The clubhouse is very nice and we use it almost every day. At first I was concerned about how close the houses are together but that's pretty par-for-the-course around here and now I don't even notice it, plus our neighbors are great! Our house is a good size with three bedrooms so we didn't really downsize, rather now we get to use those extra rooms the way we want. We turned one into a fun movie room and use the other for a home office.
