The Ponds at Cobblestone Park - Blythewood, SC

The ponds at Cobblestone is Not a 55 plus community. The streets designated as Active Adult contain families with children for some reason who want to live in higher price patio homes with retired northeners and empty nesters who don’t want them. What is insane is that there is cheaper family housing with more square footage in other sections of community. Not sure why a family with children would want to live there. The school district is bad. Westwood high school was rated a 3 out of 10. The middle school fairs little a better with 5 rating. The water and sewage rates are the highest I ever seen. There is an HOA fee that will be increasing 10 percent every year. Since it is a private community there is NO police present to enforce the law. People constantly speed, run stop signs and pass school buses when children are being boarded. It is exhausting experience I had to involve the better business bureau and consumer affairs to get D R Horton to correct warranty items. The local utilities and township boards will not work with in cooperation with Cobblestone. People who constantly break the HOA rules and can not even keep up a brand new home. It is a shame.

Wife, dog, and I moved here 6 weeks ago and are very happy with the move. Both retired and like Cobblestone Park and surrounding areas. If I had taken a review seriously, i wouldn’t have moved here, but since I don’t take reviews too seriously, I moved. I would’ve missed out on a very nice community. Our water is good and the neighbors are friendly. Happy with how quiet it is and a clean community. Look before you get involved with negative reviews. Always one in the crowd.

This is advertised as a 55+ community but it is not. It is also listed by DR Horton’s Best Community but it is the worse place I have lived and if not for the $5,000.00 plus other HOA fees on top of regular selling and agent fees, we would move. Young children play in the streets – most because there is no place for them to play – but these are children of residents who are in their 20s/30s. The front part of Cobblestone Park is kept beautiful but the Ponds (back part) looks like a trash heap; garbage is everywhere, common areas along roads not mowed or only mowed two feet from the road, sidewalks are broken, no lights have been installed along some roads (I tripped and hurt my hip when I first got here in an unlit area on a broken sidewalk), roads are falling apart, gates do not work properly, mailbox keys do not work, etc. They like to advertise golfing but it is very difficult getting tee times; in addition, the front part is beautiful but the back part is not. The amenity center is a basketball court that is never available, tennis courts that are never available, a gym with three treadmills/two ellipticals/about 10 weightlifting machines/and a set of free weights, and a pool that is at maximum capacity within an hour of opening until closing. DR Horton’s plans and promises has been to build extra amenity centers and pools to support all the new houses they are building but that plan has been in the works for several years and new houses keep being built on the areas they promised for these extra facilities. Finally, the houses are beautiful but the foundations erode, the houses leak, water into the house smells like sewer (if the fire hydrants are turned off, the water smells 10x worse – this is why they are always running), and it is difficult to get anyone to come fix anything because most systems that DR Horton installed need replacing and are difficult to get to once the house construction has been completed. If this is the best neighborhood in America, America is in trouble. Don’t take my word for it – if interested, come see for yourself. Notice where the sales people take you, the “minor things that will be fixed once construction is over,” the size of the amenity center and pool, and the size of Cobblestone Park. Notice the plan being shown and houses that now sit on the plan’s new amenity center and pool location and the houses that now sit on the back 9 of the extended golf course. I could go on but you get the idea. Otherwise, most of the neighbors are nice and hold parties or events on our own (even fishing events that are prohibited by the “HOA” that is really one DR Horton person that has the final authority on all things). Just be prepared; the Ponds are not as advertised.

We moved here from New York City about 6 months ago; we aren’t golfers but our reasons for buying had more to do with the quality of the homes, the location of the community and the variety of choices here. The grounds are well kept. The Pool and Gym have been used by us often. Alexander’s Restaurant has quality food choices. We also like the proximity to Columbia (where we have family) – a quick 30 minutes down 77. We opted to pay for lawn service – a good choice given our aversion to cutting grass. We’ve met friendly neighbors and love walking by the golf courses.

We enjoy the neighbors very much. Alexander’s Restaurant is not open much. We don’t golf but like how the course looks. The guard at the main gate are very plesaant. The Amenities Center is ver good. We are pleased with how Cory Wollenburg has responded; his predecessor was a bit slow. We wish the association would cut the grass on properties waiting to be developed.
