Located on Florida’s Gulf Coast, Dunedin is a tranquil, seaside town that’s full of arts, nature, and activity. Baseball fans love that it’s the spring training home of the Toronto Blue Jays, and it’s home to the minor league Dunedin Blue Jays. It’s also festival-friendly, with an annual wine and blues festival, a Celtic festival, and a Mardi Gras celebration that brings the town together. A stroll through the downtown area will offer unique cafes, independent boutiques, and coastal art galleries.

Active adults looking for Dunedin homes for sale have several 55+ communities to choose from. Close to Tampa and St. Petersburg, it’s an ideal spot for a Florida retirement or a part-time winter destination. Let’s take a look at the best Dunedin has to offer.

Patrician Oaks

Low $100s – Mid $100s

A small 55+ community with a lot of social events and activities, Patrician Oaks has 120 resale condo units in comfortable two- and three-story buildings. These homes are affordable and spacious but also low-maintenance. With one or two bedrooms and one or two bathrooms, five floor plans offer between 815 and 1,125 square feet. Buyers can find upgrades and special features like walk-in showers, stainless steel appliances, and granite counters. There’s plenty of carport parking available throughout the community.

The clubhouse has an exercise room and a multi-purpose room, as well as a library and a catering kitchen. There’s also billiards, shuffleboard, and an outdoor pool with a patio and spa. The community is right off State Road 19, which means it’s easy to get to other coastal cities like Clearwater and Safety Harbor.

Royal Stewart Arms

Mid $100s – Mid $200s

Waterfront living in eight condo buildings is available at Royal Stewart Arms, a 55+ community that looks out over the Gulf and the Intracoastal Waterway. It’s perfect for people who love fishing, boating, and watching seabirds soar just above the shoreline. This well-landscaped community has a pool, tennis courts, shuffleboard, and horseshoe pits. There’s also a collection of gardening plots and a fishing pier. The community is on Honeymoon Island, which gives residents instant access to beautiful beaches, communal dog parks, hiking trails, and a protected area where eagles nest.

The clubhouse has an exercise room and a sauna, and there’s also a party room and catering kitchen inside the recreation hall. Community events and parties are frequent, and movie nights, game nights, cooking demonstrations, and dinners bring neighbors together. The condos range from 539 to 1,420 square feet and have one or two bedrooms and bathrooms.

Edgewater Arms

Mid $200s – Mid $600s

Buyers looking for modern, upscale condos in Dunedin will find what they want at Edgewater Arms, which is on the Gulf of Mexico. Two private piers offer great fishing opportunities and quiet sunsets. Condo units are between 620 and 1,505 square feet with one or two bedrooms. They’re in secure high-rise buildings with elevators and magnificent views.

This property was constructed in the early 1970s, but it has been updated frequently. The white exteriors and deep brown roofs reflect coastal living, and the HOA fee covers the communal maintenance and upkeep.

In addition to the piers, residents enjoy a pool and patio as well as a clubhouse with billiards, darts, table tennis, and a fitness center. There’s also a catering kitchen, which is handy for social events and parties often hosted by neighbors. It’s hard to live any closer to some of the state parks in Dunedin, including Honeymoon Island and Caladesi Island.

Pinehurst Village

Below $100K – Low $100s

Pinehurst Village is a 55+ community in Dunedin that’s close to everything. It’s not too far from the beach, downtown, or Hammock Park, where there’s disc golf, boardwalks, and a butterfly garden.

Amenities at Pinehurst Village include a clubhouse with an exercise room and a multi-purpose room. There’s an outdoor pool and patio and six shuffleboard courts. Residents enjoy the picnic area as well as holiday parties and social events, including Bingo.

There are 240 condo units that are small and easy to maintain. They have one bedroom and one bathroom with 645 square feet or more. Each condo gets a parking space with a carport, and many upgrades are available in resale condo homes, including ceramic tile and stainless appliances.

Heather Ridge

Below $100K – High $100s

Heather Ridge is just the right 55+ community for buyers who love being outdoors. There are three pools, lots of walking and biking trails, and plenty of well-landscaped greenspace that includes parks and other natural settings. Covered patios have grilling areas, making impromptu picnics a breeze. Six shuffleboard courts are also available for recreational or competitive play.

The resale homes at Heather Ridge are spacious with open floor plans and a lot of possibilities. They are available as condos or attached villas. Condos have 815 to 1,060 square feet with one or two bedrooms and one or two bathrooms. The villas have 1,040 to 1,580 square feet, two bedrooms, one or two bathrooms, and outdoor lanais or patios. All homes come with a parking space as well as features like walk-in closets and modern kitchens.

Heather Hills Villas

Below $100k – Low $100s

An intimate 55+ community with only 64 attached homes, Heather Hills Villas is a unique place for active adults to call home. It’s quiet and scenic but also close to all the excitement that can be found in Downtown Dunedin or on the pier in Clearwater Beach. Onsite, there are a couple of shuffleboard courts, a pool, and a clubhouse with a multi-purpose room for events and activities.

The villas have one or two bedrooms, large master suites, and screened lanais. They offer 725 to 990 square feet, and many homes have a view of the pond, where birds, ducks, and turtles can often be seen relaxing in the sun. There’s little maintenance involved in these homes; the HOA takes care of mowing, watering, and landscaping. Also, it’s easy to get to Downtown Tampa from Heather Hills Villas; residents simply need to follow one of three bridges over the bay.
