Latitude Margaritaville Watersound, a new 55+ community planned by Minto USA Communities, is one step closer to construction thanks to a recent meeting of the Bay County Commission.
On February 20, 2019, commissioners voted to change the zoning laws affecting the 2,500 acres of land targeted to be developed. The land in Latitude Margaritaville Watersound touches both Bay County and Walton County and is found where Highway 388 and Highway 79 meet.
The area is hoping to attract active adults who are looking for homes in Florida and might consider the Watersound area, which is close to Panama City Beach. The new community will target retirees and people looking to make a second or a permanent home in Florida.
Latitude Margaritaville Watersound: Location
The best retirement communities in Florida depend on location, and the Florida panhandle provides everything that active adults are looking for in a new home. White-sand beaches are plentiful, and an ideal place to relax or take a swim. Local towns offer shopping and dining establishments, and there’s also golf, nature, boating, and fishing to enjoy.
Northwest Florida and the northern Gulf Coast is an area that hasn’t seen a lot of new construction for 55+ buyers. That’s about to change, and Minto expects to open Latitude Margaritaville Watersound in mid-2020. They had initially hoped to celebrate an opening early next year, but there are still some permitting and administrative hurdles to clear before construction begins. What to Expect from the Latitude Margaritaville Brand
Minto plans a 55+ community that reflects the laidback lifestyle celebrated in Jimmy Buffett’s famous Margaritaville song, and it’s already working well in another part of Florida. Latitude Margaritaville Daytona Beach already has residents moved in, and they’re enjoying a strong sense of community while they anticipate unique amenities like a private beach club, an on-site restaurant, and a Barkaritaville pet spa.
The early residents are already helping create a fun and exciting lifestyle in the community. There’s even been a Jimmy Buffett sighting, who is a homeowner in the community. The entertainer walked through the neighborhood and met residents back in 2018.
The community in Watersound can expect similar amenities and models that mirror what’s already being built in Daytona Beach. Three collections of homes are available: Caribbean, Beach, and Island. These are single-family and attached homes that have between two and three bedrooms. Some floor plans feature dens, walk-in closets, kitchen upgrades, and patios. Two or three-car garages are included, while square footage starts at 1,503 and goes all the way to 2,564.
The amenities at Latitude Margaritaville Watersound will likely impress potential buyers. Expect a clubhouse that feels more like a town center, and a state-of-the-art fitness center that includes all the modern workout equipment as well as space for aerobics, dance, yoga, and other group exercise classes. Tennis, pickleball, and bocce are all likely to be played in the community, and the winding nature trails and bike paths will provide scenic evening strolls and motivational morning jogs.

Minto is joined by Margaritaville Holdings, a lifestyle brand that offers Buffet-infused vacation and retail services and The St. Joe Company, a local Florida real estate developer and asset manager to bring Latitude Margaritaville Watersound to life. The St. Joe Company owns approximately 15 miles of Intracoastal Waterway land, connecting West Bay with Choctawhatchee Bay.
Buyers in this new community will enjoy the water views that come with many of the homes The community will join Watersound Origins, an active lifestyle community without age restrictions that are already underway in the area.
