Orlando is a large city in Central Florida with a thriving economy, tons of tourism, and plenty of active adult communities for buyers in search of a Florida retirement close to lots of golf, recreation, and entertainment. However, for buyers who are also looking for a little more space and comfort for their money, the suburbs of Orlando have even better options.

Take a look at these affordable communities likely to appeal to active adults seeking homes for sale near Orlando. The Orlando-Kissimmee area has communities with golf courses, a variety of amenities, and a wide selection of new construction and resale homes with no out-of-reach price tags.

1. High Vista at Ridgewood LakesDavenport, FL

Mid $100s – Mid $300s

Davenport is just half an hour outside of Orlando. There, homebuyers can find High Vista at Ridgewood Lakes, a 55+ community with affordable homes and plenty of opportunities to stay active. There’s the Ridgewood Lakes Golf Course, which was designed by Ted McAnlis and includes 18 holes with four sets of starting points for golfers of differing skill levels. There are also practice facilities, a restaurant, and a pro shop at the golf club.

Community amenities include a clubhouse, a fitness center, meeting rooms, and a catering kitchen. Residents also enjoy an outdoor pool, two tennis courts, six shuffleboard courts, and two bocce ball courts.

The gated community has 623 single-family homes, and buyers can find resale properties in more than a dozen models. The most affordable homes are found in the Classic Ridge Series and the Traditional Ridge Series. These models offer two- and three-bedroom homes with dens, two bathrooms, and attached two-car garages. Floor plans are between 1,395 and 2,026 square feet. For recreation, Lake Davenport isn’t far from the community, offering a scenic place to fish and take a stroll.

2. SolivitaKissimmee, FL

Buyers seeking new construction real estate near Orlando might want to consider Solivita in Kissimmee. There are reasonably priced attached villas and single-family homes available in more than 20 collections and 50 models.

The choices are vast, and many of the homes are unique and customizable. Buyers can choose floor plans with between one and four bedrooms and one and three bathrooms. Homes can also feature attached garages, dens, and unique details such as kitchen upgrades, large master suites, and outdoor space. Square footage ranges from 891 to more than 3,00.

With 5,900 properties in this 55+ community, the list of amenities is sure to be expansive, and it is. The Palm Amenity Complex has a clubhouse, a fitness center, an aerobics studio, and a business center as well as several multipurpose rooms. There are also pools, tennis courts, pickleball courts, horseshoe spits, and softball fields spread throughout the community. The Stonegate Golf Club offers optional memberships for two golf courses, restaurants, and an aquatic driving range. Residents are also close to Orlando, as well as plenty of parks, nature preserves, and shopping.

3. Twin LakesSt. Cloud, FL

High $200s – Low $600s

Residents will enjoy access to a lake great for residents who enjoy kayaking and wildlife viewing.

St. Cloud is a growing suburb of Orlando and a hotspot for new construction. Currently in development, Twin Lakes is a 55+ community that will offer 2,000 single-family and attached homes with prices that won’t be prohibitive to active adults who want a good deal for Central Florida real estate.

A full-time lifestyle director will be available to plan community events and activities, and access to the lake will be great for residents who enjoy kayaking and wildlife viewing. A pier and lots of walking trails are also planned. Other amenities will include a pool, tennis courts, pickleball courts, and a basketball court.

The attached homes will offer 1,351 to 1,449 square feet, two bedrooms, and two bathrooms. The Daytona model will also have space for a den. These homes will have attached one- or two-car garages and large master suites. Single-family homes will be available in eight models ranging from 1,596 to 3,146 square feet. Most homes have two or three bedrooms, and some also have additional space for dens or offices. They will have two bathrooms, and some will have a half-bath as well. The attached garages will accommodate two or three cars.

4. The Lakes at HarmonyHarmony, FL

The Lakes at Harmony is another lakefront community with new construction homes that are affordable and comfortable. This 55+ community has plans to feature 400 single-family homes within the Harmony master-planned community. Located right off the Florida Turnpike, it’s perfect for easy access to Orlando.

Amenities at The Lakes at Harmony include pickleball courts, bocce ball courts, shuffleboard courts, a sunset gazebo, and a pool with an outdoor patio. There’s also a clubhouse with a fitness center, a community room, and a catering kitchen. Residents have access to the amenities at the larger Harmony clubhouse as well.

Single-family homes are available in several models. Floor plans include two to five bedrooms, at least two bathrooms, and attached two-car garages. For active adults who are looking to downsize, the Starling model has one bedroom but plenty of space. It includes a front porch and a large corner pantry as well as a breakfast nook in the kitchen.

5. Del Webb OrlandoDavenport, FL

Mid $200s – Mid $500s

Another 55+ community with reasonably priced homes for sale near Orlando is Del Webb Orlando in Davenport. This 55+ community has both resale and new construction properties as well as optional memberships at Ridgewood Lakes Golf Club.

There are game nights, fitness classes, and unique activities like water disco. Homeowners can also participate in movie nights or enjoy the coffee club. Amenities include a fishing dock, a gardening area, and more than 12 miles of trails for walking, biking, or jogging.

The homes come in a variety of models and floor plans. They have between one and four bedrooms and between 978 and 2,251 square feet. Attached garages and outdoor space are standard features. Furthermore, in new construction homes, buyers can choose upgrades like granite counters and tile floors.
