Small sailboats on the shores of Lewes, Delaware

Lewes is home to popular beaches and popular active adult communities.

Lewes, Delaware is located right next to Cape Henlopen, the little peninsula that separates the Delaware Bay from the Atlantic Ocean. This means that, in addition to being minutes from the Atlantic beach towns of Rehoboth and Dewey, Lewes also offers many outdoor recreation opportunities along the bay. The active adult communities in this area provide resort-style living and low-maintenance homes, so residents can enjoy all the area has to offer.

From Memorial Day to Labor Day, the public Lewes beaches provide guarded swimming right outside the historic downtown. The bay is much calmer than the ocean, so locals enjoy swimming and wading in the peaceful waters. The community-centered beach also has a snack stand run by the Lion’s Club as well as shower and bathroom facilities. Farther up the bay, active adults can enjoy birdwatching, kayaking, and hiking in the marshes of the Prime Hook National Wildlife Refuge.

During the summer, the beaches at Rehoboth and Dewey are usually more crowded, especially with visitors from the D.C., Baltimore, and Wilmington areas. The Rehoboth beach offers a boardwalk for running and walking, while the beach at Dewey is used mostly by people vacationing in nearby homes. Both Rehoboth and Lewes include main streets with shops, restaurants, and cafes.

Here are the four active adult communities in Lewes, Delaware.

The Villages at Red Mill Pond

Mid $200s - Low $400s

The Villages at Red Mill Pond is a resort-style community centered around Red Mill pond just off Route 9. Although not restricted to residents over 55, the community features many amenities that appeal to active adults.

When complete, K. Hovnanian and NV Homes will have constructed 520 single-family homes. With homes ranging from 1,200 to 3,211 square feet, prospective homebuyers can choose to custom-build a home from over ten models or buy a house offered for resale.

The clubhouse offers residents a space to socialize or exercise. If residents don’t want to drive the 15 minutes to Lewes beach in the summer, they can enjoy the outdoor pool. The pond, boardwalk, and gazebo also create beautiful spaces to enjoy nature right inside the community.

Four Seasons at Belle Terre

High $300s - Mid $400s

Homebuyers looking for a new home in a new age-restricted community should look at K. Hovnanian’s Four Seasons at Belle Terre. The builder announced the initial construction phase in 2019, offering single-family homes with three bedrooms, first-floor owner’s suites, and open floor plans.

These new homes range from the high $300s to mid $400s. In the summer of 2020, residents will be able to enjoy the 6,000-square-foot clubhouse with a billiards room, lounge, game room, and aerobic room. Outside the clubhouse, the outdoor pool and patio provide a place to enjoy beautiful summer days. Residents will also be able to socialize around a fire pit and tiki bar.

Bay Crossing

Mid $300s - High $500s

Bay Crossing is an established 55+ community of 256 homes built by Pulte Homes and Blenheim Homes between 2005 and 2016. Prospective residents can choose from single-family and attached homes now offered for resale. Home styles vary from 1,300 to 2,400 square feet, but all include first-floor master suites and two-car garages.

Although a mid-sized community, Bay Crossing offers residents many amenities. At the clubhouse, residents enjoy a game room, billiard room, craft room, exercise room, dance studio, and library. Outside, residents take a swim in the pool, strike up a match on the tennis court, or play a friendly game of bocce ball. The community also borders the public Par 3 Golf Club, where all-day play is just $16.

Nassau Grove

Low $400s - Mid $500s

Nassau Grove is another mid-sized community with 244 homes. Built between 2006 and 2013 by K. Hovnanian, the gated community offers homebuyers eight models of single-family homes. Now offered exclusively for resale, homes include two to three bedrooms and two to three baths.

The clubhouse and outdoor area offer plenty of places to socialize and stay active. Residents enjoy an outdoor pool, tennis courts, volleyball court, movie room, cyber cafe, tiki bar, and picnic area. The Homeowners’ Association regularly schedules social events, in addition to taking care of lawn care and landscaping.
