Considered a suburb of New York City, Tinton Falls is two miles wide, 13 miles long, and part of New Jersey’s Monmouth County. It was originally settled in 1665, and it was named after Colonel Lewis Morris’ family estate, Tintern Manor. Since then, it has evolved into a flourishing borough with a strong sense of community involvement and around 18,000 residents. There’s an active women’s club, a neighborhood watch, and year-round community events.

If you’re considering homes for sale in Tinton Falls, there are four active adult communities that are worth your consideration. They are mostly on the newer side, and the majority have single-family homes. This area is close to Jersey beach towns like Asbury Park and Monmouth Beach as well as challenging golf courses like Suneagles Golf Club. For more outdoor fun, the Monmouth County Park System sponsors festivals, group hikes, bike rides, and other activities.

The Garden State Parkway runs through Tinton Falls, making travel to major cities easy and convenient. It’s about 50 miles south of Manhattan, and there’s a NJ Transit train station two miles away in the town of Red Bank. Tinton Falls is also close to the Monmouth Mall and a myriad of other shopping outlets. Residents benefit from being close to Hackensack Meridian Health Hospital, which frequently shows up on lists of top hospitals.

If you prefer smaller neighborhoods, Enclave at Ocean is an active adult community with just 75 new single-family homes built by Toll-Brothers. It’s a short drive from Red Bank, a popular destination with excellent restaurants, parks, historic sites, and art galleries. Closer to home, there are several houses of worship, a Wegmans, pharmacies, and shopping centers.

The nine thoughtfully-designed floor plans range from 1,688 to 2,679 square feet with two to five bedrooms, two to four baths, and attached two-car garages. Standard features include hardwood floors, gourmet kitchens, and 10-foot ceilings. These homes can also be customized with sunrooms, finished basements, and greenhouses. The exclusive clubhouse has a heated outdoor pool, a fitness center, and bocce and shuffleboard courts. The community homeowners’ association (HOA) fees cover snow removal and lawn care.

Enclave at Shark River

Low $400s – High $400s

Head four miles south of Enclave at Ocean and you’ll arrive at beautiful Enclave at Shark River. This gated active adult neighborhood is being developed by Pelican Court, LLC, and it will have just 44 new attached homes when work is complete. Nearby attractions include the Jersey Shore Premium Outlets and Colonial Terrace Golf Club. Also in the vicinity, Shark River Park offers hiking, fishing, and winter sports like ice skating and cross-country skiing.

There are four floor plans sized from 2,701 to 2,907 square feet with two bedrooms, two bathrooms, and attached two-car garages. Features like patios, dens, and lofts make these homes comfortable and elegant. For a small community, Enclave at Ocean has some pretty impressive amenities like a modern clubhouse with an outdoor pool and exercise room, plus walking trails, bocce courts, ponds, and a putting green.

Regency at Trotters Pointe

Mid $600s – Low $700s

If you enjoy golfing, you’ll appreciate Regency at Trotters Pointe’s location, as it’s near three excellent golf courses: Due Process Stables, Trump National, and Hominy Hill. But if golf isn’t your thing, there are plenty of other rewarding activities in this area. It’s also about eight miles from Seven President’s Oceanfront Park and nine miles from Delicious Orchards, an indoor farmers market, grocery, and bakery.

This Toll-Brothers 55+ community broke ground in 2015, and it will have 181 new single-family homes upon completion. There are eight models sized from 1,844 to 2,679 square feet with two to four bedrooms, two to three baths, first-floor master suites, covered patios, and attached two-car garages. Regency’s beautiful clubhouse has a fitness center, an outdoor pool and patio, a multi-purpose room, and sports courts.

Greenbriar Falls

Mid $600s – High $700s

As the only entry in this list to include both new and resale construction, Greenbriar Falls will have 168 attached homes when work is completed by builder Lennar Homes. This prestigious gated retirement community offers two generously sized floor plans at either 3,271 or 3,397 square feet with three bedrooms, two-and-a-half baths, and a two-car garage. Features include hardwood floors, granite countertops, custom window treatments, nine-foot ceilings, and basements. The HOA fee includes trash and snow removal, lawn care, and exterior maintenance.

Homeowners are drawn to the well-appointed clubhouse, which has a fitness center with an aerobics studio, an outdoor pool area, and activity rooms. There are also walking and biking trails as well as bocce courts on the grounds, and the surrounding area has several houses of worship, banks, home supply stores, restaurants, groceries, and the New Shrewsbury Racquet Club. For a night out, homeowners can head to the Count Basie Center for the Arts for a show or to Raven and the Peach restaurant for a delicious dinner.
