Builders Cornerstone Homes announced that they will be adding a new phase to the Barley Woods community in Fredericksburg, Virginia. Cornerstone Homes began construction on Barley Woods in 2017, and upon completion it will include 124 attached and single-family homes. The Villas of Fredericksburg in Virginia will build on the award-winning homes of Barley Woods.

Cornerstone believes that a great community has thoughtfully designed homes combined with amenities and social activities that cater to active adults. Barley Woods fits into this philosophy perfectly.

Barley Woods Home Selection

The single-family and attached homes of Barley Woods are all single-level, with spaces for entertaining indoors and outdoors. The models all have two bedrooms and two baths, but range from 1,700 to 2,100 square feet, so prospective homeowners can choose the layout that best works for their needs.

The Fredericksburg Area Builders Association (FABA) Parade of Homes awarded the new homes planned for Barley Woods with “Best Active Adult Kitchen by General Public,” “Best Active Adult Home by Realtors,” and “Best Active Adult Home by the Judges of the POH.”

These models also include options like granite countertops and hardwood floors. New homes range from the high $200s to the mid $300s. Each home is made to be comfortable and liveable for active adults.

Barley Woods Amenities

This comfort and vitality extends to the amenities offered by Barley Woods. The clubhouse provides a luxurious social space for residents, complete with indoor fireplace and cozy reading areas. The fitness center provides weights and cardio machines, but residents may choose to spend more time outdoors. The outdoor pool is surrounded by a patio, and the nearby grill and fire pits provide additional social spaces.

As a newer community, the events and clubs are still being established, but the spaces in the community facilitate getting to know your neighbors. Residents can also enjoy the nearby green spaces in Boxwell Glade Park, including the gardens, exercise trail, and a dog park.

Around the Community

Although the parks may make it feel rural, Barley Woods is just minutes from Interstate 95, placing it conveniently between Washington, D.C. and Richmond. Fredericksburg is an increasingly popular area in Northern Virginia because of relatively easy access to D.C., including the VRE commuter train and Amtrak station.

Along I-95, residents can find big box stores while downtown they can eat at a variety of local restaurants and peruse boutique shops. Fredericksburg is home to the University of Mary Washington, a public liberal arts and science college. The university’s presence provides quirky coffee shops and bookstores, as well as theater productions, live music, art galleries, and concerts.

The general population of Fredericksburg skews young because of the university, but according to a study by the University of Virginia, active adults are increasingly moving to cities like Fredericksburg. A lower cost of living and many opportunities to stay active keep people of retirement age in the state.

Cornerstone Homes is excited to offer active adults in Virginia these new options. “We know what the 55+ demographic wants, so this is another way for us to strengthen our role as Central VA’s exclusive happier, healthier 55+ new home builder,” says Roger Glover, owner of Cornerstone Homes.
