This part of the state is more populated than others because it’s part of the Philadelphia metro area. This means residents have access to top-tier healthcare, more cultural landmarks, major sports league games, and other recreational opportunities. researched these Eastern Pennsylvania active adult communities, and here are their top five best-selling 55+ communities from January 1, 2019 to June 21, 2019:

1. Hershey’s Mill – West Chester

Low $200s – High $700s

If “cookie-cutter” homes don’t appeal to you, Hershey’s Mill can provide the lifestyle you seek. Built from 1978 to 2005, this gated 55+ community has 1,720 attached resale homes constructed by several developers. It has 25 charming villages, with nine floor plans ranging from 1,158 to 3,153 square feet, with one to three bedrooms, two to four bathrooms, and garages. Options like terraces, dens, and basements can be found in many of these beautiful homes.

Dotted with ponds, lakes, trails, a pet park, and the two main attractions (Hershey’s Mill Golf Club and the clubhouse), this community covers 800 acres. The clubhouse has an outdoor pool, bocce, pickleball, and tennis, plus its own TV studio. There’s also a community center and the Sullivan House banquet facility, plus dozens of available activities.

Home to West Chester University, this college town is one of the prettiest parts of the state, with local landmarks like Stroud Preserve and the magnificent Longwood Gardens (the latter has a wonderful holiday display every year).

2. The Arbours at Eagle Pointe – Philadelphia

High $200s – Mid $500s

Whether you like being in the thick of things or prefer more “me time,” The Arbours at Eagle Pointe offers both. There will be 398 new and resale attached and single-family homes upon completion, along with many desirable amenities.

These elegant attached homes range from 2,181 to 2,362 square feet, with two bedrooms, two baths, first-floor master suites, and one-car garages. Options include dens and porches. The single-family homes have two bedrooms, two or two-and-a-half baths, energy-efficient appliances, granite kitchen countertops, and attached one- or two-car garages.

The Arbours is in Northeast Philadelphia, about 18 miles from the city center. It’s close to Poquessing Valley Park and Rothman Orthopaedic Specialty Hospital. There’s also a large shopping center about three miles away that has a Lowe’s, a Walmart, grocery stores, and restaurants.

3. Lamplighter Village – Warrington Crossing

Although it’s the fourth largest active adult neighborhood in Warrington, this neighborhood is relatively small and very tight-knit, with 149 resale attached homes built from 2004 to 2006. Lamplighter Village offers nine floor plans, sized from 1,400 to 2,400 square feet, with two to three bedrooms and bathrooms, and attached garages. You can expect to find features like tree-lined backyards, finished basements, and decks.

Lamplighter residents enjoy the private clubhouse, which has its own business center, an exercise facility, and activity rooms. They also reap the benefits of living in Bucks County, which has 7,000 acres of parks, unique towns like New Hope, covered bridges, wineries, breweries, antique shops—you name it.

4. Traditions at Washington Crossing – Washington Crossing

Also in Bucks County, Traditions at Washington Crossing is a gated active adult neighborhood with a historic location, a country setting, and 299 resale attached and single-family residences. There are 152 carriage homes, ranging from 1,845 to 2,350 square feet, with two bedrooms, two or two-and-a-half bathrooms, large owner’s suites, and attached two-car garages.

Upgrades include breakfast nooks, lofts, and patios. The 147 single-family homes range from 1,743 to 2,647 square feet and have great curb appeal. They offer two to three bedrooms and bathrooms, two-car garages, and upgrades like decks and lofts.

Traditions’ 10,000-square-foot clubhouse has resort-style amenities, like indoor and outdoor pools, a spa with locker rooms, a fitness center, a catering kitchen and gathering room, a putting green, bocce, and tennis. There are a good number of clubs and activities, and in addition to beautiful Washington Crossing State Park, the Bucks County Racquet Club, and Baldpate Mountain are just minutes away.

Fun fact: This community is less than five minutes from where George Washington crossed the Delaware River. 

5. The Villages of Flowers Mill – Langhorne

Mid $300s – Low $500s

There are many things to love about The Villages of Flowers Mill, including its gated Bucks County location near golf courses, enjoyable activities like the “LOL Club,” and friendly neighbors who care about keeping their community beautiful.

There are 16 luxury home models, with eight attached plans that include duplexes and quads. These range from 1,488 to 2,300 square feet, with two bedrooms, two to three bathrooms, and attached garages. The single-family options range from 1,432 to 2,117 square feet, with two bedrooms, two to two-and-a-half baths, and attached garages. Many of these homes have sunrooms, dens, basements, fireplaces, and lofts.

The private clubhouse has several activity rooms, a ballroom, and a fitness center, plus indoor and outdoor pools. The grounds also include ponds, trails, bocce, a putting green, and tennis. The Villages is also just across the way from the Core Creek County Park & Lake recreational complex and St. Mary Medical Center.
