Now that we’re well into the new year, it’s time to let our loyal readers know which active adult neighborhoods made the top ten list for the best-selling retirement communities in New Jersey. This yearly compilation is based on the number of sales from Jan. 1, 2019 to Dec. 31, 2019.
New Jersey has 275 age-restricted neighborhoods, placing it second behind Florida, which has well over 400. Why is New Jersey so popular? To start, it has a great location near major metro areas like New York City and Philadelphia, miles of sandy beaches, and endless acres of open space at places like Brendan T. Byrne State Forest. When you add in bonus points for its top-tier hospitals like Hackensack Meridian Health, outstanding shopping, and cultural attractions, it makes sense that New Jersey attracts so many active adult homebuyers.
Without further ado, here are our top 10 best-selling New Jersey communities for 2019.
Below $100k – Low $300s
It’s big, alright: With thousands of homes and five separate subdivisions, Holiday City at Berkeley always scores high on our lists. Located in desirable Ocean County, this established community has 10,636 resale single-family homes with 20 models ranging from 757 to 1,852 square feet. They offer one to three bedrooms, one or two baths, and one- or two-car garages. The monthly homeowners’ association (HOA) fee provides for lawn service, common area maintenance, and a community bus.
Each of the separate neighborhoods has its own clubhouse, so homeowners can take advantage of several outdoor pools, tennis and bocce ball courts, auditoriums, and meeting and activity rooms. Popular clubs and events include Zumba, ceramics, art workshops, bowling club, and planned trips.
2. Clearbrook – Monroe, NJ
Low $100s – High $300s
The four cozy condo models range from 520 to 840 square feet and have one to two bedrooms and two bathrooms. The three attached homes range from 1,420 to 1,720 square feet with one to two bedrooms, one-and-a-half to two-and-a-half bathrooms, and a one-car garage. Clearbrook also has 21 ranch-style single-family models ranging from 700 to 1,530 square feet with one to two bedrooms, one to two bathrooms, and either a carport or garage.
The one-time association fee provides for exterior maintenance, and the impressive list of amenities includes a 9-hole golf course, a cultural center, over 50 clubs and activities, and a clubhouse with a fitness center, health center, and outdoor pool.

Leisure Village East is another affordable Ocean County community with 1,412 resale attached homes on a gated property in Lakewood. The five models range from 630 to 1,690 square feet and offer one to two bedrooms and bathrooms, screened porches, and either a garage or assigned parking spot.
This friendly community also has its own 9-hole golf course and a vibrant clubhouse with a fitness center, an outdoor pool, an auditorium, hobby rooms, and sports courts. There’s also a boat-accessible lake on the grounds, walking trails, and clubs for all kinds of interests.
Below $100k – High $100s
Located three miles from Leisure Village East, Leisure Village is twice as big with 2,433 resale attached homes. This well-established, gated retirement community has five floor plans that offer two bedrooms, two bathrooms, and a one-car garage. The reasonable HOA fee covers snow removal, landscaping, and common area maintenance.
This welcoming neighborhood has appealing indoor and outdoor amenities, like two clubhouses, a 9-hole pitch and putt golf course, swimming pools, a health care center, and seven lakes on the grounds. Some of the more popular clubs and events include the Village Players Theater Group, dance clubs, the pet club, and the singles group.
5. Canal Walk – Somerset, NJ
Mid $300s – Low $600s
Our top-selling community in Somerset County is Canal Walk, a gated 55+ neighborhood that will have 1,200 new and resale condo, attached, and single-family homes when completed. Its wide variety of floor plans range from 1,503 to 2,975 square feet. Canal Walk also has a recurring HOA fee that covers lawn care, snow removal, and building maintenance.
Most of Canal Walk’s resort-style amenities are at its Premier Club, where you’ll find a ballroom, business center, beauty salon, and modern fitness center. There’s also an outdoor pool, sports courts, and a putting green as well as a second, smaller clubhouse with an additional outdoor pool.
High $200s – High $400s
Active adult homebuyers appreciate the upscale homes and amenities at Westlake Golf and Country Club, located in the northern part of Ocean County. Westlake has 1,421 resale single-family homes with 13 single-level and lofted floor plans ranging from 1,800 to 3,500 square feet. They come with two to three bedrooms, two to three bathrooms, and a two-car garage. Some models have high-end upgrades like gourmet kitchens, sunrooms, and granite countertops.
Westlake’s clubhouse has an updated fitness center, restaurant, indoor pool, ballroom, hobby rooms, and sports courts. It also has its own 18-hole championship golf course and an extensive list of community clubs and events.
Mid $100s – Mid $300s
This community has 1,215 resale attached and single-family homes with a variety of floor plans. Most plans are single-family models ranging from around 1,493 to 2,400 square feet with two to three bedrooms, two bathrooms, and an attached garage. The select number of townhomes range from 1,281 to 1,412 square feet with two bedrooms, two bathrooms, and an attached one-car garage. The monthly HOA fee provides for landscaping and snow removal.
The private clubhouse has indoor and outdoor pools, a fitness center, tennis courts, bocce ball courts, game rooms, and a ballroom. Lively community activities include gambling nights, fashion shows, book club, and water aerobics.
8. Concordia – Monroe, NJ
Mid $100s – Mid $400s
This gated and established 55+ community in Middlesex County is popular for good reason. Concordia offers over 1,700 resale condo, attached, and single-family homes, an 18-hole golf course, a large clubhouse, and plenty of lifestyle groups. Floor plans at Concordia range from 951 to 1,700 square feet with one to two bedrooms, one to two-and-a-half baths, and a one- or two-car garage.
In addition to the golf club, Club Concordia offers homeowners indoor and outdoor pools, lighted tennis courts, bocce ball courts, a ballroom, hobby rooms, and a fitness center. Residents also spend quality time at yoga classes, book discussions, painting workshops, and free movie nights.
Below $100k – High $100s
Our third Leisure Village community to make this list is on a gated property in Middlesex County with 2,692 resale attached homes. Leisure Village West offers 21 floor plans ranging from 737 to 2,013 square feet with one to two bedrooms, one to two-and-a-half baths, and garage or nearby parking. The community is also one of the most affordable because of low home prices, taxes, and HOA fees.
When it comes to amenities, this popular 55+ community ranks even higher. Leisure Village West has three clubhouses, two 9-hole golf courses, an outdoor pool, sports courts, and a performance theater. There’s also a wide range of group activities, like the investment club, fishing, and volleyball.
10. Greenbriar – Monroe, NJ
High $100s – Low $400s
Our final entry is Greenbriar, an inviting 55+ community with 1,194 resale attached and single-family homes. This gated community is also in Middlesex County and has its own 9-hole golf course. Other amenities include indoor and outdoor pools, an exercise room, an indoor track, a restaurant, tennis and pickleball courts, and dozens of lifestyle activity groups.
Greenbriar has five attached models sized from 1,672 to 2,540 square feet with two bedrooms, two bathrooms, and an attached one-car garage. The 10 single-family models range from 1,763 to 2,639 square feet with two bedrooms, two bathrooms, and a garage. There is a one-time HOA fee that covers trash, snow removal, and grounds maintenance.
