Delaware 55+ Communities With Homes for Sale Under $250K

Delaware is affordable, and even more so for adults over 55. The state’s tax credits and low cost of living make it a great choice for people over 55 looking to move to an age restricted community or retire on a budget. Here are five communities with homes for sale under $250,000.

The beaches and natural areas provide places to be outside and enjoy nature, while outlets and tax-free shopping, wineries and breweries, and museums give residents many places to enjoy. Generally, the communities with lower-priced homes are in the Northern Delaware and Dover area, although a few can be found in Southern Delaware near the beaches.

Here are five communities throughout the state with homes for sale under $250,000.

Southern Meadow – Magnolia

Low $100s – Low $200s

The home prices at Southern Meadow are the lowest in Delaware. For under $150,000, prospective homeowners can purchase a two-bedroom, two-bath home. The six floor plans for single-family homes include two bedrooms and two baths, an optional den, and two-car garages.

The low prices don’t mean the community lacks amenities, either. Residents can enjoy working out in the fitness room, taking a swim in the outdoor pool, or getting to know neighbors in the clubhouse’s meeting rooms.

Spending time outdoors is easy at Southern Meadow, and residents can fish, garden, or take walks around the community. Located in Magnolia near Dover, residents can also enjoy the state’s historic capital city.

Noble’s Pond – Dover

Mid $200s – High $300s

Also located in Dover, Noble’s Pond is an age-restricted community offering new and resale homes. When complete, the community will include 800 single-family and attached homes. The models include residences with two to three bedrooms, and while many models list above $250,000, residents can still find two-bedroom, two-bath homes in the low $200s.

The community’s clubhouse, named The Point, features places where residents get together to take classes, enjoy hobbies, and stay fit. Outside, residents can swim in the pool, practice putting, enjoy a friendly game of bocce or horseshoes, or take a walk around the gardens and green space in the community.

Crossings at Christiana – Bear

High $100s – Low $200s

At Crossings at Christiana, active adults find a quiet community of just 140 homes in the Wilmington area. The attached homes have one to two bedrooms and two to two-and-a-half baths, with up to 1,925 square feet of living space. Homes also feature attached garages, vaulted ceilings, and outdoor patios.

In the clubhouse, residents stay active at the fitness center or participate in community events in the banquet room. Technically located in Bear, Crossings at Christiana is both minutes from the Christiana Mall and the waterfront of the Delaware River. Residents also enjoy tax-free shopping, the amenities of Wilmington, and the natural beauty of Northern Delaware.

Heritage Shores – Bridgeville

Low $200s – Low $400s

Heritage Shores in Bridgeville is another Sussex County community, a little farther from the shore than the Villages at Cinderberry. Heritage Shores is a large, resort-style community centered around an 18-hole golf course.

Residents get to know their neighbors in the clubhouse, which houses a restaurant, meeting rooms, craft rooms, a library, a billiards room, and a wine bar. Staying active is easy, with tennis courts, indoor and outdoor pools, a fitness center, and a dance studio.

With a variety of builders and models, the community offers homes ranging from two to four bedrooms. However, residents looking for homes under $250,000 can find two and three bedroom homes with features including hardwood floors, one-car garages, and screened-in patios.
