Oceana in Oceanside, California is a beautiful active adult community in North San Diego County. Oceana is situated just 4 miles from the ocean and 275 feet above sea level, where residents can enjoy the climate that blends the hotter inland areas with cooler ocean breezes.

Oceana was built during a 20-year period from 1964 to 1984 and currently has over 2,000 homes on a resale-only basis. There are twelve separate neighborhoods in Oceana that are included in larger sections such as Oceana South, Oceana East, Oceana Mission, Oceana Real, and Vista Oceana. Each section of the community enjoys its own clubhouse with an outdoor pool and spa, and the main Oceana neighborhood has a large clubhouse exclusively for residents of the main Oceana neighborhood. Active adults looking to enjoy the Southern California climate at reasonable prices and with numerous amenities will find it all at Oceana.

Oceana Amenities

At the heart of Oceana is the original community clubhouse. Available to residents of the main Oceana neighborhood, this clubhouse has several options for active adults to gather with neighbors, whether by joining a club in the card room, challenging a friend at the billiards table, or honing a new hobby in the ceramics, lapidary or woodworking shop. Oceana also provides several opportunities for residents to enjoy the beautiful year-round climate with two outdoor pools, BBQ areas, and the community vegetable garden. The beautiful Emerald Isle Golf Course is adjacent to Oceana where residents of the original Oceana neighborhood receive a discounted rate on green fees. Plus, walking and biking trails meander through Oceana and are ideal for tranquil strolls through the community. Oceana's well-manicured terrain and blossoming flowers provide a relaxing environment and make it seem like a world-class resort.

The attached homes are featured in several neighborhoods. Some attached homes range from 660 to 1,099 square feet and come standard with one to three bedrooms, one to two bathrooms, and either a nearby carport or an attached one-car garage. Many of these homes feature an outdoor patio or atrium for entertaining guests or for planting your own garden.

The attached homes of the Oceana South neighborhood range from 1,046 to 1,223 square feet. These homes have two bedrooms, two bathrooms, and attached one-car garages. These homes typically feature hardwood floors, stainless appliances, and outdoor patios.

Beautiful landscaping, views, nice roads, and great walking sidewalks. They have a very nice pool, resale shop, art studio, and large clubhouse. Lots of activities and good value for the area.

Oceana is perfect for anyone looking for great amenities at an affordable price. Some of the homes are a little older, but many are starting to be rehabbed. You can't be the price for Southern California. The clubhouse is really nice and everyone likes it here.

5 star rating. Excellent location. No traffic, no solicitors and no drama. Peaceful, quiet and private. I'm very fortunate to have discovered this wonderful community.

Friendly and relaxed is how I would describe Oceana. It's not at all pretentious like so many other communities which is what I like most. You've got all the basic amenities, a great location, nice homes and friendly neighbors. What more could you ask for!

Nice area for 55+ community. Homes are older and the clubhouses show their age, but the residents are very welcoming. Recommend!

Nice place to live. However, be aware that there are problems with sewer lines. Houses that were built during the initial phase have cast iron sewer pipes. Most of these pipes are no longer functioning due to rust and old age. Make sure to check your sewer line. You most likely need to go through the expensive process of replacing the sewer line to avoid continuous backups and problems when living there.

Wish I would have never bought in Oceana East. The grounds and landscaping is horrendous. Dues are $330 a month for nothing. Only a few select homes have nice yards. Rules are only unforced to some. Mismanaged horribly. Many are selling.

All potential buyers, exercise a lot of caution before buying here. The office / HOA gives little to zero to it's residents. The operate in a bubble, and do not care about residents concerns. They will not help with even basic tasks, they are incredibly inept at fixing or even addressing safety concerns. The quality of life here has declined dramatically in the last 5 years, mainly due to the HOA, and the office staff.

This is a horrible place to live, renting or buying. The HOA here is the worst, they don't know what they're doing, they have law suits against them. The rentals are owned by slum lords, the grounds are a mess. I've only lived here less than a year and HATE it.
