Mesa is part of the Phoenix area but is a city in its own right, the third-largest in Arizona after Phoenix and Tucson. Mesa's advantage is that it's at the extreme northeast corner of the metropolitan area, providing quick access to the hiking trails and recreational lakes in the Superstition Mountains.
Plus, none of its active adult communities are more than a thirty-minute drive from Phoenix's Sky Harbor International Airport. They are also all within easy reach of the domestic Mesa Gateway Airport used by the budget carrier, Allegiant Air.
Best of all, there are plenty of active adult communities in Mesa that have affordable homes for sale. Some of these communities offer homes under $100,000, but all six have homes available at under $200,000.
Apache Wells is a 55+ gated community consisting of 1,823 single-family homes, attached homes, and condos. It's ten miles east of downtown Mesa and six miles from the entrance to the Usery Mountain Regional Park and the recreational attractions of the Superstition Mountains.
Prices start at under $100k for smaller homes that might need some maintenance, but there are a number of homes in the low $100s that are up to three bedrooms. Homes in the high $100s offer two bedrooms, two bathrooms, and up to 1,440 square feet.
Amenities at Apache Wells include an 18-hole golf course and access to all the facilities at the Apache Wells Country Club. There are also several other golf courses within a few blocks. Other amenities include a fitness center, a ballroom, arts and crafts studios, a billiards room, outdoor pool and spa, lakes, and courts for pickleball, bocce, and shuffleboard. Residents organize such events as murder mystery dinners, potluck suppers, craft fairs, and flea markets, while there are clubs for many hobbies including gardening, golf, biking, and hiking.
Leisure World is a gated community for 45+ active adults with 2,664 attached homes, single-family homes, and condos. It's ten miles from downtown Mesa and a ten-minute drive from the 1,146-acre Red Mountain Park with walking trails, a fishing lake, and other facilities.
One- and two-bedroom homes are available in the mid $100s, while the high $100s offers two- and three-bedroom homes and up to 1,576 square feet.
Leisure World's numerous amenities include two 18-hole golf courses, three outdoor pools, six tennis courts, and a 10,000 square-foot fitness center. There's also an aerobics studio, three ballrooms, a library, arts and crafts workshops, hiking and biking trails, and a basketball court. Leisure World also has countless clubs, classes, and activities for residents, such as music, dancing, singing, writing, water aerobics, Spanish lessons, and many indoor and outdoor activities.
Fountain of the Sun
Fountain of the Sun has 2,296 single-family, attached and manufactured homes for the 55+ active adult. This gated community is twenty minutes from both Mesa Gateway Airport and downtown Mesa. It's also only a few blocks from where Highway 60 meets Highway 202, two of the major routes through and around Phoenix.
Smaller homes of one bedroom and one bathroom are available at under $100k, while the low to mid $100s sees homes of up to three bedrooms and 1,561 square feet. In the high $100s there are homes of up to three bedrooms and three bathrooms, providing 2,312 square feet.
Amenities for residents include a heated outdoor pool and spa, a library, ballroom, arts and crafts studio, fitness center, billiards room, several lakes and ponds, and courts for shuffleboard and pickleball. There are a large number of clubs, classes, and social activities at Fountain of the Sun, including for dancing, arts and crafts, yoga, genealogy, card and board games, and many for outdoor activities.
Dreamland Villa is a 55+ community of 2,732 single-family homes. It's ten miles from the center of Mesa and the outdoor recreational facilities of the 1,146-acre Red Mountain Park are only a five-minute drive away.
The mid $100s sees homes of mainly two bedrooms and two bathrooms, ranging from about 900 to almost 1,400 square feet. Floor plans at Dreamland Villa range from 942 to 1,910 square feet in all.
Amenities for Dreamland Villa residents include a restaurant, two outdoor pools, studios and rooms for arts, crafts, and games, an exercise room, and courts for pickleball and shuffleboard. There are many clubs, classes, and activity groups in the community, including aquacise, hiking, woodworking, arts and crafts, a book club, bowling, singing, dancing, and a group for singles.
Sunland Village East
A 55+ active adult community, Sunland Village East has 2,437 family and attached homes. It's located a twenty-minute drive from downtown Mesa and less than ten minutes away is the Superstition Springs Center, a major shopping mall with chain stores and restaurants. There's also a cinema complex nearby.
Floor plans range from 1,000 to 2,155 square feet, with smaller one-bedroom, one-bathroom homes available in the upper $100s price range.
Amenities for residents include the 18-Hole Sunland Village East Golf Course, a restaurant, two outdoor pools, six lighted tennis courts, courts for bocce and shuffleboard, and a library. There are numerous social clubs and classes in topics such as yoga, Zumba, singing, dancing, drama, many card and board games, arts and crafts activities, and outdoor pursuits including tennis and volleyball.
Greenfield Glen is a smaller 55+ active adult community of 208 attached homes. There are only two models, of 1,104 or 1,255 square feet, with two-bedroom and two-bathroom homes available in the upper $100s. The community is a 15-minute drive from downtown Mesa and less than ten minutes from the Superstition Springs Center, one of Mesa's major shopping malls.
Amenities include a clubhouse, exercise room, a heated outdoor pool and spa, a tennis court and four shuffleboard courts. There are several social clubs and groups for activities including tennis, billiards, and cards, and there's also a residents' choir.
