Just north of the famous Las Vegas Strip, Sun City Aliante is an amenity-rich Del Webb community which welcomes active adults aged 55 or better. This prime location makes it easy for residents to enjoy all that the city has to offer, or choose to stay closer to home by making use of their own diverse community amenities and activities.

Built by Del Webb between 2003 and 2008, Sun City Aliante is an age-restricted development which is part of the larger Aliante master-planned community. This arrangement lets residents enjoy both their own community amenities and those featured in the larger development, such as the 18-hole Aliante Golf Course, soccer and softball fields, a basketball court, scenic lakes, walking trails, a picnic area and a 20-acre Nature Discovery Park for visiting grandkids. Aliante’s own exclusive amenities are largely centered around its spacious clubhouse. Here residents can stay in shape at the state-of-the-art fitness center which features cardiovascular and strength-training equipment, an indoor lap pool and a dedicated aerobics and dance studio. This fully-equipped facility is perfect for solo exercise or for taking classes like yoga, pilates, dance and water aerobics.

The Sun City Aliante clubhouse also houses several other recreational and social amenities. Neighbors can gather for community events in the large ballroom and social hall. They can also socialize in the billiards room or while making use of the arts and crafts studio. The landscaped grounds include additional recreations like horseshoe pits, bocce ball courts and tennis courts.

As in other Del Webb communities, Sun City Aliante’s social schedule includes activities, clubs and organizations to meet a variety of interests. There are more than 30 social clubs including popular groups like Book Club, Eight Ballers, Sun City Steppers Show Dance, Bicycle Riders and Ladies Golf. A full-time Activities Director is also on hand to help residents find the groups which appeal to their personal interests.

When it comes to residences, Sun City Aliante contains 2,028 beautiful single-family homes. Though the community is completely developed, potential homebuyers can choose from resale homes as they become available. During the original construction period, these homes were built in seven different models ranging in size from 1,155 to 2,105 square feet.

Sun City Aliante’s single-family homes each include two full bathrooms and a two-car garage, as well as either two bedrooms, three bedrooms or two bedrooms and a den. Most of the designs feature open floor plans and many have spacious kitchens with cozy breakfast nooks. Master bedroom suites are also thoughtfully designed with popular touches like large walk-in closets and elegant bathrooms.

With its appealing high-desert climate and favorable tax laws for retirees, Nevada has continued to gain popularity with older active adults. In addition, Sun City Aliante enjoys a fabulous location near the Las Vegas Strip while also offering its own amenities and social activities. It’s no wonder that this popular community sold out in just five years.
