Mid $100s - High $400s
Florida homes sell the fastest at Highland Lakes on Lake Tarpon, a 55+ community with great amenities and a much sought-after location. Palm Harbor is close to the water, and it’s easy to reach cities like Clearwater, St. Petersburg, and Tampa.
Amenities include a clubhouse with a fitness center, an arts & crafts center, and a large resort-style pool. The Lake Tarpon Lodge hosts special events, club meetings, and community activities. Residents can also relax and learn more about the area on the community's two pontoon touring boats or enjoying dinner at a waterfront restaurant. Homeowners also have access to an executive golf course with 27 holes and a putting green.
It’s not just the amenities that draw buyers. The attached and single-family homes are affordable, low-maintenance, and attractive. Some of the favorite amenities among residents include the fitness centers and pools, steam rooms and saunas, a woodworking shop, and community gardening plots. At Circle Square Commons—the community's educational and entertainment hub—homeowners can find an ice cream shop, deli, and cultural center. Events, concerts, and farmers' markets are always happening inside of the community and more than 100 social and specialty clubs meet regularly, including a ballet club, a chess club, and groups specific to snowbirds and singles. 3. Fairfield - Ponte Vedra, FL
Low $300s - High $400s
On the northern Atlantic coast is Fairfield, a gated community for homeowners of all ages. Homes sell quickly here, and it’s no doubt due to the serene coastal breezes and peaceful, intimate feel of the neighborhood. There are only 462 homes, and all of them are single-family models with plenty of privacy and space. Most homes have three bedrooms, two bathrooms, and an attached two-car garage.
Amenities include a clubhouse containing several multipurpose rooms, a fitness center, tennis courts, and pickleball courts. There’s also a luxurious outdoor pool with a large patio and nature trails throughout the community, including dedicated walking and jogging paths.
The location helps to sell the homes at Fairfield as well. Ponte Vedra is just steps from some of Florida’s most underrated and untouched beaches. Plenty of golf abounds in the area, including at TPC Sawgrass and the links at Ponte Vedra Inn & Club. St. Augustine is less than half an hour away, promising a lot of history and culture as well as fine dining, shopping, and entertainment.
Low $600s - Mid $1Ms
Continuing north on Florida’s Atlantic seaboard, Fernandina Beach is found at the very top of the state, right under Georgia. There, we find Marsh Creek, a luxury community with only 157 homes. Property sells fast here because it’s rarely on the market and when a listing shows up, buyers are quick to make an offer. This community is part of the master-planned Amelia Island Plantation, a secluded and exclusive area that’s preserved much of its natural environment.
The single-family homes in this community are between 1,848 and 10,293 square feet with two and six bedrooms. Customized details and unique upgrades are available in many of the homes, which have large outdoor areas, gourmet kitchens, and tons of bonus features.
Marsh Creek residents have access to a community clubhouse, a luxurious swimming pool, and a golf course. The Fernandina Beach area is an ideal location for great seafood restaurants, swimming and sunbathing, and journeys to Amelia Island, which is minutes away, and Jacksonville, which is about half an hour away.
Below $100k - Mid $500s
Active adults looking for homes for sale in Tampa will want to hurry over to Sun City Center, which is just half an hour south of the city and still close to everything the Tampa Bay area has to offer. Homes sell quickly here because the entire community is in high demand. It’s not uncommon to see golf carts in shopping plazas and parking lots around Sun City Center. This is one of the most active adult-friendly regions of Florida.
With 9,500 single-family and attached homes available, residents here are in their own city. Outside of the community, there are plenty of grocery stores, restaurants, and retailers. However, there’s plenty to keep homeowners busy, social, and active inside the community. Amenities include several clubhouses that offer multipurpose rooms, arts and crafts centers, exercise rooms and fitness centers, yoga studios, woodworking shops, and libraries. There are also pools, tennis, pickleball, and shuffleboard courts, an art gallery, and more.
