Traditions of America Richland is certainly not hard to find. It’s only about 30 minutes due north of downtown Pittsburgh in Allegheny County, and it’s about four miles west of the Pittsburgh North Golf Course. This easy-to-locate 55+ community is selling quickly; nearly half the homes have already been sold.

Active adult homebuyers trust the Traditions of America brand because they can depend on the quality construction and look forward to resort-style amenities. The company has eight 55+ communities in Pennsylvania, and three more in the works, including Richland.

Customizable Low-Maintenance Homes

Traditions of America broke ground on this property in 2019, atop a ridge of rolling, wood hills. The new single-family homes are priced from high $300s to the mid $600s, with seven models sized from 1,536 to 2,981 square feet. Some are available in move-in condition, while others may still be customizable.

These homes offer two to three bedrooms, two to three bathrooms, and attached two-car garages. All have a first-floor master suite and the option for adding a second floor, where an additional bedroom or den can be built. Standard features include keyless garage entry, wide foyers, and double-hung, tilt-in windows; options include hardwood floors, nine-foot ceilings, granite countertops, and expanded lofts.

World-Class Amenities

Like all Traditions of America properties, Richland is designed with active living in mind. Plans are underway for a dynamic 5-star clubhouse, which will have an exercise center with an aerobics studio for fitness classes. On the other side, you can find a large club room, a bar area, a sports lounge, and a multipurpose room. Out back, there’s a roomy covered patio with a fire pit as well as an outdoor swimming pool and patio.

Once things are up and running, there will also be an on-site Lifestyle Director to organize classes, events, and clubs for residents. These directors work with homeowners to set up fun activities like happy hours, day trips, yoga, and book clubs.

What’s in the Area

This new community is also less than 10 miles from the Pittsburgh suburb of Cranberry Township, but you don’t have to drive into either city to get to the closest grocery stores. Nearby Route 8 has a Giant Eagle Supermarket, a Walmart, a Shop n’ Save, and a Dollar Tree. There are also churches, restaurants, banks, coffee shops, hair salons, and other services in the surrounding area.

The nearest medical center is UPMC Passavant, which is only 15 minutes away; Allegheny Valley Hospital is a bit further. It takes about 40 minutes to get to the Pittsburgh Airport, which offers international flights.

Plenty of Things to Do

In addition to the Pittsburgh North Golf Course, there are several other courses in the area like Treesdale and Pheasant Ridge. Allegheny County also has a nice parks system that you can take advantage of. You can go hiking and fishing at North Park; it’s also a good spot to walk your dog or attend community events like yoga classes and nature walks. Hartwood Acres is a much smaller park, but it has a historic mansion you can tour, a cool sculpture garden, trails, and an outdoor amphitheater.

There are even more medical centers, restaurants, shops, parks, and outdoor recreation spots in downtown Pittsburgh, plus countless indoor attractions to keep you busy throughout the year. Locals are familiar with the Phipps Conservatory and Botanical Gardens and Carnegie Museum, but more eclectic ones like Randyland and the Bicycle Heaven museum may also pique your interest. Station Square is a favorite shopping destination, and some of the highest-rated restaurants include Spork and Salem’s Market and Grill.
