Heritage Isle by Lennar is a 478-acre active adult community in Viera, Florida. Viera is located in Melbourne on the Florida Space Coast. Heritage Isle consists of several individual villages, which are all connected by the beautifully landscaped Legacy Boulevard as well as pedestrian bridges. Luscious trees and plants frame the route by day, while double acorn street lamps softly light the way at night.
Viera is a prestigious, master-planned community which sprang from an American Dream by Yugoslavian immigrants. Their descendants, the Duda family, used their talent to make that vision a reality starting in the early 1980s by establishing the Viera Company. In all of Viera, more than 19,000 inhabitants reside in more than 8,000 beautiful homes on over 22,000 acres. Wildlife habitats, golf courses, conservation areas, lakes, nature trails, and recreational areas enhance this community’s quality of life. 478 acres of Viera are devoted to the 55 and over community of Heritage Isle.
Residents of Heritage Isle can take pride about living in an award-winning community. In 2005, the readers of Florida Today voted Heritage Isle the "Best 55+ community in Brevard County." That same year, it also received the Innovation Award from the National Association of Home Builders. In 2007, Where to Retire magazine recognized Heritage Isle as one of America’s best master-planned communities.
Heritage Isle Amenities
At the heart of Heritage Isle in Viera, FL lies an amazing 21,000 square foot clubhouse. At the Heritage Isle Club, residents can stay in shape by taking advantage of its large, state-of-the art fitness center. A library allows for rest and relaxation over a favorite book or two, while computer stations provide the means for staying in touch and on top of current events. Five multi-purpose rooms are on hand at the Heritage Isle Club for those who enjoy pottery, arts and crafts, billiards, or cards. It also includes an all-important ballroom for social functions.
Residents at Heritage Isle can also take advantage of outdoor amenities. Basketball courts, tennis facilities, and bocce ball courts invite for some friendly competition, perhaps followed by a swim in the outdoor pool. Last but not least, Heritage Isle is adjacent to the Duran 18-hole golf course which is one of Florida's premier championship golf courses. It includes a development center and hosts PGA longest drive events due to the length of the driving range. The course is surrounded by a 9-hole par-3 course.
Heritage Isle Homes & Real Estate
Heritage Isle was started in 2003 and at completion is scheduled to have around 1,600 homes. A large variety of homes are available on a new and resale basis, ranging in size from 1,194 to 3,188 square feet. Prices vary accordingly, with condos being the most affordable option. Villas, duplexes and single family homes (available in manor and estate sizes) follow respectively.
Multi-story condo buildings offer maintenance free living in floor plans that range in size from 1,194 to 1,408 square feet. They are available with two or three bedrooms. All have two baths and feature covered parking, elevators, and enclosed screened porches with desirable views of the Duran golf course. There are also attached duplexes which are available from 1,470 to 1,570 square feet. The duplexes all have two bedrooms, two baths, one flex room, and a one-car garage. Manor homes, starting at 1,577 square feet, feature three or four bedrooms, two or three baths, two-car garages, and screened back porches. Estate homes go up to 3,188 square feet and have the same features as manor homes, but offer three-car garage options. Some semi-custom homes additionally allow for fireplaces, pools, etc.
Lennar is the major builder at Heritage Isle and can supply buyers with all these styles. Burgoon-Berger is a secondary builder who offers semi-custom single family homes with one-story or two-story floor plans and high-end options. In addition, a small number of resale duplexes built originally by Tiffany also exist. The Tiffany built homes range in size from 1,600 to 2,000 square feet.
Heritage Isle Lifestyle
Residents at Heritage Isle enjoy a myriad of group activities and amenities, and a full-time activities director is on hand to handle scheduling and other related tasks. Some of these organized activities include aerobics, billiards, water activities, personal fitness, card clubs, mah jongg, dominoes, bingo, ceramics, painting, Red Hat Society, group travel, book club, pool parties, hospitality nights, dinner dances, and computer classes.
Area
Residents don’t have to go far for shopping, dining, recreation, art and culture, and healthcare. Viera is home to several super-stores and shopping centers including The Avenues outdoor mall, the Art Gallery of Viera, the Space Coast Stadium, the Viera East Golf Course. The Veterans Administration Clinic and the Viera Hospital are nearby. The community is also close to the Brevard Zoo. For those wanting a more extensive wildlife experience, the Ritch Grisson Memorial Wetlands, at the end of Wickham Road past Heritage Isle, provides a scenic drive through 200 acres of wetlands with birds, alligators and other wildlife that attract naturalist photographers from around the world.
The Orlando International Airport is an hour and a half away, for those who have long-distance family visits. Orlando also provides all the large-scale excitement anyone could ask for. Universal Orlando Resort, Seaworld, Gatorland, Walt Disney World, Wonder Works, Orange Tree Golf Club, Fun Spot Action Park, Fort Gatlin Recreational Park, Bill’s Airboat Adventures, and the Harry P. Leu Gardens are only some of the major attractions available in Orlando.
