Mesa Communities With Homes for Sale Under $200k

Mesa is a picturesque part of Arizona with many affordable communities for active adults.

Mesa is part of the Phoenix area, but it’s also a city in its own right, the third-largest in Arizona after Phoenix and Tucson. Mesa’s advantage is that it’s at the extreme northeast corner of the metropolitan area, providing quick access to the hiking trails and recreational lakes in the Superstition Mountains.

None of the active adult communities in Mesa are more than a 30-minute drive from Phoenix’s Sky Harbor International Airport. They are also all within easy reach of the domestic Mesa Gateway Airport used by the budget carrier Allegiant Air.

Best of all, there are plenty of active adult communities in Mesa that have affordable homes for sale. Some of these communities offer homes under $100k, but all six have homes available at under $200k.

Apache Wells

Low $100s – High $600s

Apache Wells is a 55+ gated community consisting of 1,823 single-family, attached, and condo homes. It’s ten miles east of downtown Mesa and six miles from the entrance to the Usery Mountain Regional Park and the recreational attractions of the Superstition Mountains.

Prices start at under $100k for smaller homes that might need some maintenance, but there are a number of homes in the low $100s that are up to three bedrooms. Homes in the high $100s offer two bedrooms, two bathrooms, and up to 1,440 square feet.

Amenities at Apache Wells include an 18-hole golf course and access to all the facilities at the Apache Wells Country Club. There are also several other golf courses within a few blocks. Other amenities include a fitness center, a ballroom, arts and crafts studios, a billiards room, an outdoor pool and spa, lakes, and courts for pickleball, bocce, and shuffleboard. Residents organize such events as murder mystery dinners, potluck suppers, craft fairs, and flea markets, while there are clubs for many hobbies including gardening, golf, biking, and hiking.

With 2,664 attached, single-family, and condo homes, Leisure World is a gated community for 45+ active adults. It’s ten miles from downtown Mesa and a 10-minute drive from the 1,146-acre Red Mountain Park with walking trails, a fishing lake, and other facilities.

One- and two-bedroom homes are available in the mid $100s, while the high $100s offer two- and three-bedroom homes and up to 1,576 square feet.

Leisure World’s numerous amenities include two 18-hole golf courses, three outdoor pools, six tennis courts, and a 10,000-square-foot fitness center. There’s also an aerobics studio, three ballrooms, a library, arts and crafts workshops, hiking and biking trails, and a basketball court. Leisure World also has countless clubs, classes, and activities for residents, such as music, dancing, singing, writing, water aerobics, Spanish lessons, and many indoor and outdoor activities.

Fountain of the Sun has 2,296 single-family, attached, and manufactured homes for the 55+ active adult. This gated community is twenty minutes from both Mesa Gateway Airport and downtown Mesa. It’s also only a few blocks from where Highway 60 meets Highway 202, two of the major routes through and around Phoenix.

Smaller homes of one bedroom and one bathroom are available under $100k, while the low to mid $100s offer homes of up to three bedrooms and 1,561 square feet. In the high $100s, there are homes of up to three bedrooms and three bathrooms, providing 2,312 square feet.

Amenities for residents include a heated outdoor pool and spa, a library, a ballroom, an arts and crafts studio, a fitness center, a billiards room, several lakes and ponds, and courts for shuffleboard and pickleball. There are a large number of clubs, classes, and social activities at Fountain of the Sun, including dancing, arts and crafts, yoga, genealogy, card and board games, and many for outdoor activities.
