Amblebrook in Straban Township made headlines with a recent ribbon-cutting ceremony at their first clubhouse and their “Getty Stakes” Grand Opening Party on October 3 and 4. This buzz-worthy new active adult community broke ground in 2018 and will have 2,000 single-family homes and some very desirable amenities when work is completed. The opening party celebrated the exciting new Boulevard Welcome Center.
All About the Getty Stakes
The Getty Stakes coincided with the Preakness Stakes horse race that took place that same weekend in Baltimore, hence the name. Amblebrook’s special event featured small-group tours of homes and amenities as well as a Derby-themed picnic lunch.
The welcome center was designed by a team of respected professionals, including Sharrah Design Group, architect Sutton Yantis, and Megan Sherwood Designs. It has a gathering area, sales center, market, and cafe. Sara Carbonell, Amblebrook’s V.P. of Sales and Marketing, said that she thinks of the center “as a casual neighborhood coffee shop, with fun surprises that encourage people to come back again and again.”
The Boulevard Welcome Center draws visitors in with an indoor porch swing, which is a centerpiece for a colorful rural scene. Homeowners can enjoy spending time with neighbors when they're picking up local produce and fresh milk or grabbing a coffee or snack.
The Ribbon Cutting
On September 10th, Amblebrook started things off with a ribbon-cutting ceremony for their Boulevard Welcome Center. About 60 attendees got to experience the inside and outside of the center, including the farmers market out front. This market will be partially stocked by Hollabaugh Bros., a nearby family-owned-and-operated fruit and vegetable farm. They were there that day, greeting guests and talking about their delicious produce.
Visitors also enjoyed food and drinks at the cafe and were even able to take some food home in their coolers. Special guests that day included State Representative Dan Moul, Adams County Chamber President Carrie Stuart, and Adams County Commissioners Randy Phiel and Jim Martin. The next evening, Amblebrook homeowners met up in the center for a wine and cheese party.
Amblebrook Homes for Sale
Many retirees have already moved into Amblebrook, and there are available homes for sale in the neighborhood. The homes in this 55+ community are priced from the low $300s to the low $500s, and there are two sections that are open by Caruso Homes and Elevate Homes. Caruso has four single-family floor plans ranging from 1,440 to 1,957 square feet with two to four bedrooms, two to three-and-a-half bathrooms, and den spaces. Elevate offers eight floor plans ranging from 1,636 to 3,796 square feet with two to four bedrooms, two to four bathrooms, den spaces, and attached two-car garages.
At 1,957 feet, Caruso’s largest model, the Hayes, has an impressive family room and exclusive optional upgrades like a second den, sunroom, a second-story loft, and an optional extra door in the master suite that opens out into the backyard.
Elevate’s dynamic Inspire model has an oversized garage that can fit a golf cart (in addition to two cars), a comfortable gathering room, and a gourmet kitchen with a cafe area. As Elevate Home’s largest Amblebrook model, The Inspire provides two to four bedrooms, two-and-a-half to four bathrooms, and a garage large enough to fit two cars plus a golf cart. The open floor plan includes a spacious kitchen, a charming cafe area, and a comfortable gathering room that opens right into the outdoor living area, allowing homeowners to entertain family and friends year-round.
Features like roomy master suites, gourmet kitchens, and backyard entertaining areas make Amblebrook’s homes elegant and welcoming. Plans are underway for a beautifully-appointed clubhouse, Rock Creek Club. Slated to open in late spring 2021, it'll have game rooms, an art studio, a card room, a learning center, and a media center. Community gatherings and special events can also be held inside its lovely grand ballroom and demonstration kitchen. There will be a wine tasting room (and wine lockers), plus a lounge and bar.
Amblebrook’s Sports and Wellness Campus will have a modern fitness center with a yoga and Pilates studio, where residents can take exercise classes. Other facilities include an indoor aquatic center with a whirlpool spa, a swimming pool, and a sauna, plus an indoor walking track and indoor pickleball. If that sounds like a lot of activity, there’s also a spa that offers massages and nail services, a juice bar, and a coffee bar.
During the warmer months, the outdoor pool and patio area will serve as another relaxing gathering place for residents. There are also outdoor croquet and bocce ball courts, a dog park, ponds with their own piers, and a putting green. Amblebrook’s Al Fresco Terrace Dining Pergola is another appealing outdoor attraction, where friends and family can gather around a fire pit.
Amblebrook also has its own trail system, AmbleWay, a vineyard, an outdoor amphitheater, and butterfly gardens. That farm stand is yet another convenient, on-site amenity that homeowners can take advantage of; nothing tastes as good as fresh produce in a homecooked meal.
This new retirement community is being built near the intersection of U.S. Routes 30 and 15 in Straban Township, (it has a Gettysburg mailing address) in Central Pennsylvania. It's about 10 minutes from Gettysburg National Park and downtown Gettysburg. On the way there you will pass a Walmart, GIANT Food Store, Weis Market, CVS, Rite Aid, Starbucks, and popular restaurants like Hoss's Steak and Sea House.
The Gettysburg area is also home to familiar chain stores like Target and Dollar General. Notable landmarks and attractions include Gettysburg College, the Majestic Theater, and the Gettysburg Museum of History.
WellSpan Health is Amblebrook’s closest medical care provider, with a facility in Gettysburg. Or you can drive to UPMC Hanover, which is part of the Pinnacle network. There are also many local physicians’ offices and clinics in the area.
Gettysburg Regional Airport is 13 miles to the west of Amblebrook and offers nonstop service to cities like Dallas, Chicago, and Orlando. Harrisburg International takes less than hour to get to, or you can drive about 90 minutes to get to Baltimore/Washington International Airport.
Day Trips and More
The Gettysburg area also provides many other attractions for active adults to explore. Nearby golf courses include Quail Valley Golf, Mountain View Golf Club, and The Links at Gettysburg; all are no more than half an hour’s drive away. Another popular attraction is Liberty Mountain Resort, which offers skiing, tubing, golf, and a spa and salon.
Micheaux State Forest is also close and covers more than 85,000 acres. It’s a great place to go fishing, hunting, mountain biking, hiking, picnicking, and horseback riding. They also have golfing and camping.
Straban Township is also only 20 minutes from the Maryland state border, with historic and charming towns like Hagerstown, Maryland, or you can head east and visit cool towns like Hanover and York in Pennsylvania.
