Located in Bridgeville, Heritage Shores is a luxury development with the distinction of being the only active adult community in Delaware with its own 18-hole championship golf course. Golf is only part of the story, however, as the community offers a wide range of activities, classes, club meetings, and fun social events.

Heritage Shores first opened its doors in 2004. Though the community was begun by Lennar Homes, it has since been acquired by Ryan Homes and Providence Brookfield Homes. Upon completion, the community will contain 2,000 residences including both attached duplex designs and detached single-family homes.
Lennar’s popular layouts are available as resale homes, and many have upgrades such as granite countertops, hardwood floors, ceramic foyers, and sunrooms. New construction homes are available in several different floor plans. Ryan Homes offers seven models, and Providence of Brookfield offers an additional eight designs. Most homes are single-story, but some models include two-level floor plans.
There are many upgrade options available when building a new home at Heritage Shores. Popular features like nine-foot ceilings, gas fireplaces, and cozy breakfast rooms are found in many homes. Homebuyers also have the option of purchasing a custom lot and having a builder construct their own custom design.
Amenities
Heritage Shore’s luxury homes are only part of the community’s appeal. Golfers will love a challenging game at the 18-hole championship golf course, which was designed by Arthur Hills. Those who don’t play still enjoy the lovely views of the course. Active adults should be aware that because it is a public course, the HOA fees do not automatically include golf membership dues.
Beyond the beautiful golf course, Heritage Shore residents will enjoy a variety of amenities located at the 28,000-square-foot clubhouse. There are billiards and card rooms, a library and media center, and plenty of space for socializing or holding club meetings. Many hobbies are supported with facilities including a sewing room, an arts and crafts studio, and a woodworking shop. The clubhouse also contains a full-service tavern and restaurant.
Lifestyle
Linda Chick, a local real estate expert, tells us that Heritage Shores offers numerous social clubs. Some of the most popular include Red Hats, photography, whip stitchers, card club, genealogy, walking club, both men’s and ladies’ lunch clubs, dine out, book club, computer, pool sharks, quilting and sewing, anglers, Civil War roundtable, tennis, and military groups.
Linda explains, “These groups meet weekly, biweekly or monthly.”
In addition to its spacious clubhouse, Heritage Shores’ Fitness and Aquatic Center includes indoor and outdoor swimming pools and a fully-equipped fitness center. Outdoors, there are also tennis courts, a driving range, and well-maintained walking paths. Weekly fitness activities include water aerobics, land exercise class, Zumba fitness, Zumba gold (low impact version), pilates, and Tai Chi.
When asked why she would recommend Heritage Shores to clients, Linda had several good things to say about the community. She tells us, “I would recommend Heritage Shores to anyone. Everyone here is very friendly, and there are so many activities at the clubhouse that it is hard to decide which ones to do. The clubhouse is beautiful and Passwater’s Restaurant and Tavern has great food at reasonable prices. The indoor and outdoor pools are well kept and all the common areas always look outstanding.”
