Set among palm trees and rolling greens, Cascades at Southern Hills is an attractive active adult community with initial plans for less than 200 single-family homes, but room to potentially grow much larger. Despite its current small size, this picturesque community features many desirable amenities including a golf course and a spacious clubhouse. Furthermore, its prime location puts residents within one hour of Tampa.
In 2005, Levitt & Sons originally started Cascades at Southern Hills with plans for a large-scale clubhouse and 800 homes. The development was opened as an age-restricted enclave within the larger Southern Hills Plantation master-planned community. Two years later, Levitt & Sons filed for bankruptcy after completing the first 50 homes.
Since that time, homes have been built by Lennar Homes and Oak Crest Homes. Currently, building activity is underway with several new homes under construction by Oak Crest Homes. The community is still open to active adults, yet the plans have been scaled back to include the first phase of just 190 single-family homes. Future plans for more homes or amenities are still to be determined.
Cascades at Southern Hills Amenities
Residents in Cascades at Southern Hills currently have access to the amenities offered in the larger Southern Hills Plantation community. This includes a 20,000 square-foot clubhouse designed to reflect Old Florida architecture with columns, verandas, and plenty of Southern charm. Amenities feature hobby and game rooms, a library, meeting rooms, and social areas. The 7,500 square-foot spa and fitness facility houses state-of-the-art equipment, an aquatics center, and full-service spa treatments.
Southern Hills Plantation’s outdoor recreations begin with a private golf course which stretches over 7,500 yards. This championship course was designed by Pete Dye with five tee boxes to provide challenging, yet enjoyable play for golfers of any skill level. Additional outdoor amenities include lighted tennis courts, bocce ball courts, a large resort-style swimming pool, and spa area. Nature lovers will love the scenic charm of Cascades at Southern Hills.
The Surrounding Area
Just beyond the community, the area features a variety of national parks and over 40 miles of hiking trails. Local restaurants and retail centers are spread throughout the area and residents can find a wide range of urban attractions in the nearby city of Tampa. Though Cascades at Southern Hills began with a rocky start, this lovely community features a picturesque setting as well as access to the amenities within the larger Southern Hills Plantation community. Its affordable homes may be just right for many active adults looking for a fabulous location without breaking the bank.
