Cascades at Southern Hills - Brooksville, FL

Situated among rolling hills in Brooksville, Florida, Cascades at Southern Hills is an age-restricted community ideally situated within an hour of Tampa. This gated neighborhood is part of the larger, all ages master-planned community of Southern Hills Plantation. Cascades was originally started in 2005 by Levitt & Sons and completed approximately 50 homes by 2007 before filing for bankruptcy. Other builders in Cascades at Southern Hills included Lennar Homes and Oak Crest Homes. All homes are available on a resale-only basis.

Cascades at Southern Hills Amenities

Residents will have access to a community center that is currently under construction. A meeting room provides a space for residents to gather, and a fitness room is provided for those looking to stay in shape. Outside the amenity center there will be bocce ball, pickleball, and more to enjoy.

Residents of the 55 and better Cascades community can also purchase a membership in order to access the magnificent Southern Hills Plantation clubhouse. The 20,000 square-foot clubhouse was designed in the Old Florida style. It houses a library, billiards, hobby rooms, and a 7,500 square-foot fitness center. This center has great workout equipment with free weights, elliptical machines, treadmills, and flat screen TVs for entertainment during workouts. It also features an aquatic center as well as a full-service spa, where residents can pamper themselves with manicures, pedicures, wraps, and other relaxing treatments.

Outdoors, residents have use of four Har-Tru tennis courts and an elegant resort-style pool. The pool features competitive lap lanes and a spa. Casual dining is provided daily at the full-service restaurant, but residents also have use of three special event dining areas. These include a covered outdoor sitting area.

The private golf course within Southern Hills Plantation features remarkable elevation changes and rolling terrain over a 7,500 yard layout. Membership to the course is limited to residents of the Southern Hills Plantation master-planned community, including the Cascades 55+ community. Membership fees are set by the country club and are separate from homeowners association dues. Five sets of tees ensure enjoyable play on this championship course designed by Pete Dye. A PGA professionally managed golf pro shop is located at the Southern Hills Plantation clubhouse.

Cascades at Southern Hills Homes & Real Estate

Levitt & Sons started Cascades at Southern Hills in 2005 and built approximately 50 homes before exiting the community. Lennar Homes entered the scene and added another 13 homes to the community between 2008 and 2010. In 2012, Oak Crest Homes began production in the community with plans to build out Phase 1; however, exited the community before the phase was completed.

Inland Homes began building seven new floor plans in 2017. Floor plans offered in these new homes range in size from 1,334 to 2,335 square feet. They include two or three bedrooms, two or three bathrooms, and two or three-car garages. Each floor plan comes in a variety of styles and with many options.
