If you’re looking forward to an Arizona retirement, there are a number of Central Arizona communities with homes for sale under $200k. Indeed, some of the best lowest-priced communities in Central Arizona have homes for sale in the low $100s and even under $100k.

Whatever your desired price range, you can always search for homes in larger communities such as Sun City and Sun City West. As the two largest active adult communities in Arizona, they have homes on the market to suit all budgets, including homes for sale under $200k. Here’s a selection of communities, smaller than Sun City and Sun City West, with plenty of amenities and homes selling for under $200k in Central Arizona.

Sun Lakes – Sun Lakes, AZ

Mid $100s – High $700s

Sun Lakes is a gated community with a low age-restriction, catering to the 40+ active adult. It has 6,683 attached, manufactured, and single-family homes, and it’s south of Chandler on the very southern edge of the Phoenix Metropolitan Area. It’s an easy 30-minute drive away from Downtown Phoenix along Interstate-10, while unspoiled Arizona desert is right outside its doorstep.

Sun Lakes offers many attractive amenities, especially if you’re a golfer. It has four 18-hole courses and three 9-hole courses. There are five clubhouses, a choice of restaurants, several fitness centers, outdoor pools, arts and crafts studios, seven tennis courts, and facilities for other outdoor activities such as pickleball, racquetball, handball, and bocce.

There are numerous models here, among the different home styles available. The smallest offers 1,320 square feet with one bedroom, a den/second bedroom, two bathrooms, and a two-car garage. Prices for these smaller homes start in the mid $100s.

Dreamland Villa – Mesa, AZ

High $100s – High $200s

Dreamland Villa is a 55+ active adult community with 2,732 single-family homes. It’s in the city of Mesa, which is the third-largest city in Arizona but also part of the urban spread of Greater Phoenix. Downtown Mesa with its historic buildings, museums, shops, and restaurants, is a 20-minute drive west of Dreamland Villa, while the 1,150-acre Red Mountain Park, with its sports facilities, fishing lake, and walking trails, is less than ten minutes away.

Amenities include a 9-hole golf course, though there are several 18-hole courses within a 10-minute drive. There are also two clubhouses that offer numerous arts and crafts studios, a library, a theater, an outdoor amphitheater, and three swimming pools. Outdoor activities include pickleball, shuffleboard, and bocce.

The smallest models here have 942 square feet with two bedrooms, one bathroom, and a carport. There are several other models at under or just over 1,000 square feet, though all have two bedrooms and some have an extra bathroom.

Leisure World – Mesa, AZ

High $100s – High $300s

Leisure World is a gated active adult community with a 45+ age restriction. It’s also in the city of Mesa, about a 20-minute drive from downtown. A similar drive to the west takes you to the foothills of the Superstition Mountains, the peaks of which are visible from this community. It has 2,664 homes, made up of single-family and attached homes as well as condos.

Leisure World lives up to its name with its amenities including two 18-hole golf courses and three outdoor pools. There’s also a 10,000-square-foot fitness center, three ballrooms, numerous arts and crafts studios, and a library. Outdoors, residents can play tennis, pickleball, bocce, shuffleboard, and basketball. There are also scenic ponds plus hiking and biking trails.

Condos here offer a low-maintenance lifestyle and start at just under 1,000 square feet with one bedroom, but two- and three-bedroom condos are also available. These, as well as the attached and single-family homes, start below $100k, while $200k will buy you a two-bedroom, two-bathroom home of about 1,700 square feet.

Province – Maricopa, AZ

High $100s – High $500s

Province is a gated community for the 55+ active adult, and it has 2,217 attached and single-family homes. It’s in Maricopa, a city of about 50,000 people that’s a 45-minute drive south of Phoenix and a 90-minute drive from Tucson. It’s a city surrounded by Arizona desert, and the entrance to the Sonoran Desert National Monument is just a 20-minute drive from Province.

Amenities at Province include a 32,000-square-foot clubhouse, a fitness center, a ballroom, an indoor and an outdoor pool, several arts and crafts studios, an aerobics and dance studio, an 18-hole putting green covering an area of 50 acres, and courts for tennis, bocce, pickleball, basketball, and shuffleboard.

There are numerous models available, the smallest and most affordable being villas with 1,172 square feet. These have one bedroom, a den/second bedroom, two bathrooms, and a two-car garage. There are also single-family homes starting at 1,214 square feet with two bedrooms, two bathrooms, and a two-car garage. Prices start below $200k, and larger homes are also available at just over $200k.

Apache Wells – Mesa, AZ

Low $100s – High $400s

Apache Wells is a gated community for the 55+ active adult, and it has 1,823 condo, attached, and single-family homes. It’s at the eastern edge of the Greater Phoenix Metropolitan Area, and outdoor attractions like the 3,600-acre Usery Mountain Regional Park are only a 15-minute drive further east.

Amenities here include access to the Apache Wells Country Club, an 18-hole golf course with a pro shop, a bar and grill, and practice facilities. Other amenities include a fitness center, ballroom, an outdoor pool and spa, craft and hobby rooms, lakes, hiking and biking trails, a church, a community garden, and facilities for pickleball, bocce, shuffleboard, and softball.
