community, which has many attached and single-family homes available for less than $250k.

Over 100 clubs are available to Kings Point residents. Amenities include a golf course as well as an expansive 90,000-square-foot clubhouse with an indoor and outdoor pool as well as a whirlpool spa, fitness center, bingo hall, computer room, and cafe. There are also game rooms and a billiards area. Outside, homeowners can enjoy lawn bowling, horseshoes, tennis, and shuffleboard. This is a golf-cart-friendly community, with a strictly enforced 15 mph speed limit. Residents area also likely to see golf carts parked at the local grocery stores and shops.

On Top of the World Clearwater – Clearwater, FL

What do active adults love most about condo living? It’s economical and low-maintenance. Affordable condo homes in mid-rise buildings can be found at On Top of the World Clearwater. This 55+ community is popular for its location close to Clearwater Beach and the famous Pier 60, which is an outstanding spot for live music and stunning sunsets. On Top of the World is just over the Howard Frankland bridge connecting Clearwater to nearby cities like Tampa and St. Petersburg. The community has nearly 5,000 condo homes, all ranging from 850 to 1,750 square feet. They have one or two bedrooms and one or two bathrooms.

Two recreation centers offer amenities such as clubhouses, fitness centers, pools, catering kitchens, arts and crafts rooms, and libraries. There are also golf courses, tennis courts, and walking and biking trails. Plus, community transit is available for residents who prefer to leave the car at home or live without one.

Timber Pines – Spring Hill, FL

Low $200s – Low $400s

Active adults looking for a golf course community that isn’t too expensive will want to check out Timber Pines. Located in the quiet but growing Tampa suburb of Spring Hill, this 55+ community offers residents four golf courses, a comfortable clubhouse with a scenic porch, and a Resident Activities Center that houses a fitness center, billiards room, craft room, meeting room, and woodworking shop. There are pools, walking trails, bocce courts, tennis courts, and shuffleboard courts, as well.

Attached villas and single-family homes are offered in a number of models and floor plans, and several styles can be found for less than $250k. Features in some homes include gourmet kitchens, screened porches, and pleasant golf course views.

Highland Lakes on Lake Tarpon – Palm Harbor, FL

Palm Harbor is a Tampa Bay community known for its proximity to the beach, artsy vibe, and locally-owned shops, galleries, and eateries. It’s also home to Highland Lakes on Lake Tarpon, a carefully landscaped and affordable 55+ community for buyers who want access to golf, lakes, and ponds. The Highland Club includes a putting green, a 27-hole executive golf course, and amenities such as a fitness center, pool, billiards, table tennis, and shuffleboard.

There’s also an Arts and Crafts Building for activities like ceramics and painting. The Lake Tarpon Lodge is a unique amenity center with pontoon boats for rent, a banquet hall, and plenty of space for R.V. and boat parking.

Homes for sale at Highland Lakes on Lake Tarpon are attached and single-family models, with one to three bedrooms, one to two bathrooms, and an attached one or two-car garage. Some homes have recent upgrades and updates, outdoor space, and even private pools.
