Latitude Margaritaville Watersound – Panama City Beach
Latitude Margaritaville Watersound will break ground in early 2020 and join Minto’s lineup of Jimmy Buffett-inspired communities. This 55+ community will be located on Florida’s Panhandle near Panama City Beach and will feature luxurious amenities. It will be one of the first active adult communities in the Panama City area, famous for its sandy beaches.
Similar to other Latitude Margaritaville locations, amenities will likely include a town center, resort-style pool, and state-of-the-art fitness center. Interested homebuyers can expect sales centers and model homes to debut in early 2021, with the first residents moving in by the end of 2021.
Ladera Rockwall – Rockwall
Active adults looking for a low-maintenance lifestyle in Rockwall, Texas should take a look at Ladera Rockwall. This 55+ community will break ground in 2019 with plans to build 122 low-maintenance homes across 64 acres. The homeowners’ association (HOA) will cover exterior home maintenance, landscaping, and lawn watering, making this lock-and-leave community ideal for those who want to travel.
Ladera Rockwall will also provide amenities for its residents, including walking trails and an amenity center with an exercise room, pickleball courts, and a pool and lounge area complete with an arbor and grills.
The Orchards of Central Park – Cumming
The Orchards of Central Park will soon break ground in Cumming, Georgia. This 55+ community of 160 homes will offer single-family, attached, and condominium residences. In addition to this selection of home models, residents will enjoy a prime location adjacent to Central Park, one of the city’s best parks that features a swim center, dog park, walking and biking trails, and more.
The community will build a path so residents can easily walk to Central Park. Additional amenities will include a grand clubhouse with a fitness center, gourmet kitchen, meeting spaces, fireplace, cards and games tables, and an outdoor pool.
The Atrium at MetroWest – Fairfax
The Atrium at MetroWest will provide active adults with low-maintenance condos with easy access to D.C.
Del Webb will soon break ground on The Atrium at MetroWest in Fairfax, Virginia. This 55+ community of luxury condo homes will allow residents to enjoy a lock-and-leave lifestyle and spend more time traveling or exploring the surrounding area.
This active adult community will be built across from the Vienna/Fairfax-GMU Metro Station, allowing for convenient access to public transportation and the Washington, D.C. area. Amenities will include an indoor swimming pool, fitness room, and a club room.
Abingdon at Lake Wilborn – Hoover
As the city’s first active adult community, Abingdon at Lake Wilborn in Hoover, Alabama will introduce resort-style 55+ living to the area. This age-restricted neighborhood will break ground in 2019 within the larger master-planned Lake Wilborn community.
Builder Signature Homes plans to construct 100 single-family homes upon completion, making this a tight-knit community with plenty of amenities. Planned amenities include a private clubhouse and pool, plus access to all of the amenities in Lake Wilborn, including a 5,000-square-foot wellness center, a 300-acre park, and a pickleball court.
Grand Opening & Sales Opening
These active adult communities will open for sales, debut model homes, or host grand opening ceremonies in 2019 or 2020. You’ll probably recognize some of the names in Florida but a few of the other communities across the country may surprise you.
Polo Trace – Delray Beach

Builder GL Homes broke ground on Polo Trace in early 2019 and opened several model homes in March. This active lifestyle community will include many features that appeal to active adult homebuyers. Its prime location in Delray Beach will place residents less than 10 miles from several pristine Atlantic Coast beaches.
The resort-style amenities will include a 26,000-square-foot clubhouse and 7 acres of amenities, including a social hall, restaurant, fitness room, and poker room. The luxurious outdoor amenities will include a resort-style swimming pool and spa, a lap pool, and a racquet club.
Del Webb Sunbridge – St. Cloud
Model Homes Opening Summer 2019
It seems that Del Webb is moving ahead with Del Webb Sunbridge, a 55+ neighborhood that will be located within the 24,000-acre master-planned Sunbridge community. The builder plans to unveil model homes in summer 2019, with sales beginning soon after. Del Webb Sunbridge will consist of at least 1,350 low-maintenance single-family and attached homes.
Amenities in this active adult community will include a 25,500-square-foot clubhouse with a fitness center, resort-style pool, community garden, and courts for tennis and pickleball. Residents will also enjoy close proximity to the Orlando International Airport.
Mirada – San Antonio

Mirada is sure to be a hit in the popular Tampa area.
With resort-style amenities, elegant homes, and a location about 30 miles north of Downtown Tampa, Mirada in San Antonio will appeal to many active adults who dream of a Florida retirement. This gated 55+ community from Lennar Homes plans to open for sales this summer, giving homebuyers a chance to get in early in this community of 858 attached and single-family homes upon completion.

Del Webb eTown – Jacksonville

Del Webb eTown in Jacksonville, Florida is currently open for sales, with a grand opening scheduled for Summer 2019. This age-restricted neighborhood will enjoy a location within the smart-living master-planned eTown development. Del Webb began construction of this community in 2018 and plans to include 346 single-family homes upon completion.

Del Webb Nocatee – Ponte Vedra

Del Webb Nocatee will consist of 845 attached and single-family homes located less than two miles from Deep Creek State Forest and less than twenty miles from several Atlantic Coast beaches. WaterSong at RiverTown – St. Johns

Residents in WaterSong will have access to already built amenities in the master RiverTown community.
WaterSong at RiverTown is a 55+ neighborhood located within the master-planned RiverTown community along the St. Johns River in St. Johns County. Builder Mattamy Homes broke ground on this age-restricted community in February 2019, with model home construction scheduled to begin this summer and VIP Sales to begin this fall.
Upon completion, WaterSong at RiverTown will consist of more than 800 attached villas and single-family homes across 260 acres. Active adults will enjoy a private clubhouse and access to all of RiverTown’s amenities, including the RiverClub Clubhouse with a zero-entry Oasis pool, Olympic-size pool, and kayak launch.
Imagery – Mount Holly

Active adults who want to live near Charlotte but in a more secluded suburb should take a look at Imagery in Mount Holly. Located on the Mountain Lake Island peninsula, this 55+ community offers homebuyers an opportunity to purchase a brand new home on the covetable lakefront property.
While VIP pre-sales started in late 2018, builder Lennar Homes opened the community to all potential homebuyers earlier this year. The community will include 83 single-family homes across 23 distinct floor plans in three home model collections.
Lake Walk Freedom Homes

Lake Walk homeowners will have plenty of amenities and access to Lake Norman.
While the master-planned Lake Walk community began construction in 2017, D.R. Horton’s new section, Lake Walk Freedom Homes, recently opened for sales. This low-maintenance, all-ages community will consist of 121 single-family homes available in six different floor plans. Homes will range from 1,588 to 1,906 square feet with features such as flex rooms, stone fireplaces, and open concept kitchens.

Meadows at Coddle Creek – Mooresville

The 55+ community Meadows at Coddle Creek held a grand opening ribbon-cutting ceremony in January 2019. This age-restricted community will include 128 low-maintenance, single-family homes with nine models to choose from. Homes will range from 1,588 to 2,769 square feet with customizable features like flex rooms and additional outdoor living space.

Adalyn Place – Fuquay-Varina

A new age-restricted community will soon open for sales in Fuquay-Varina. Adalyn Place, a 55+ community from Dan Ryan Builders, will open for sales this summer with a grand opening scheduled for the fall.
The community plans to include 90 single-family ranch homes on a 30-acre site. The four home models will range from 1,626 to 2,972 square feet, designed for active adults who may want to downsize but still want to enjoy plenty of amenities.
Del Webb Carolina Gardens – Fuquay-Varina

In late 2018, Pulte Homes announced its plans for Del Webb Carolina Gardens, the fourth Del Webb development in the Research Triangle and its first in Fuquay-Varina. This 55+ community will consist of 800 single-family homes across 400 acres. Homebuyers can choose from 10 unique floor plans to build their brand new home.
Proposed amenities include a 20,000-square-foot amenity center with a state-of-the-art fitness center, indoor pool, and gathering spaces. Outdoor amenities will feature an outdoor pool and sun deck, community garden, and a dog park. The community will likely open for sales by the summer of 2020.
Cypress Point – Lake Wylie

Builder D.R. Horton recently opened sales for its active lifestyle community Cypress Point in Lake Wylie. This resort-style community will include 90 age-restricted homes out of 358 total low-maintenance, single-family homes. Homebuyers looking for active adult communities in Ohio can now visit new homes for sale at Nottingham Trace in New Albany. This 55+ community recently opened its first phase of 57 home sites. Upon completion, the community will include 240 single-family homes that will range from 1,683 to 2,168 square feet with plenty of customization options.
With an HOA that takes care of lawn care and snow removal, residents will have more free time to enjoy the community clubhouse, fitness center, pickleball and bocce courts, outdoor gathering spaces and walking paths that connect to park system trails.
Liberty Green – Bolingbrook

The newest active adult community in the greater Chicago area, Liberty Green opened in Bolingbrook on February 23. Builder Pulte Homes held a ribbon-cutting ceremony and debuted a fully decorated model home to get active adult homebuyers excited about these new homes for sale.
Adjacent to the Bolingbrook Golf Club, Liberty Green will include 155 single-family ranch homes. Many homes will back to the golf course, while the whole community will enjoy direct golf cart access points. Residents will also have a social membership to the golf club.
