Sun City, Arizona’s original 55+ active adult community, is a 25-minute drive northwest of Downtown Phoenix, and a similar distance from the 30,000 acres of the White Tank Mountain Regional Park to the west. Its 27,492 homes include a range of condos.
Models start with apartments of 635 square feet providing one bedroom, one bathroom, and a one-car garage. Prices start below $100k, making these among the most affordable condos in the Phoenix area, especially given the facilities available at Sun City.
Amenities here include 11 golf courses, seven recreation centers, several pools and spas, fishing lakes, and courts for pickleball, tennis, horseshoe, lawn bowling, and bocce. There’s also an on-site hospital, and clubs and classes for countless activities.

Sun City Grand – Surprise, AZ

Sun City Grand is a 45+ active adult community of 9,802 homes, including condos, in the city of Surprise. It’s a 45-minute drive northwest of Downtown Phoenix and about 20 minutes from the entrance to the White Tank Mountain Regional Park.
Condos range from 427 square feet, with one bedroom, one bathroom, and a one-car garage, through to 1,021 square feet, providing two bedrooms, two bathrooms, and a one-car garage.
Amenities in Sun City Grand include four golf courses, several clubhouses, indoor and outdoor pools, a TV station, arts and craft centers, fishing lakes, and courts for tennis, pickleball, and other sports. There are numerous groups and classes residents can join such as music, dance, politics, poker, and clubs for every sport, arts and crafts imaginable.

Westbrook Village – Peoria, AZ
Mid $300s – Mid $500s
Westbrook Village is a 15-minute drive from Downtown Peoria, a northwestern suburb of Phoenix. It’s a 40+ active adult community with 3,910 homes.
Condos range from just under 1,000 to around 1,800 square feet. Most have two bedrooms, two or two-and-a-half bathrooms, and a balcony or patio. The condos also have their own pool, with prices starting in the mid $100s.
Amenities feature two recreation centers and a Fine Arts and Learning Center. There are two 18-hole golf courses and many groups for residents to join, such as aerobics, yoga, hiking, and dance.

Apache Wells – Mesa, AZ

Apache Wells is also in Mesa, but in the north of the city and a ten-minute drive from the Usery Mountain Regional Park, a 3,648-acre recreational area of the Goldfield Mountains. This 55+ active adult community has 1,823 homes.
Condos range from about 600 to 1,600 square feet and have one or two bedrooms, one or two bathrooms, and a parking space. Prices start in the low $100s.
Amenities here include an 18-hole golf course and access to the Apache Wells Country Cub, as well as a fitness center, outdoor pool and spa, arts and crafts studios, sporting facilities, hiking and biking trails, and a lake. A good number of clubs range from an art club to Zumba.

Scottsdale Shadows – Scottsdale, AZ

Scottsdale Shadows is in Scottsdale, the most upscale of the cities in the Phoenix area. This gated community of 838 condos with no age restriction is across the street from the 32-acre Camelback Park with its hiking, biking and jogging trails, and a lake.
Condos go from 850 to 2,352 square feet, have one to four bedrooms, one to four bathrooms, and an underground parking space. Prices start in the high $100s.
Amenities include a 9-hole golf course, two tennis courts, three outdoor pools, and a spa. Activities include Friday-night movies, exercise classes, and ballroom dances.
