Green Valley in Southern Arizona has a number of affordable communities for the 55+ active adult, providing a wide variety of homes to choose from. Here are the most affordable Green Valley communities, all offering homes for sale under $200k.

There are several dozen communities in Green Valley, providing a wide variety of homes to choose from. Some communities are large and have their own amenities such as golf courses, restaurants, swimming pools, and pickleball courts, while others are small and residents make use of the facilities offered by the umbrella organization of Green Valley Recreation.

Green Valley Recreation

An important factor in choosing a retirement home in Green Valley is whether to have a membership with Green Valley Recreation (GVR). Membership with GVR is tied to a house, not a person, but not all homes come with GVR membership.

If you intend to take advantage of the many facilities that GVR offers its members, such as swimming pools, fitness centers, pickleball, and other amenities, then you’ll want a membership, but if you don’t intend to take part in the activities or you’re buying in a community which has its own facilities, then buying a home without a GVR membership can save you a few hundred dollars a year.

Here are the most affordable Green Valley communities, all offering homes for sale under $200k.

Desert Hills 4

Low $100s – Mid $200s

Desert Hills 4 has no amenities of its own, but it’s only a few minutes from GVR’s Desert Hills Social Center.

About a 5-minute drive south of the center of Green Valley, Desert Hills 4 is a community of 224 attached homes for the 55+ active adult. Homes in Desert Hills 4 offer 1,000 to 1,200 square feet with most having two bedrooms, two bathrooms, and an attached garage.

This community is near a number of other similar communities as well as golf courses. Desert Hills 4 has no amenities of its own, but it’s only a few minutes from GVR’s Desert Hills Social Center, which has an auditorium, a fitness center, arts and crafts studios, billiards, a sauna, an outdoor pool, and four tennis courts.

Desert Hills 5

Canyon View

Residents of Canyon View are not members of GVR but enjoy their own amenities.

Canyon View is a 55+ active adult community of 229 single-family and attached homes. It’s a 5-minute drive north of the center of Green Valley, and it’s also near the Green Valley Village shopping mall, which offers restaurants and stores such as Sears and Ace Hardware.

Residents of Canyon View are not members of GVR but enjoy their own amenities which include a clubhouse, an exercise room, an outdoor pool and spa, billiards, and a library. Clubs and activities include monthly breakfasts, card and board games, a book club, and yoga.

Models range from 1,080 to 1,400 square feet with most having two bedrooms, two bathrooms, and an attached garage.

The Springs at Santa Rita

The Springs at Santa Rita is a gated 55+ community of 442 single-family and attached homes. It’s a 10-minute drive south of the center of Green Valley and directly off an exit from Interstate 10.

This community benefits from having the largest GVR social center within its grounds. This provides amenities such as a 30,000-square-foot clubhouse, a fitness center, an outdoor pool and spa, arts and crafts studios, hiking and biking trails, and a private park covering 24 acres.

The smallest models are only 850 square feet, making for some of the more affordable one-bedroom homes in Green Valley, through to 1,600 square feet for the largest single-family homes of up to three bedrooms.

Casa Paloma

Casa Paloma is made up of two separate 55+ active adult communities that are adjacent to one another.

Casa Paloma is made up of two separate 55+ active adult communities—Casa Paloma I and Casa Paloma II—that are adjacent to one another.

Each has its own GVR social center, and there are a total of 639 attached homes altogether. It’s a two-minute drive north of the Green Valley Village shopping mall, and a two-minute drive from the Green Valley Library.

The amenities in each community include a clubhouse, an outdoor pool and spa, and six shuffleboard courts. GVR’s major Las Campanas center is five minutes away and provides a pool with a chair lift, a spa, a fitness center, and courts for tennis, bocce, and racquetball.

Models are all under 2,000 square feet, and most have two bedrooms, two bathrooms, and a carport or driveway parking.

The Villages of Green Valley

Below $100k – High $100s

The Villages of Green Valley is a community of 475 single-family and attached homes for the 55+ active adult. It’s a five-minute drive north of the center of Green Valley, and only two minutes from the nearest small shopping mall with a Safeway as well as other stores and restaurants. Another shopping mall with a Walmart Supercenter and a cinema is just five minutes away.

The Villages is part of GVR but also has its own amenities. These include a clubhouse, a fitness center, an outdoor pool, a tennis court, four pickleball courts, and six shuffleboard courts.

Models start at 745 square feet, making this one of the most affordable communities in Green Valley. These homes have one bedroom, one bathroom, and a garage. There’s a range of other sizes, with the largest homes being 2,500 square feet.
