Set in Chicago’s northwest suburbs, Edgewater is a recently completed Del Webb community that welcomes active adults aged 55 and older. This gated development features beautifully landscaped grounds, resort-style amenities, and appealing single-family homes. Its prime location in Elgin, Illinois, also puts residents within easy access of shops, restaurants, and other local attractions.

Edgewater’s Amenities

Edgewater was developed by Del Webb between 2005 and 2015. The community offers 1,040 single-family homes and a spacious clubhouse, all spread across 440 acres of lush grounds and scenic lakes. As it has developed, Edgewater has become a popular choice for active adults who want resort-style living in a smaller, more intimate setting than the nearby Sun City Huntley community.

Social and recreational amenities in Edgewater are centered around the impressive Creekside Lodge. This 23,000-square-foot clubhouse supports active living and makes it easy for residents to get to know their neighbors.

The spacious clubhouse lobby features a comfortable conversation area and a sunny card room, divided by an elegant two-sided fireplace, as well as an inviting library. Residents can gather for a game of billiards, make use of clubhouse computer stations, express their creativity in the arts and crafts studio, or attend an event in the multi-purpose ballroom.

Exercising at Edgewater

The Creekside Lodge provides ample amenities for staying in shape as well. The state-of-the-art fitness center includes cardiovascular and strength-training equipment, an aerobics and dance studio, and an indoor swimming pool and spa. During the warm summer months, residents can also enjoy the outdoor resort-style swimming pool or play a game of tennis or bocce. Additionally, the grounds feature walking and biking trails and a playground for visiting grandchildren.


Single-family homes in Edgewater were built by Del Webb in 22 different models, spread across four distinct home collections. Homes in the Manor Series are set on 40-foot wide homesites and include floor plans ranging from 1,190 to 1,551 square feet. Depending on the layout, homes may offer one to four bedrooms, one-and-a-half to three bathrooms, and a two-car garage.

Homes in the Classics Series are a bit larger with 50-foot wide homesites and floor plans which range from 1,547 to 1,953 square feet. These homes may feature two to four bedrooms, dens, two to three bathrooms, and a two- or three-car garage. In the Reflections Series, homes sit on 70-foot-wide homesites and are sized from 2,015 to 2,450 square feet. Their open layouts typically include two to four bedrooms, dens, at least two full bathrooms, and a two or three-car garage.

The Venetian Series offers the most expansive homes in Edgewater. In addition to having floor plans which range from 2,450 to 2,833 square feet, these homes offer elegant upgrades such as gourmet kitchens and spacious great rooms. Models may include two to four bedrooms, dens, two to three bathrooms, and a three-car garage.

Along with its appealing homes and impressive amenities, Edgewater provides maintenance-free living as the association includes lawn care, landscaping and snow removal. Clearly, Edgewater offers an ideal retreat for active adult homebuyers.
