Founded in 1682 by William Penn, Philadelphia has played an important part in American history. Philly is also heralded for its sports teams, outstanding medical care, foodie scene, cool shops and galleries, and picturesque suburbs.
Living in Philly is not always an option though, especially for active adults seeking a low-maintenance lifestyle and budget-friendly homes. However, there are some outstanding active adult communities in New Jersey with homes for sale near Philadelphia. These communities are removed from the city’s fast pace, so they’re quieter and more affordable. Also, getting into the city isn’t difficult, especially if you use public transportation like the PATCO high-speed line.
These 55+ neighborhoods are in South Jersey, in Burlington, Camden, and Gloucester counties. Depending on how often you need to get into Philadelphia, you might want to look at the ones that are closer to the city or near a speed line station.
1. Four Seasons at Forest Meadows – Sicklerville, NJ
Sicklerville is in Camden County, less than 20 miles from Philly and close to the PATCO station in Lindenwold, and Four Seasons at Forest Meadows is an established, mid-sized retirement community built here by K. Hovnanian from 2003 to 2007. The 197 resale homes are offered in five ranch-style floor plans, ranging from 1,872 to 2,021 square feet. They offer two to three bedrooms, two bathrooms, eat-in kitchens, nine-foot ceilings, and attached two-car garages. Some models also include full basements and dens.

2. Holiday Village East - Mount Laurel, NJ
Burlington County’s Holiday Village East is a large and established 55+ neighborhood with 963 resale condo, attached, and single-family homes. Builder J.S. Hovnanian & Sons provides 14 models, ranging from a cozy 950 square foot condo up to the largest 1,828 single-family.
The condos have one to two bedrooms and bathrooms, sunrooms, and fireplaces, while the attached patio homes have two bedrooms and bathrooms, fireplaces, expansive master suites with walk-in closets, and garages. The single-family carriage homes have two bedrooms, two to three bathrooms, spacious master suites, optional dens, and one-or two-car garages.

Upgrades may include bay windows, wood floors, granite counters, stainless steel appliances, and fireplaces.

These range from 1,175 to 1,510 square feet with two or three bedrooms, one to two-and-a-half bathrooms, private patios, eat-in kitchens, and attached one-car garages.
