Cascades at Southern Hills - Brooksville, FL

Situated among rolling hills in Brooksville, Florida Cascades at Southern Hills is an age-restricted golf course community ideally situated within an hour of Tampa. This gated neighborhood is part of the larger, all ages master-planned community of Southern Hills Plantation. Cascades was originally started in 2005 by Levitt & Sons with grand plans for an 800-home community and large-scale clubhouse. Levitt & Sons completed approximately 50 homes by 2007 before filing for bankruptcy.

Since then, new builders in Cascades at Southern Hills include Lennar Homes and Oak Crest Homes. Oak Crest is currently the only builder offering new construction homes in the community. Plans have been scaled down to include the completion of the first 190 homes in Phase 1 before determining if the community will be expanded.

Cascades at Southern Hills Amenities

Residents of the 55 and better Cascades community currently enjoy access to the magnificent Southern Hills Plantation clubhouse as part of their monthly association fee. The 20,000 square-foot clubhouse was designed in the Old Florida style. It houses a library, billiards, hobby rooms, and a 7,500 square-foot spa and fitness center. This center has great workout equipment with free weights, elliptical machines, treadmills, and flat screen TVs for entertainment during workouts. It also features an aquatic center as well as a full service spa, where residents can pamper themselves with manicures, pedicures, wraps, and other relaxing treatments. The spa also includes a hair salon.

Outdoors, residents have use of three regulation-style lighted tennis courts, bocce ball courts, and a massive pool. The resort-style pool features competitive lap lanes and a hot tub. Casual dining is provided daily at The Grill, but residents also have use of three special event dining areas. These include a covered outdoor sitting area.

The private golf course within Southern Hills Plantation features remarkable elevation changes and rolling terrain over a 7,500 yard layout. Membership to the course is limited to residents of the Southern Hills Plantation master-planned community, including the Cascades 55+ community. Five sets of tees ensure enjoyable play on this championship course designed by Pete Dye. A PGA professionally managed golf pro shop is located at the Plantation Estate clubhouse.

Cascades at Southern Hills Homes & Real Estate

Levitt & Sons started Cascades at Southern Hills in 2005 and built approximately 50 homes before exiting the community. Lennar Homes entered the scene and added another 13 homes to the community between 2008 and 2010. Starting in 2012, Oak Crest Homes has begun production in the community with plans to build out Phase 1. Initial plans called for 800 homes but plans have been scaled back until the market improves.

Potential homebuyers can choose from a limited selection of resale homes that were built by either Levitt & Sons or Lennar Homes. For homebuyers seeking new construction, Oak Crest Homes has several models to choose from.
