There are a few dozen active adult communities in Green Valley in Southern Arizona, but only three of them currently offer new construction homes: Quail Creek, Canoa Ranch, and Solterra.
Green Valley is a popular choice for buying into an active adult community. It's an unincorporated community of about 25,000 people, so it has a very friendly, small-town feel. It's a direct 30-minute drive north along Interstate 10 from Tucson, Arizona's second-biggest city, and Tucson International Airport is also a 30-minute drive away. Driving south on I-10, it's a 40-minute drive to the border town of Nogales where many residents take advantage of lower-priced dental services and prescription drugs in Mexico.
As an unincorporated community, taxes are lower. Arizona generally has more tax and financial advantages than states that are also popular with retirees like Florida and California. The cost of living in Arizona is about a third cheaper than California, for example.
Another reason for Green Valley's popularity is an unusual organization called Green Valley Recreation (GVR). This is not an active adult community itself but an independent organization to which some communities belong. Membership is also available to individual households. For an annual fee in addition to a homeowners' association fee, residents have access to the amenities which GVR provides. These include 13 recreation centers, swimming pools, fitness centers, tennis courts, pickleball courts, social clubs, live performances, movies, and more.

Quail Creek is a gated community with a 40+ age restriction, and with 4,000 new and resale homes, it's the largest active adult community in Green Valley. It's located about a 15-minute drive from the center of Green Valley and about a 10-minute drive from the nearest large shopping mall with a Walmart Supercenter, a Walgreens, and an Ace Hardware. The Santa Cruz Valley Regional Hospital is a 15-minute drive away.
One of the main amenities at Quail Creek is the golf club, which has 27 holes, a practice facility, and a pro shop. There's also the Anza Athletic Club with a fitness center; a spa; rooms for dance, yoga, and aerobics; two pools; and courts for tennis and pickleball. A separate Creative Arts and Technology Center provides a computer lab, a woodworking shop, and studios for art glass, ceramics, fine arts, jewelry and lapidary, and quilting and needlework. Additional facilities include a restaurant, a bar and lounge, a library, and a ballroom.
The smallest homes at Quail Creek have 1,286 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest models are in their Premiere Home Series, and these go up to 2,695 square feet with two bedrooms, a den, two-and-a-half bathrooms, and a two- or three-car garage. The largest of their Estate Home Series has slightly less square footage at 2,686 square feet, but it has an extra bedroom and extra bathroom.

Canoa Ranch is another Green Valley community offering both new and resale homes. It's a gated community with a 55+ age restriction, and it has 2,500 attached and single-family homes as well as condos. It's a 5-minute drive from the nearest hospital and about a 10-minute drive from the nearest shops and facilities in Green Valley itself.
Benefiting from the GVR Canoa Ranch Center, Canoa Ranch's amenities include a fitness center, an arts and crafts room, a library, an aerobics and dance studio, a ballroom, billiards, indoor and outdoor pools, and four pickleball courts.
The smallest models here are condos offering 1,500 to 1,700 square feet, two bedrooms, two or two-and-a-half bathrooms, and a one-car garage. There are then several model types to choose from through to the largest model with 2,568 square feet, two bedrooms, a den, two bathrooms, and a two-car garage.
High $100s - High $200s
The smallest Green Valley community offering new construction as well as resale homes is Solterra, which has 250 single-family homes for the 55+ active adult. Solterra is a 5-minute drive from all the amenities in Green Valley and a 10-minute walk from the local library.
Solterra has no amenities of its own, but residents are a 15-minute walk or a 2-minute drive from the nearest GVR facility, the Las Campanas Center. This provides a fitness center, a spa, meeting rooms, an outdoor pool with a chair lift, and courts for bocce, racquetball, and tennis. The GVR East Center is also a 5-minute drive away, and this has another fitness center, an art room, a billiards room, an outdoor pool with a chair lift, tennis courts, and seven pickleball courts.
There are six home models at Solterra. The smallest of these is 1,412 square feet with two bedrooms, a den, two bathrooms, and a two-car garage. The largest models are 2,357 square feet, and these have two bedrooms, a den, two-and-a-half bathrooms, and a three-car garage.
