Parks, nature preserves, historic homes, and of course some of the best beaches on the Gulf Coast are all found in Fort Myers and Cape Coral area of Florida. The southwestern part of the state provides endless sunshine, great shopping, and outstanding opportunities for golfing, shelling, fishing, and tasty seafood. Good news for homebuyers on a budget looking for an active adult community that’s reasonable with pricing and rich with amenities.

Pine Ridge at Fort Myers – Fort Myers

Below $100k – Mid $100s

For affordable, low-maintenance living, Pine Ridge at Fort Myers has an active homeowners’ association which covers exterior maintenance and landscaping as well as monthly cable, water, and sewer bills. This gated, 55+ community is right off Interstate 75, and close to shopping, restaurants, and local recreational sites.

There are 463 single-family homes, attached villas, and condos, all with different floor plans and upgrades. Buyers can choose two or three-bedroom properties. The most popular amenities include the outdoor pool, spa, and patio. There are also three shuffleboard courts, tennis, and a bocce court. Residents can be found enjoying a sunset over the 20-acre lake and dock or strolling and biking along the numerous trails and paths winding through the community.

Seven Lakes – Fort Myers

Below $100k – High $100s

If you love golf but not greens fees, Seven Lakes might be the perfect active adult community for you. There’s an 18-hole executive golf course that’s free for residents. If you’re not ready for a full game of golf, check out the putting and chipping green or visit the pro shop for some advice and maybe a lesson.

At Seven Lakes, residents also enjoy tennis, shuffleboard, bocce, a ceramics studio, a woodworking shop, and six outdoor pools. If you don’t want to drive into Fort Myers, there’s community transit waiting to take you grocery shopping or out to lunch. Take classes at Seven Lakes University or pop into the on-site travel agency for help planning your next getaway. Residents have everything they need here, and buyers have a great selection of resale homes. More than 30 floor plans are available for condo units, and the attached villas are offered in 10 different models.

River TowersCape Coral

High $100s – Low $200s

When high-rise condo living is more your thing, you’ll need to check out River Towers in Cape Coral. Two eight-story buildings include a total of 108 condos, so it’s easy to get to know your neighbors. You’ll find most residents relaxing in the Tiki Hut, playing shuffleboard, or spending a leisurely afternoon on the fishing pier. There’s a boat dock, a huge outdoor pool, and a library.

This 55+ community is located right on the Caloosahatchee River and close to parks and shopping. It’s a short drive to golf courses, Jaycee Park, and the local mall. Models are available in two-bedroom and two-bathroom units, and most of them are around 1,605 square feet.

Cascades at River HallAlva

High $100s – Mid $300s

Less than 30 minutes south of Fort Myers is Cascades at River Hall in Alva, Florida. It’s one of the newer 55+ communities, with Pinnacle Cascades and D.H. Horton developing single-family homes in comfortable and affordable neighborhoods. New and resale homes are available in many sizes and price ranges.

The Cascades at River Hall clubhouse offers a long list of amenities, including a fitness center, outdoor pool, clubhouse, and a multi-purpose room with a catering kitchen. For an additional fee, residents can join the Davis Love III golf club. People here are community-oriented, coming together for Sunday brunch, happy hours, and book club. Water aerobics and yoga classes in the fitness center are some of the more popular ways to stay active, while there are also numerous walking and biking trails around the property.

Cinnamon CoveFort Myers

Low $100s – Mid $300s

Three fishing lakes and 10 outdoor pools are just a few of the reasons to consider living at the reasonably-priced Cinnamon Cove. There are a lot of options, from condos to single-family homes and attached villas. The condos and villas are your best low-priced options, and they’re available in two-bedroom models, with between 931 square feet and 1,200 square feet.

Residents enjoy the fishing pier, the fitness center, and the library where they can access free Wi-Fi. Lots of clubs and activities are available at Cinnamon Cove, including water aerobics, poolside bingo, bible study, and a conversation club. Residents play pickleball, attend seminars, and explore their ancestry in the genealogy club.
