And the winner is...Holiday City at Berkeley, which also includes Holiday City South, Holiday City Carefree, Holiday City West, and Holiday City Heights. It has 10,636 resale single-family homes, so you may have some friends living there already.

This sprawling, well-established development was built from 1969 to 1996 and includes over twenty floor plans ranging from 750 to over 1,850 square feet. They feature one to three bedrooms, one or two bathrooms, and one or two-car garages. A monthly homeowners’ association fee provides for landscaping and a community bus.

There are two clubhouses on the property which feature amenities like outdoor pools, game rooms, and 14 bocce ball courts. Holiday City’s prime Toms River location means that homebuyers have convenient Jersey Shore access, outstanding golf courses and parks, top-notch health care, and a multitude of shopping and dining options, including the Ocean County Mall.

2. Leisure Village West - Manchester

Another popular Ocean County 55+ community is Leisure Village West, with 2,692 resale attached homes built from 1972 to 1993 by Leisure Technology. It was designed with more than 20 floor plans, ranging from 737 to 2,013 square feet. These homes have one or two bedrooms, one to two-and-a-half bathrooms, and many have one or two-car garages. A homeowners’ association fee covers landscaping and snow removal.

Homebuyers are attracted to Leisure Village West because of its outstanding array of amenities. It has two nine-hole golf courses, three lovely lakes, trails, RV parking, and three clubhouses, outdoor pools, a performance hall, art studios, shuffleboard, bocce ball, tennis, exercise rooms, and more.

There are also classes, clubs, and activities for almost every interest. Like Holiday City, it is also close to the New Jersey beaches, the Pinelands and all of life’s modern conveniences.

3. Concordia - Monroe

Concordia homeowners have much to say about their beloved golf course community. This large, active adult gated community of 1,757 condominiums, attached homes, and single-family homes is known for its cozy residences, large lots, pretty streets, and very friendly neighbors. The smallest floor plan condo is 951 square feet, and sizes go up to 1,700 in the largest single family.

Club Concordia, the community clubhouse, has a modern fitness center, indoor pool and spa, a sauna, and an aerobics studio. Outside, there is a pool, patio, tennis courts, bocce ball, shuffleboard, and trails. Homeowners can also purchase a membership at Concordia Golf Club. Monroe is in close proximity to Central New Jersey beaches, state parks, New Brunswick, and the NJ Turnpike.

4. Greenbriar Woodlands - Toms River

Like its predecessors in this list, Greenbrier Woodlands is an easy commute to the Jersey Shore. This active adult community of 1,250 single-family resale homes is set on a rural property that boasts its own golf course. There are 15 models and most have two bedrooms, two bathrooms, and a garage, while some also have basements.

A private, 20,000 square-foot clubhouse keeps residents busy, with its bustling fitness center, activity rooms, outdoor pool and patio, putting green, tennis, bocce ball, shuffleboard, horseshoe pits, volleyball, basketball, and winding nature trails. There are clubs for billiards, arts and crafts, Atlantic City trips, book discussions, bowling, golf, poker, singles, and just about anything else you can think of. A community bus helps residents get around, and shopping centers, Cattus Island County Park, and the Garden State Philharmonic are all nearby.

5. Clearbrook - Monroe

Clearbrook is worth a look if you want to choose from a lot of different floor models. With 2,026 condos, attached, and single-family homes on the property, this gated, 55+ community has four charming condo models from 520 to 850 square feet, three townhome models sized from 1,420 to 1,720 feet and 21 ranch home floor plans from 700 to 1,530 square feet.
