Waters Edge is an active lifestyle community located in Fort Myers, Florida. This gated waterfront neighborhood is part of the master-planned Peppertree Pointe community. Residents living in Waters Edge enjoy access to outdoor amenities like a fishing pier, marina, and small beach. The Caloosahatchee River offers beautiful shoreline views as well as tropical landscapes that make Waters Edge an ideal location for water activities.

Waters Edge Amenities

Although there is no clubhouse or indoor amenities in Waters Edge, homeowners enjoy all of the great outdoor amenities. Residents have access to two outdoor pools, two tennis courts, and walking and biking trails.

The best feature at Waters Edge is access to the private marina that is perfect for boat enthusiasts. The community leases out wet slips and dry storage to all homeowners. The marina can accommodate boats up to 40 feet and provides gulf access with a lift system. A boat launching ramp and trailer storage is also available. Homeowners can also fish on the 600-foot pier, relax on the private beach by the river and enjoy picturesque views of the freshwater lakes and Caloosahatchee River.

Waters Edge Homes & Real Estate

Multiple builders have constructed homes within Waters Edge since 1981 and once the community is built it will consist of 249 residences. Waters Edge is made up of seven neighborhoods that include Waters Edge I, Waters Edge II, Waters Edge III, Waters Edge IV, Harbor Place, Harbor Place Vistas, and Seabreeze Lofts.

Condos in Waters Edge are located in Harbor Place, Harbor Place Vistas and Seabreeze Lofts neighborhoods. They include mid-rise condo buildings with units available on a resale-only basis. Condo units range from approximately 1,600 to 1,800 square feet of living space with two or three bedrooms, two or two-and-a-half bathrooms, and underground parking spaces.

Attached villas are found throughout Waters Edge neighborhoods and offer homes on a resale-only basis. These attached residences range from approximately 1,100 to 2,500 square feet of living space. Most homes have two or three bedrooms, two or three bathrooms, and an attached two-car garage.

The resale homes range from approximately 1,300 to 2,800 square feet of living space. They have two to four bedrooms, two to three bathrooms, and attached two-car garages. There are also new single-family homes available in Waters Edge.

Pulte Homes is the newest builder to come into Waters Edge and plans to build 32 new single-family homes. Pulte Homes is offering four new floor plans that range from 1,659 to 3,078 square feet of living space. These new construction single-family homes feature two to four bedrooms, two or three bathrooms, and an attached two to three-car garage. Homebuyers can customize their home by adding an optional second-floor living space for an extra bedroom and bathroom. Some of these homes will be built near the waterfront and homebuyers will enjoy scenic lake views.

Custom estate homes are available on a resale-only basis and range from about 3,000 to 4,500 square feet of living space. They have three or more bedrooms, two to four bathrooms, and attached two-car garages. Most of these homes are located by the water for easy access to the Gulf and have many luxurious upgrades like gourmet kitchens, private pools, marble countertops and second-floor balconies.

Waters Edge Lifestyle

Homeowners in Waters Edge enjoy a low-maintenance lifestyle. Residents have more time to enjoy all of the water activities in Waters Edge like boating, fishing, and swimming thanks to the homeowners’ association (HOA) fee.

The affordable HOA fee includes road repair, gate operation, drainage and sewer system, and maintenance of community amenities. Some residents may pay a higher association fee if they live on the lake.

Area

Ideally located in Fort Myers and along the Caloosahatchee River, residents enjoy picturesque views as well as nearby attractions. Homeowners have access to many restaurants, shopping, and cultural activities. Grocery stores are less than two miles away. They can catch a play at the Barbara B. Mann Performing Arts Hall or watch the Minnesota Twins or Boston Red Sox baseball teams during spring training. Residents also have plenty of beach options close by including Fort Myers beach that’s six miles away as well as Sanibel and Captiva that are less than ten miles away.
