How Is Latitude Margaritaville Hilton Head Coming Along?

While residents wait for a town center opening this year, Lake Latitude Club is ready for relaxation.

Latitude Margaritaville Hilton Head—one of the newest active adult communities with homes for sale in South Carolina—offers residents a low-maintenance lifestyle with plenty of Lowcountry charm and the tropical beach vibes Jimmy Buffett sings about so often.

The concept for the community, which is located in Hardeeville and just under 30 minutes from Hilton Head’s famous beaches, is a collaboration between the developer Minto Communities and Margaritaville Holdings. It is the second collaboration between the two companies with another Latitude Margaritaville community located in Daytona Beach, FL.

Once it’s finished the development will basically be its own small town with a number of on-site dining options, retail shopping, a theater and social hall, an expansive dog park, plus, resort-style amenities like outdoor pools with cabanas, tiki huts, and lawn games.

What’s There Now

The community’s first phase includes construction of 203 homesites and its first residents moved in during December 2018. Since its opening, the gated, age-restricted community has quickly continued to grow and progress with new additions like the Lake Latitude Club, which gives residents a place to relax and unwind with a pool, fire pit, and access to the community’s waterfront area to kayak or canoe.

Community members can also look forward to several other new additions like the opening of the Latitude Town Center, which is slated to open this fall and will include a 290,000 square-foot retail center where homeowners can shop for everything from daily conveniences to the latest clothing trends.

The planned Fins Up! fitness center will boast everything from top-of-the-line cardio and weight equipment to a spin room and an aerobics room. A few added bonuses include a virtual personal trainer that will help keep residents on the healthy track, group fitness classes, plus, an indoor whirlpool and lap pool.

Future plans also include Latitude Town Square where residents can listen to live bands and dance the night away without going too far from home. The Last Mango Theater is another venue that will be packed with entertainment options with a banquet hall and performance stage. The Workin’ N Play Center will feature a pet spa, multi-purpose and meeting rooms as well as an entire business center.

Soon enough residents will also be able to indulge in the dishes that help make Buffett’s Margaritaville famous, at the Latitude Bar and Chill Restaurant. The on-site restaurant will feature both indoor and outdoor seating, plus, poolside alfresco dining and drinking for those warm summer days spent in the water.

Home Selection

Final plans for the Hilton Head development include 3,000 single-family homes with prices ranging from the mid $200s to the mid $300s. There are three different home collections available, aptly named the Caribbean, Beach, and Island.

Each of the collections was designed to give homeowners an open layout with plenty of natural lighting, large master suites that have oversized walk-in closets, and extra space for hosting overnight guests.

Special attention was also given to outside spaces so residents can truly enjoy spending time outdoors and entertaining in the Lowcountry. Other noteworthy features inside the home are an emergency button and exterior strobe in the master bedroom that will give homeowners extra security and peace of mind.

The neighborhood has six villa home models for potential residents to choose between with floor plans ranging from 1,503 to 1,862 square feet of living space. Each of the villa plans include two bedrooms, two baths, and a two-car garage. Additional features include a room that can be used as a den and a covered lanai.

There are even more options with to consider with nine different floor plans for single-family homes that can have up to  2,564 square feet of space. These homes can have up to three bedrooms, three-and-a-half bathrooms, a den, and private three-car garage.

The community is an incredible option for active adults looking to find homes for sale in South Carolina that provide not only the freedom that comes along with low-maintenance living, but also a resort-like lifestyle that makes you feel as though you’re permanently on a relaxing, tropical vacation.

For interested parties, there are currently nine different fully-furnished home models to tour that will give potential homeowners a clear picture of exactly what they can expect from the builder and get a look inside the community.

With the popularity of both Latitude Margaritaville Hilton Head and Latitude Margaritaville Daytona Beach, there are possible plans for similar communities to be built in the near future, including the already announced Latitude Margaritaville Watersound on Florida’s panhandle.
