With more than a hundred active adult communities throughout the state, South Carolina has a vast selection of incredible places to live. However, there were several that stood out to buyers during 2019. From the coast of Hilton Head to the Upstate, here are South Carolina's 10 best-selling communities of 2019.
High $100s - Mid $1Ms
Situated near Hilton Head in Bluffton, Sun City Hilton Head is the largest active adult community in South Carolina. It features more than 8,200 attached and single-family residences, and it's both gated and age-restricted with a variety of new and resale homes available. There are dozens of unique floor plans offering 1,000 to 4,000 square feet, one to four bedrooms, one-and-a-half to four bathrooms, and two- to three-car garages.
Amenities within the community include—but are not limited to—an expansive 45-acre town center, a social hall and grand ballroom, retail shopping, three 18-hole golf courses, multiple fitness centers, a 20-acre fishing lake, several dozen athletic courts, and RV and boat storage.
Low $100s - High $600s
Originally built in the 1980s, the established community of Savannah Lakes Village is a large active adult development that’s made up of new and resale condos, single-family, and attached homes. With more than a dozen floor plans, options start as small as an 833-square-foot condo and increase up to a 2,688-square-foot single-family home.
Along with the wide variety of floor plans, the community also has a long list of enviable amenities, including two golf clubs with 18-hole courses, Lake Thurmond, a 23,000-square-foot recreation center, a fitness center, a bowling alley, an indoor pool, an outdoor pool, and tennis, pickleball, and bocce courts.
3. Tree Tops - Lancaster, SC
High $200s - High $400s
Spread over 613 acres, the Tree Tops community will feature a total of 799 single-family homes upon final completion. The 55+ development is gated, and it has a lot of offer prospective buyers looking for lots of floor plan options. There are more than two dozen plans ranging from 1,436 to 3,619 square feet with two to four bedrooms, two to three-and-a-half bathrooms, and two-car garages.
Tree Tops’ residents have access to a wealth of amenities, such as a 10-acre lake, a clubhouse with a fitness center, and a hobby and game room. Outdoor amenities include a pool and spa, a patio, a fire pit, four tennis courts, three pickleball courts, two bocce courts, an amphitheater, and walking and biking trails.
Mid $200s - Mid $300s
Latitude Margaritaville Hilton Head is a gated, age-restricted community that’s designed to make residents feel as though they’re on vacation year-round. It features a long list of resort-style amenities which include everything from a pool and poolside bar to cabanas and a private beach area.
Once the development is completed, it will boast more than 3,000 new, single-family homes with 15 floor plans to consider. They range from 1,503 to 2,564 square feet with two to three bedrooms, two to three-and-a-half bathrooms, and two- or three-car garages.
Below $100k - High $100s
The gated, age-restricted Lakeside Crossing features 692 single-family homes with new construction and resale options on the market. Potential buyers have the choice between four floor plans ranging from 1,397 to 1,907 square feet with two bedrooms, two bathrooms, and attached one- or two-car garages.
The community’s amenities include a clubhouse, a fitness complex, a ballroom, a multi-purpose room, a library, a business center, a catering kitchen, billiards, and hobby and game rooms. Outside, residents have access to two tennis courts, three shuffleboard courts, plus walking and biking trails. In addition to its amenities, Lakeside Crossing’s homeowners’ association takes care of community maintenance and lawn care.
Low $200s - Mid $500s
The Four Seasons at The Lakes of Cane Bay is another best-selling community in South Carolina that will have a total of 800 single-family homes upon completion. It's age-restricted and gated with a vast selection of floor plans. The development’s 14 plans range from 1,320 to 2,626 square feet with two bedrooms, two to three bathrooms, and two- or three-car garages. Several of the layouts also include a den area.
As far as amenities go, there are plenty for residents to take advantage of. From a 20,000-square-foot clubhouse and a state-of-the-art fitness center to an indoor pool and a long list of outdoor amenities, there's no shortage of things to do.

Summerville’s Del Webb at Cane Bay is home to 1,000 residences that are on the market on a resale-only basis. The gated and age-restricted community has six home collections with many unique floor plans. Homes range from 1,109 to 2,565 square feet with one to four bedrooms, one-and-a-half to three-and-a-half bathrooms, and two- to two-and-a-half car garages.
Noteworthy amenities include a clubhouse, a ballroom, a fitness center, an indoor lap pool, and an aerobics and dance studio. Residents also have access to several outdoor amenities like a resort-style pool and sundeck; tennis, pickleball, and bocce ball courts; horseshoe pits; a dog park; fishing ponds; and walking and biking trails.
Mid $200s - High $500s
The large, age-restricted community of Sun City Carolina Lakes has over 3,000 single-family and attached homes. There are more than two dozen floor plans for homebuyers to consider, but residences are available as resale options only. Floor plans vary between 1,090 and 2,597 square feet with two to four bedrooms, two to three-and-a-half bathrooms, and two-car garages. Some plans also allow room for a den.
Sun City Carolina Lakes also features an extensive list of amenities that includes two clubhouses, a sewing studio, a woodworking shop, a library, and a computer lab. There’s also a restaurant, a cafe, and a coffee shop on the property. Outdoors, homeowners will find an 18-hole golf course, a pool, eight clay tennis courts, four bocce ball courts, two pickleball courts, a playground, walking and biking trails, plus several canoes and kayaks to use.
Mid $200s - High $500s
Located approximately 30 minutes from Downtown Charleston, the gated and age-restricted community Del Webb Charleston at Nexton will feature 1,000 new, single-family homes upon final completion. The fairly new development offers buyers 10 floor plans that range from 1,355 to 3,452 square feet with two to four bedrooms, two to four bathrooms, and a two- or two-and-a-half car garage.
Residents will enjoy the community’s many amenities, which include a clubhouse, a fitness center, a heated indoor pool, plus an outdoor pool and patio area. There are also several athletic courts spread throughout the property and 50 miles of walking trails.
High $200s - Mid $500s
Final plans for Fort Mill’s age-restricted Carolina Orchards community include 722 new, single-family homes with three home collections. The 11 floor plans range from 1,234 to 2,565 square feet with two to three bedrooms, two to three-and-a-half bathrooms, and two to two-and-a-half bathrooms.
Notable amenities in Carolina Orchards range from a clubhouse and fitness center to an aerobics studio and indoor pool. Outside amenities are just as noteworthy with a pool, a pavilion, tennis and pickleball courts, a dog park, and community gardening plots where residents can grow their favorite herbs, vegetables, and flowers.
