Active adult homebuyers on a budget should consider these Eastern Pennsylvania 55+ communities.

In Eastern Pennsylvania, a region defined by historic and beautiful homes, there are fascinating landmarks everywhere. Take Philadelphia: The “Birthplace of Our Nation” is home to Independence National Historical Park and the Franklin Institute. And then there’s Allentown, which is part of the Lehigh Valley and home to historic Bethlehem. Reading also has its share of interesting spots, like its Centre Park Historic District. Other Eastern PA national treasures include Valley Forge National Park and Washington’s Crossing.

With so much to see, it’s no wonder why folks (including retirees) are drawn to this part of the country. There are 127 active adult communities in Eastern Pennsylvania with sale prices all over the board. Looking closer at the $350k price range, we found a group of appealing 55+ communities near Philly and Allentown. There are four active adult communities in the Reading area, but their price points are a bit lower.

The Reserve at GwyneddLansdale, PA

Low $200s – High $500s

The Reserve at Gwynedd is all about choices. This exclusive, gated Del Webb community was completed in 2012 with 400 resale condo, attached, and single-family homes.

The five condo models range from 1,494 to 1,908 square feet with two bedrooms, two bathrooms, private balconies, and lot parking. The two attached Carriage Home models range from 2,788 to 3,051 square feet with three bedrooms, two-and-a-half bathrooms, and two-car garages. The Manor Homes range from 3,045 to 3,184 square feet with three bedrooms, two-and-a-half to three bathrooms, and two-car garages. Options my include custom kitchen cabinets, stainless steel appliances, and hardwood floors. The homeowners’ association fee covers trash and snow removal as well as lawn care.

In this community, there’s a welcoming community center with activity rooms, game rooms, and a library. The Sports Pavilion is next door, with indoor and outdoor pools and an exercise facility with an aerobics studio. Like all Del Webb communities, The Reserve has a long list of clubs and activities, such as an annual craft show, a singles club, and yoga.

This upscale community is about 25 miles outside of Philadelphia, near Montgomery County Community College and the Blue Bell Country Club. Drive a few miles south and you’ll find grocery stores, restaurants, pharmacies, and convenience stores.

Honeycroft VillageCochranville, PA

Low $300s – Mid $500s

Driving 50 miles west of Philly, we run into Honeycroft Village, a gated 55+ community in Chester County with plans for 264 new and resale attached and single-family homes. The attached model offers 1,333 square feet with two to three bedrooms, two bathrooms, two-car garages, and options like basements and second floors. The six single-family models range from 1,309 to 2,254 square feet with one to three bedrooms, two to three-and-a-half bathrooms, and two-car garages. Upgrades include decks, dens, and sitting rooms.

Cedar Knoll Builders designed this neighborhood with resort-style amenities like an indoor pool and spa, a fitness center, a catering kitchen, and a gathering room, all at the community clubhouse. Popular events and activities include live entertainment, golf outings, and group dinners. There’s also a reasonable monthly HOA fee in place to provide for community services.

There are some lovely parks in the surrounding area, including Wolf’s Hollow and Laurels Preserve. Area golf courses include Loch Naim and Mocassin Run. Honeycroft is also close to Route 41 and Route 1, so there are plenty of grocery stores as well as other shops and services in the area.

Four Seasons at FarmingtonMacungie, PA

Mid $300s – High $300s

This K. Hovnanian-built, gated active adult community was completed in 2009 with 256 resale single-family homes about 11 miles southwest of Allentown. There are three models sized from 1,546 to 2,902 square feet with two bedrooms, two bathrooms, and attached two-car garages. Features include vaulted ceilings, granite countertops, hardwood floors, and oversized walk-in closets.

One of the best perks of living at Four Seasons at Farmington is having access to its private, 6-hole golf course. Or, if you want to play a larger course, Shepherd Hills is five minutes away. Four Seasons also has a private clubhouse with an outdoor pool, an exercise room, and bocce ball and tennis courts. Nearby Trexlertown Plaza has a GIANT grocery store, shops, and restaurants, and the closest hospital is Lehigh Valley Hospital – Cedar Crest, just five miles away.

Blue Bell SpringsBlue Bell, PA

Low $300s – Mid $300s

Heading back towards Philadelphia in Montgomery County, we find the friendly community of Blue Bell Springs. It’s being developed by Latham Realty Associates, and it will have 135 new and resale single-family homes when work is complete.

The six floor plans range from 1,170 and 1,680 square feet with two bedrooms, one or two bathrooms, and optional one-car garages. Some models feature dens, breakfast nooks, and porches. The HOA fee covers lawn and common area maintenance, sewer, and trash and snow removal.

This charming 55+ neighborhood is built on a 40-acre site that’s surrounded by natural space, woodlands, two ponds, and a stream. Plans are underway for a private clubhouse, which will be the perfect spot for community events like book club, movies, and lectures. Blue Bell Springs is also just minutes from several restaurants and shopping outlets, including The Shoppes at Village Square, a Kohls, and a Home Goods.
