It’s halfway between Philadelphia and New York, it has 18 outdoor parks, and it features some of the finest healthcare facilities on the East Coast, but this is just the tip of the iceberg. Middlesex County also appeals to active adults because of its restaurants, shopping malls, and affordable retirement communities.
The Middlesex County Parks System provides residents with hiking and biking trails, playgrounds, and ball fields. Its outdoor amphitheater in Edison puts on Broadway-style productions that draw in huge audiences, and public golf courses include Raritan Landing in Piscataway, The Meadows in Plainsboro, and Tamarack in East Brunswick (all have low green fees). And about those hospitals: You’ll find nine top contenders, including Penn Medicine Princeton Health and Robert Wood Johnson University Hospital in New Brunswick.
Getting around Middlesex is easy since almost every major north/south East Coast roadway and rail passes through here. Major highways include U.S. Routes 1 and 9, the Garden State Parkway, and the NJ Turnpike. The Newark Airport is also a great option for those who don’t want to face the traffic around the larger nearby international airports.

Below $100k – Mid $400s
As one of the largest 55+ communities in the entire state, Rossmoor Village is an established, gated development with 2,303 resale condo, attached, and single-family homes alongside resort-style amenities. There are dozens of floor plans, and depending on the model, you may find options like attached garages, carports, Florida rooms, or patios. Homeowner’s association (HOA) fees vary and include lawn care, snow removal, water/sewer, and exterior maintenance.
Did we mention the golf course? The 18-hole, par-72 Rossmoor Golf Course is highly rated, and it’s set on 104 acres. There are also bocce ball, tennis, and croquet courts as well as an Olympic-sized, heated pool on the grounds. The clubhouse offers a fitness center, meeting and hobby rooms, and a computer room. Rossmoor Village also offers clubs and activities for every interest, like a dance club, religious and ethnic groups, aqua aerobics, a players group, and planned trips.
Low $100s – Mid $200s
Designed for downsizing, The Club at East Brunswick is a well-priced active adult neighborhood with 368 resale condo and attached homes. There are three condo models, and they are inside two-story condo buildings. The units range from 1,032 to 1,125 square feet with one to two bedrooms, one to two bathrooms, and assigned parking. The attached homes range from 1,074 to 1,228 square feet with two bedrooms, two bathrooms, and detached one-car garages. Some have granite countertops, skylights, or updated kitchens and bathrooms, and the HOA fee covers snow removal and grounds maintenance.
The welcoming community clubhouse is a hub for activity, and it offers an exercise room, activity rooms, and billiards. There’s also a garden area, a bocce ball court, tennis courts, and a sparkling outdoor pool. Also, you’ll love the location since it’s right by Exit 9 of the Turnpike near Rutgers University. Nearby Route 18 is lined with grocery stores, pharmacies, retail stores, restaurants, medical offices, and beauty salons.
Mid $100s – Mid $400s
Another one of our larger communities is Concordia, a gated 55+ neighborhood with 1,757 condo, attached, and single-family ranch homes. The condos range from 950 to 1,650 square feet with two bedrooms, one or two baths, and carports or attached garages. The townhomes and ranches range from 1,058 to 1,600 square feet with two bedrooms, one-and-a-half to two-and-a-half baths, and carports or attached garages. The single-family models are sized from 1,500 to 1,700 square feet with one to two bedrooms, two bathrooms, carports or garages, and patios. Concordia’s HOA fee provides for exterior and common grounds maintenance, trash removal, and snow clearing.
There are social clubs and events for every interest here, like book discussion, yoga, Christian Fellowship group, free movies, and the Social Singles Club. Some meet at Club Concordia, which offers an indoor pool and spa, a state-of-the-art fitness center and sauna, a ballroom, and an arts and crafts studio. Outside amenities include six lighted tennis courts, bocce ball courts, an outdoor pool, and walking trails. Many will agree, though, that this community’s best perk is the Concordia Golf Course, which offers reasonable membership fees, a pro shop, a café, and special events.
Low $100s – High $300s
Like the other communities here, Whittingham has a wide range of housing options, a well-appointed clubhouse, and a desirable Middlesex County address. This is a gated community, with 413 condo, attached, and single-family homes. The condos are housed within two-story buildings with a unit on each floor. They range from 1,200 to 1,400 square feet with two bedrooms, two bathrooms, and garages. The four attached models are sized from 1,680 to 1,930 square feet with two bedrooms, two-and-a-half baths, and one- or two-and-a-half-car garages. Whittingham’s three single-family models range from 1,140 to 1,280 square feet with two bedrooms, two baths, and one- or two-car garages.
On-site amenities include a 9-hole golf course, indoor and outdoor pools, tennis, bocce ball, an indoor walking track, hobby and gathering rooms, The Tap Room restaurant, a community garden, and RV parking. Homeowners also take part in exercise classes, line dancing, Yiddish Club, movie nights, and lectures. There’s also an HOA fee to cover community services costs.
