Del Webb has announced its first new community in ten years in the Las Vegas area.

Active adults looking for a new community in the Las Vegas area will want to consider Del Webb at Lake Las Vegas. One of the nation’s premier builders of active adult communities announced in July that they would begin construction this month on the new community. When complete, the age-restricted community will include 461 single-family homes in ranch-style floor plans.

Del Webb’s First Community in a Decade

In the Las Vegas area, Del Webb has developed many 55+ communities, including the popular Sun City communities. As part of the PulteGroup, Del Webb has experience developing properties across the country. However, Las Vegas has a special appeal to active adult homebuyers, especially snowbirds. Factors like “no state income tax, moderate year-round climate, and access to world-class amenities” make it a good real estate market, says Ryan Breen, president of PulteGroup’s Las Vegas division.

While Del Webb’s original community of Sun City Summerlin has almost 8,000 homes, Del Webb at Lake Las Vegas will have 461 homes when complete. The 125-acre community will be gated, but it will also be a part of the Lake Las Vegas master-planned community.

Single-Story Homes With Open Floor Plans

As with other Del Webb communities, the homes at Lake Las Vegas will feature award-winning floor plans designed with active adults in mind. The nine single-family models will range from 1,500 to 2,800 square feet, and they’ll include two to three bedrooms, two to three-and-a-half baths, and two-car garages.

Homeowners will be able to enjoy entertaining in spacious living areas and kitchens or on outdoor patios. Other optional features include soaking tubs, tiled bathrooms, granite countertops, and hardwood floors. The homes are designed with a Mediterranean flair, but they also echo Southwest-style architecture and the Nevada desert.

Resort-Style Amenities in a Walkable Community

Del Webb at Lake Las Vegas is located in Henderson on the east side of Las Vegas. The greater planned community of Lake Las Vegas already features two golf courses, two resort hotels, a retail village, and a sports club. Residents of the Del Webb community will also be able to use the owners’ marina and water sports equipment to take advantage of the 320-acre lake.

However, the Del Webb community will also have amenities restricted to community homeowners. The 10,000-square-foot clubhouse will include meeting rooms, community spaces, a recreation center, pickleball courts, and an outdoor pool. “Del Webb at Lake Las Vegas will offer residents a vibrant lifestyle with resort-style amenities in their backyard,” says Breen. Residents will have no problem staying active. Del Webb communities also offer organized clubs, classes, and activities for residents.

Lake Las Vegas is on the boundary of the Lake Mead National Recreation Area, offering additional boating, hiking, and outdoor recreation for residents. The community is also about a half an hour from both entertainment on the Las Vegas Strip and restaurants and shops in the revitalized Downtown Las Vegas. The Las Vegas International Airport is also about a half-an-hour drive away.
