Del Webb has three active adult communities near Tucson for potential homebuyers to consider. 

Del Webb’s first development was Sun City in Phoenix, but the builder now has three communities in Tucson for those who might prefer the active adult lifestyle in Arizona’s second city.

Tucson is much smaller and more laid-back than Phoenix, and it’s better for those who want to get out into the desert and the mountains. The landscape provides scenic views throughout the city and gives residents plenty of opportunities for hiking, cycling, horseback riding, and other outdoor activities. 

Tucson’s Del Webb communities also benefit from the experience the company gained in building its first developments in Phoenix. If you combine the amenities of the communities with the attractions Mother Nature provides, then there are a lot of reasons to consider the 55+ active adult lifestyle in Del Webb’s Tucson communities.

Mid $300s - Low $700s

Sun City Oro Valley was built between 1986 and 1996 in Oro Valley, north of Tucson. It’s a 30-minute drive from Downtown Tucson and only a five-minute drive from Catalina State Park in the Santa Catalina Mountains. The park has 5,500 acres, encompassing hiking, biking, and horseriding trails, with canyons, streams, over 5,000 saguaro cacti, and 150 species of birds.

Sun City Oro Valley has 2,488 single-family and attached homes for the 45+ active adult. Models start at 1,035 square feet with two bedrooms, two bathrooms, and a two-car garage. There are numerous other models to choose from, through to the largest at 2,665 square feet with three bedrooms, a den, three bathrooms, and a two-and-a-half-car garage.

Amenities include an 18-hole golf course, mini-golf, two outdoor pools, and the Artisan Center, which is a designated arts and crafts center with workshops and studios. There’s also a fitness center, an auditorium, a ballroom, eight tennis courts, and courts for pickleball, bocce, and basketball.

There are also numerous clubs, classes, and activities including dance, arts and crafts, card and board games, sports, hiking, biking, investing, and more.

Del Webb at Dove Mountain is a newer 55+ active adult community in the fast-growing town of Marana, which has a population approaching 50,000. It’s located in the foothills of the Tortolita Mountains, which contain hiking trails, canyons, a riparian area, and a preserved Hohokam pueblo. It’s also just a 30-minute drive away from Downtown Tucson.

This 55+ community has 600 single-family homes. There are eight floor plans available, starting at 1,573 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest models are 2,514 square feet, providing two bedrooms, a den, two-and-a-half bathrooms, and a two-and-a-half-car garage.

Amenities include the Saguaro Recreation Center, a fitness center, an aerobics studio, a cafe, an outdoor pool and spa, and courts for several sports including pickleball.

High $200s - High $400s

Del Webb at Rancho Del Lago is a gated community for the 55+ active adult, on which work began in 2008. With 522 single-family homes, the community is located in Vail, a small town of about 10,000 people. It’s an easy 30-minute drive away from Downtown Tucson along Interstate10, and it’s also a 10-minute drive from Colossal Cave Mountain Park, which has hiking trails as well as a massive cave network that was at the heart of the park’s creation. 

Models start at 1,212 square feet with two bedrooms, two bathrooms, and a two-car garage. Despite this community being comparatively mid-sized, there are many styles and floor plans available, the largest being  2,823 square feet with three bedrooms, a den, three bathrooms, and a two-car garage. 

Amenities here include a 14,000-square-foot clubhouse, an 18-hole golf course, an 18-hole putting green, a fitness center, an aerobics and dance studio, a ballroom, outdoor pools, and athletic courts. Residents can also participate in clubs and classes for such activities as cooking, dancing, fitness, gardening, casino trips, reading, travel, and much more.
