For this year, we looked at all communities across the country where residents have recently moved in or plan on moving in by the end of 2019. We looked at the amount and diversity of amenities, lifestyle options, the variety of home styles, and homes sold so far. We then whittled down the list to the 10 best performing new communities, including communities in traditional retirement states like Florida as well as emerging states like Nevada.

1. Del Webb Bexley – Land O’Lakes, FL
Mid $200s – Low $400s
As soon as Del Webb Bexley was announced, it drew incredible interest among active adults. A prime reason for this is its ideal location in Land O’Lakes, making it the first new Del Webb community in the Tampa area since 1960 when Sun City Center was announced.
Besides its ideal location, Del Webb Bexley will be home to a 17,000-square-foot clubhouse, a state-of-the-art fitness center, a resort-style pool, several outdoor courts, a community garden, and much more. Residents also have the choice between 18 single-family models ranging from 1,372 to 3,950 square feet.
3. Avante Del Sur – San Diego, CA
Low $700s – High $700s
Avante Del Sur is a small community of luxury attached homes that boast a prime location in San Diego, perhaps the most scenic city in the country. The community has eight attached home floor plans that are great for downsizing, ranging from 1,544 to 1,787 square feet of living space.
The amenity complex in Avente Del Sur has a modern clubhouse and patio with stunning views of the area’s hills, as well as a pool, spa, fire pit, and grill area. The clubhouse has meeting rooms and a catering kitchen with a bar. For those seeking to retire in luxury, there’s perhaps no better place to do it in 2019 than Avante Del Sur.
4. Four Seasons at Kent Island – Maryland

The long-awaited and much-anticipated Four Seasons at Kent Island is ready for residents. This Maryland community doesn’t have an age restriction, but it does have floor plans ideal for active adults, a low-maintenance lifestyle, and a great setting on scenic Kent Island.
Such a setting provides residents with outdoor-focused amenities, including the 28,000-square-foot waterfront Chester House. There’s also an outdoor pool, pickleball and tennis courts, walking and biking trails, a 450-foot community pier, a kayak launch, and access to the Chester River and the Chesapeake Bay.
5. Del Webb Chauncy Lakes – Westborough, MA
Low $300s – Low $400s
Del Webb Chauncy Lakes is unique among Del Webb communities as it’s all condos instead of a blend of attached and detached homes like others. Upon completion, the community will offer 700 condos across 14 buildings. Residents are expected to move in soon.
The community is the newest 55+ community in Massachusetts, and residents are near several interstates, allowing for a smooth drive into Boston. Amenities will include a clubhouse, a fitness center, an outdoor pool, walking trails, and courts for pickleball, tennis, and bocce. The condos are great for downsizing with home sizes ranging from 945 to 1,469 square feet.
6. Ovation at Mountain Falls – Pahrump, NV
Low $200s – Mid $300s
More and more active adults are heading to Las Vegas for the warm weather, low cost of living, and endless fun. Ovation at Mountain Falls is sure to be one of the 55+ communities that makes it easy for retirees to head to the desert. Located near the California border, Ovation at Mountain Falls is about an hour away from Las Vegas, and it will consist of around 600 single-family homes upon completion.
Residents will have access to a recreation center with a fitness center, creativity rooms, an outdoor pool, barbecue grills, fire pits, and walking trails. That’s not to mention an ideal location near shopping as well as scenic mountains great for hiking. The community has nine floor plans ranging from 1,461 to 2,494 square feet of living space.
7. Altis – Beaumont, CA
Low $300s – Mid $400s
The Inland Empire has long been a destination for homeowners looking to avoid Southern California prices but still enjoy the weather. Altis is one of the newest communities in the area, offering modern homes and resort-style amenities.
Perhaps the most stunning clubhouse in the country, the VuePoint Residents’ Club has a state-of-the-art fitness club, a flow studio, and hobby rooms. There’s also a 4,200-square-foot, resort-style pool, a lap pool, a spa, a poolside lounge, two covered patios, five pickleball courts, a walking trail, and 22 acres of natural space. With 704 age-restricted homes in a gated setting, Altis is sure to be one of the region’s most popular 55+ communities.
8. Birchwood at Brambleton – Ashburn, VA
High $300s – High $600s
Heading back to the Mid-Atlantic, Birchwood at Brambleton is located in the popular Washington D.C. area in Virginia. Built by multiple builders, Birchwood at Brambleton will have over 1,500 age-restricted condos and attached homes upon completion.
The community has a long list of amenities, some already built and some currently under construction. They include a 20,000-square-foot clubhouse with a health and wellness center, hobby rooms, a golf simulator, an outdoor pool, and an outdoor kitchen. There are also courts for pickleball and bocce, a community garden, and a fishing pier for catch-and-release fishing.
9. Courtyards at Rock Creek – Ankeny, IA
Mid $200s – Low $900s
Iowa might not be the first place active adults look for a 55+ community, but for those who want to stay near family and friends or for those who want a slower-paced retirement near the conveniences of Des Moines, the Courtyards at Rock Creek has been a big hit.
Consisting of just 83 single-family homes, the Courtyards at Rock Creek has been a hot seller in the area due to its great location near Downtown Des Moines. Amenities include a clubhouse with an exercise room, a gathering area, a catering kitchen, and an outdoor pool. There are seven floor plans in the community, ranging from 1,330 to 2,114 square feet.
10. Latitude Margaritaville Hilton Head – Hardeeville, SC
Mid $200s – Mid $300s
The second Jimmy Buffett-inspired community, Latitude Margaritaville Hilton Head saw residents move in last November. Upon completion, the community will have 3,000 homes, all within driving distance of Hilton Head Island.
While the town center and its resort-style amenities are still under construction, early residents have access to the Lake Latitude Club, a lakeside clubhouse with a resort-style pool, fitness center, party room, and a sandy beach area. Homeowners will soon have access to a restaurant, bar, sports courts, a retail center, and much more, all in the theme of Jimmy Buffett.
