Living in Philadelphia is not always possible for active adults, but several communities in South Jersey have easy access to the city.

Founded in 1682 by William Penn, Philadelphia has played an important part in American history. It served as a refuge for those seeking religious acceptance (hence its nickname the “City of Brotherly Love”), the Constitution and the Declaration of Independence were both drafted and signed there, and it’s well-known for its cultural and historic landmarks. Philly is also heralded for its sports teams, outstanding medical care, foodie scene, cool shops and galleries, and picturesque suburbs.

Living in Philly is not always an option though, especially for active adults seeking a low-maintenance lifestyle and budget-friendly homes. However, there are some outstanding active adult communities in New Jersey with homes for sale near Philadelphia. These communities are removed from the city’s fast pace, so they’re quieter and more affordable. Also, getting into the city isn’t difficult, especially if you use public transportation like the PATCO high-speed line.

These 55+ neighborhoods are in South Jersey, in Burlington, Camden, and Gloucester counties. Depending on how often you need to get into Philadelphia, you might want to look at the ones that are closer to the city or near a speed line station.

1. Four Seasons at Forest Meadows – Sicklerville, NJ

Low $200s - High $200s

Sicklerville is in Camden County, less than 20 miles from Philly and close to the PATCO station in Lindenwold, and Four Seasons at Forest Meadows is an established, mid-sized retirement community built here by K. Hovnanian from 2003 to 2007. The 197 resale homes are offered in five ranch-style floor plans, ranging from 1,872 to 2,021 square feet. They offer two to three bedrooms, two bathrooms, eat-in kitchens, nine-foot ceilings, and attached two-car garages. Some models also include full basements and dens.

The amenities are geared towards active lifestyles, with tennis and bocce courts, walking trails, and an outdoor pool and patio. The private clubhouse has a social room, activity rooms, and a fitness center. This community is only two miles from the Atlantic City Expressway, so getting to AC is a piece of cake. Four Seasons is also near Wedgwood Country Club and Gloucester County Community Park, and it’s close to a Walmart Supercenter, Acme, and Shoprite.

2. Holiday Village East - Mount Laurel, NJ

Burlington County’s Holiday Village East is a large and established 55+ neighborhood with 963 resale condo, attached, and single-family homes. Builder J.S. Hovnanian & Sons provides 14 models, ranging from a cozy 950 square foot condo up to the largest 1,828 single-family.

The condos have one to two bedrooms and bathrooms, sunrooms, and fireplaces, while the attached patio homes have two bedrooms and bathrooms, fireplaces, expansive master suites with walk-in closets, and garages. The single-family carriage homes have two bedrooms, two to three bathrooms, spacious master suites, optional dens, and one-or two-car garages.

There’s plenty to do at Holiday Village with many activities taking place at the community clubhouse. It has an outdoor pool, an exercise room, a ballroom, and activity rooms. The property also has 12 lovely ponds, natural space, and bocce, shuffleboard, and tennis courts.

Mount Laurel is about 20 miles from Philadelphia and not far from the Woodcrest PATCO stop. This Pulte-built active adult neighborhood was completed in 2006 in Burlington County, about 18 miles from Philly via the Ben Franklin Bridge. Traditions at Newton's Landing has 250 resale single-family homes, ranging from 1,700 to 3,000 square feet with two or three bedrooms, two bathrooms, and attached garages. Upgrades may include bay windows, wood floors, granite counters, stainless steel appliances, and fireplaces.

You can find homeowners enjoying the offerings at the community clubhouse, such as the outdoor pool and spa, the exercise room, the tennis and bocce courts, and the activity rooms. It also serves as a meeting place for club activities like holiday parties, wine club, water aerobics, and game group.

Traditions at Newton’s Landing has an enviable location just minutes from the Delaware River. It’s also next to Rancocas Creek, where you can go canoeing or kayaking; Pennington Park (it has a community garden) is also within walking distance. There are many grocery stores, restaurants, and shops in the area, and the closest hospital on the Jersey side is Virtua Hospital Mount Holly.

4. Lakebridge – Deptford, NJ

Well-established and less than 15 miles (take the Ben Franklin bridge) from Philadelphia, this J.S. Hovnanian-built active adult community has 375 resale single-family homes with four models. These range from 1,175 to 1,510 square feet with two or three bedrooms, one to two-and-a-half bathrooms, private patios, eat-in kitchens, and attached one-car garages. Upgrades may include stainless steel appliances, hardwood floors, and skylights.

The community clubhouse provides homeowners with an expansive ballroom, a community room, a library, and an outdoor pool and patio area. There are also bocce and tennis courts plus horseshoe pits on the property. Popular group activities include casino trips, line dancing, game nights, and Saturday movie matinees.

One of the greatest benefits of living in Lakebridge is its location. It’s minutes from the NJ Turnpike, making travel easy. It’s also near a Walmart Superstore, pharmacies, clothing stores, and anything else you might need. Day-trip worthy attractions include the Woodbury Outlets, Stewart Park, and Westwood Golf Club.
