In a popular retirement destination, builders had to go above and beyond to stand out from the crowd by incorporating the needs and wants of retirees, while putting their unique stamp on their active adult communities. Wellington at Seven Hills provides everything and more that retirees want in a Florida Gulf Coast 55+ community.

Constructed between 1999 and 2008, Wellington at Seven Hills is a relatively recent development that contains a sprawling 1,108 homes with sterling amenities intended to keep residents physically fit and socially active.

Life in this community begins in the 15,000 square-foot clubhouse. A fitness center has cardiovascular and weight-training equipment to accommodate any exercise regimen. If you prefer a group workout, Wellington at Seven Hills also has line dancing classes, water aerobics, and an indoor walking group available for residents.

Community events and get-togethers are held in the ballroom, multi-purpose room, and meeting room. Homeowners are constantly planning social events like bingo and poker nights. The clubhouse also hosts groups for special interests like politics, books, and even has a piano night. Homeowners can also enjoy a casual afternoon around the billiards tables or by discovering a new book in the library. The community also provides a computer station for some casual web surfing.

The Sioux City Grill is the community’s on-site restaurant and is a renowned local steakhouse. Open seven days a week, the restaurant is a perfect place to grab a quick snack with friends or for a drink after a long day of activities.

Wellington at Seven Hills is also a very scenic community, with lush, vibrant landscaping that residents can make the most of via the community’s system of walking and biking trails.

Ryland Homes developed this neighborhood with consistency in mind, yet with enough flexibility to meet the needs of a wide range of active adult buyers. There is a select number of attached villa homes – about 30 in the entire community – that come in four different models. These options range in size from 1,543 to 1,828 square feet and have two bedrooms, two bathrooms, and attached two-car garages. A few homes have an extra den that can be converted into a third bedroom.

A majority of homes within Wellington at Seven Hills are single-family style. The patio homes within the community range in size from 1,152 to 1,721 square feet and offer two or three bedrooms, two bathrooms, and an attached two-car garage. The homeowners’ association (HOA) fee for the attached and patio homes cover landscaping, irrigation maintenance, painting, roof repair, and access to all amenities, making these options perfect for residents looking for a true low-maintenance lifestyle.

The remainder of the single-family homes come in 12 unique models that offer between 1,620 to 3,078 square feet with two to four bedrooms, two or three bathrooms, and attached two or three-car garages. Homeowners who choose these options are responsible for all exterior maintenance, including landscaping and lawn care, with the HOA fee only covering access to the amenities. All homes in this community have remarkable curb appeal, while some have vaulted ceilings, walk-in closets, eat-in kitchens, and Corian countertops.

The Central Gulf Coast area is an immensely popular location for retirees throughout the country thanks to its pleasant climate, crystal clear beaches, and easy access to suburban amenities while always within proximity to urban excitement, and Wellington at Seven Hill is no exception. Just outside the community’s gates are several shopping centers with a Publix Super Market, restaurants, gas stations, and a Walgreens. Route 589 makes getting around the region a breeze and, being near Tampa and St. Petersburg means that farther travel is just a short drive away.

Tee up across the street at Seven Hills Golf Club, an 18-hole course that weaves throughout the community. This par 72 course was designed by Denis Griffiths and is an accessible yet challenging course. If a night on the town is what you’re looking for, Tampa, which is less than an hour away, has a dynamic restaurant scene, live entertainment, and the historic Hyde Park Village shopping district. Clearwater is about 50 miles away and boasts Spanish architecture, the historic Cleveland Street District, and some of the country’s most sought-after beaches.

While having so much outside their community is a terrific perk of living in Wellington at Seven Hills, the community provides everything that residents need without ever having to leave.
