7 Florida Communities With New Construction Homes

Many buyers want to build a retirement home in an active adult community. Building new allows homeowners to make unique changes and explore some floor plans that best suit them. We found seven active adult communities in Florida where retirees can build the brand new home of their dreams.

New construction homes are more popular than ever, especially as sales markets continue to be competitive and active. New homes allow buyers to choose the finishes and the details as construction is completed. If you’re a buyer who likes the idea of being one of the first residents in a community, there are plenty of options to choose from.

In Florida, new construction communities come in a variety of shapes and sizes and we’re highlighting seven in particular that have a lot to offer.

1. Ocala PreserveOcala, FL

Mid $200ks – Mid $500ks

All of the 1,800 single-family and attached homes at Ocala Preserve are new construction. Villas in the Resort Collection have 1,320 to 2,214 square feet with two to four bedrooms, two or three bathrooms, and an attached two-car garage. There are four models. Single-family home shoppers can choose between three additional collections; Riviera, Escape, and Freedom, where homes have 1,276 to 2,167 square feet, two to three bedrooms, two to three bathrooms, dens, and an attached two or three-car garage. The gated community includes amenities such as golf, dining rooms, a pool, and a lake. Ocala is in Central Florida, surrounded by horse farms, golf courses, and nature.

2. The Isles of Collier PreserveNaples, FL

Mid $300s – Low $2Ms

Buyers looking for a bit of luxury with their new construction home will want to check out The Isles of Collier Preserve in Naples. Forty-five models are available in floor plans that range from 1,465 to 4,327 square feet. The amount of floor plans provide an opportunity to create a custom home, with most of the models allowing for upgrades. The active lifestyle community features several lakes and ponds throughout the property, providing a boat dock, kayak launch, pools, tennis courts, and a fitness center. It’s easy to visit Downtown Naples, which is known for fine dining, great shopping, and beaches.

3. Esplanade at Azario Lakewood RanchLakewood Ranch, FL

Mid $300s – Mid $1Ms

Lakewood Ranch is an expansive and still-growing master-planned community near Sarasota and Tampa. New construction demands are being met by communities like Esplanade at Azario Lakewood Ranch. Construction began in 2020, and single-family homes as well as twin villas are available. Attached villas have 1,533 square feet, two bedrooms, a den, two bathrooms, and an attached two-car garage. Single-family models offer a bit more privacy and space, and the community has 11 floor plans with 1,689 to 3,502 square feet. There are two to five bedrooms, two to five bathrooms, den spaces, and an attached two- or three-car garage. Esplanade at Azario has its own amenities and residents can also use the additional amenities found throughout Lakewood Ranch.

5. Watersound OriginsWatersound, FL

Low $600s – High $1Ms

More and more new construction is beginning in Northwest Florida, which is great news for buyers who plan to move into the panhandle. At Watersound Origins, buyers will find 1,100 single-family homes available in unique floor plans from Huff Homes and Romair Homes. The Watersound Beach Club, which homeowners receive discounted memberships to, is found in this neighborhood and offers amenities like a private beach, marina, golf course, and eight restaurants. Watersound is close to Panama City and beach towns along the Emerald Coast such as Destin.

6. Latitude Margaritaville WatersoundPanama City Beach, FL

Still on the Northern Gulf of Mexico Coast, the Latitude Margaritaville Watersound community has been highly anticipated ever since the success of a sister community in Daytona Beach. Inspired by the tunes of Jimmy Buffett, this active adult community has a ton of amenities and a strong social vibe. There’s a Town Center and a retail shopping center planned. Golf carts are welcome throughout the community and there’s even a workshop dedicated to their repair. New construction homes are available in single-family models and as attached villas, ranging from 1,204 to 2,568 square feet. These homes offer two bedrooms and bathrooms with attached two-car garages.

7. WildBlueEstero, FL

Mid $300s – High $1Ms

Construction began only recently at WildBlue, and the new homes are already in demand. Pulte Homes and Lennar Homes have teamed up to offer more than a dozen single-family models. There will be 1,100 homes by the time construction ends. In addition to spacious floor plans with modern amenities and upgrades, buyers can expect amenities such as clubhouse, fitness center, pools, boat launch, pickleball courts, and tennis courts. Estero is close to Fort Myers and has stunning beaches, great seafood, and easy proximity to Interstate 75.
