Orange Country, California has a number of active adult communities offering new construction homes.

People often talk about “that new car smell,” but that new construction smell may be even sweeter. New construction homes are modern, updated, and energy-efficient with open floorplans, high ceilings, and modern finishes. Also, builders oftentimes allow homebuyers to customize many features in their new home, tailoring it to their specific tastes and aesthetics.

If you’re considering a new home in an Orange County 55+ community, take a look at the three communities currently selling new construction homes.

GavilanRancho Mission Viejo, CA

High $600s – Low $1Ms

Surrounded by rolling hills and open space, Gavilan is truly a peaceful haven, located in beautiful Rancho Mission Viejo and only a few miles from the Pacific Ocean. Residents of this gated community have access to all of Rancho Mission Viejo’s amenities as well as the private amenities in Gavilan.

Construction began at Gavilan in 2013, and upon completion, the community will have a total of 1,200 attached and single-family homes built by Standard Pacific, Shea Homes, Del Webb, and William Lyon. There are both new and resale homes available for purchase in a wide variety of sizes and floorpans, depending on the neighborhood and home style purchased. The smallest homes offer a comfortable 1,276 square feet with one or two bedrooms and two bathrooms, while the largest homes in the community boast 2,589 square feet with three bedrooms and three-and-a-half bathrooms.

As the largest 55+ community on this list, Gavilan has the most amenities to choose from as well as an abundance of social clubs, activities and events. There are multiple clubhouses, pools, fitness centers, and hot tubs to enjoy in the master-planned community, with more in the plans as well.

The amenities that are exclusive to Gavilan include a 9,200-square-foot clubhouse, a fitness center, an arts and crafts studio, a yoga studio, an outdoor pool, a patio and spa, three bocce ball courts, walking and biking trails, party gardens, and more. Future plans call for additional lap pools, dining areas, barbecue areas, and fire pits.

Buena Vida at La FlorestaBrea, CA

Mid $600s – Low $1Ms

Part of a larger master-planned community built by Del Webb, Buena Vida at La Floresta is a new 55+ community offering new construction condos and single-family homes for purchase. Situated on 41 acres in the charming Orange County city of Brea, Buena Vida is comprised of just 267 homes.

Upon completion, the community will have a total of 80 active adult condo units in four floor plans, ranging from 1,389 to 1,726 square feet. These condos come with two or three bedrooms, two bathrooms, and two garage spots in the building lot.

The smaller, detached single-family homes offer 1,401 to 2,119 square feet with two or three bedrooms, two or three bathrooms, and an attached two-car garage. The larger detached single-family homes offer 2,216 to 3,041 square feet with two to four bedrooms, two to three bathrooms, and an attached two-car garage.

Homeowners at Buena Vida will have access to a few wonderful resort-like amenities, including an exclusive clubhouse, multipurpose rooms, and a fitness center. There’s also a lounge, a ballroom, and a catering kitchen as well as a sparkling pool, spa, and patio. The neighborhood offers plenty of paved walking and biking trails, along with scenic views.

TravataIrvine, CA

High $700s – Low $1Ms

Situated in the upscale Orange County city of Irvine, Travata offers homebuyers contemporary, new-build attached and single-family homes built by Lennar Homes. Upon completion, this gated 55+ community will be comprised of 243 low-maintenance homes across three neighborhoods.

Travata is currently selling new homes in a variety of sizes and floor plans. Homes in the Aldea neighborhood will range from 1,417 to 1,910 square feet with one or two bedrooms, one-a-half to two bathrooms, and one- or two-car garages. The Castillo neighborhood homes will be both single-family and attached with four floor plans offering 1,281 to 1,973 square feet, two or three bedrooms, two bathrooms, and two-car garages. The largest homes will be in the Palencia neighborhood, and they’ll feature five floor plans. These will all be single-family homes with 1,848 to 2,567 square feet, two or three bedrooms, two to two-and-a-half bathrooms, and two-car garages.

These homes will feature updated, modern features such as upscale kitchens, first-floor master suites, elevator access for two-story homes, covered porches and patios, walk-in closets, private backyards, and California rooms.

Amenities planned at Travata include a clubhouse, a fitness center, a great room, a bar and lounge, office space, and a catering kitchen. Outdoors, residents will be able to enjoy a sparkling saltwater pool with a patio lounge area as well as bocce ball courts, pickleball courts, a yoga lawn, and a dog park.
