There are plenty of low-priced 55+ communities near Phoenix, which give access to both big-city attractions and the great outdoors of Arizona. Communities range from intimate, small neighborhoods of a few dozen homes to Sun City, the largest active adult community in the state. They include both gated and ungated communities, with prices in some starting below $100k.

Sun VillageSurprise, AZ

Mid $200ks – Mid $500ks

Sun Village is a gated 55+ community with 1,382 attached and single-family homes. It’s a five-minute drive from downtown Surprise and a 40-minute drive from downtown Phoenix. A drive 15 minutes due west will put you out in the Arizona desert and mountain landscapes.

Sun Village amenities include the 18-hole Sun Village Golf Course, a 47,000-square-foot community center, a ballroom, several arts and crafts studios, a library, a fitness center, and hobby and games rooms. Outside, homeowners have access to a pool and courts for tennis, pickleball, and shuffleboard.

There are numerous clubs, activities, and classes at Sun Village, covering most sports and hobbies, card and board games, a singles club, social clubs, and travel clubs organizing outings.

The affordable homes in Sun Village include townhomes ranging from 634 to 953 square feet with either one or two bedrooms, one or two bathrooms, and either a designated parking place or covered carport. For more space, the single-family homes range from 1,168 to 2,106 square feet and have three bedrooms, two bathrooms, and a two-car garage. Prices start in the mid $100s and move up to the high $400s. 

Fountain of the SunMesa, AZ

High $100ks – Mid $400ks

Fountain of the Sun is a gated community for active adults with 2,296 attached, manufactured, and single-family homes. It’s a 20-minute drive east of Downtown Mesa, Arizona’s third-largest city with a population of just over 500,000. Nearby outdoor attractions include the 3,648-acre Usery Mountain Regional Park, which is a 15-minute drive from the community.

Amenities include the Fountain of the Sun Country Club with its 18-hole course, pro shop, restaurant, and bar. The community also has a fitness center, a ballroom, an arts and crafts studio, a library, a heated outdoor pool and spa, and shuffleboard and pickleball courts. There are numerous clubs and events for members to join covering plenty sports, card and board games, and interests such as genealogy, dancing, and drama. 

Floor plans range from 1,000 to 2,100 square feet and are priced from the high $100s to the high $300s.

NorthtownPhoenix, AZ

Low $200ks – Mid $300ks

Northtown is a 55+ community offering an active lifestyle. This community has 281 single-family homes. Residents are a 25-minute drive north of Downtown Phoenix, and outdoor attractions like the Phoenix Mountains Preserve are a five-minute drive away.

Northtown residents have access to a clubhouse, dining room, card room, arts and crafts room, and a heated outdoor pool. Clubs and activities include monthly dinners, holiday events, card nights, and arts and crafts events.

Models are 816 to 1,784 square feet with one to three bedrooms, one or two bathrooms, and a carport. Prices range from the low $200s up to the high $100s.

Sun CitySun City, AZ

The US’s first active adult community, Sun City remains one of the most budget-friendly and attractive near Phoenix because of its sheer size and variety of homes. Buyers in search of affordable prices and excellent amenities should make sure Sun City is on their list. This 55+ community has over 27,000 homes, including condos, attached, and single-family models.

Sun City is located between the cities of Peoria and Surprise, a 25-minute drive northwest of Downtown Phoenix. It’s a similar travel time to get to the White Tank Mountain Regional Park and all the outdoor activities that its 30,000 acres have to offer.

Sun City’s own amenities include 11 golf courses, 19 shopping areas, 30 churches, a synagogue, a hospital, arts and crafts studios, a performing arts theater, an amphitheater, several indoor and outdoor pools, and numerous sports facilities. There are also hundreds of clubs, groups, activities, and classes. 

The lowest-priced homes are 635-square-foot studio condos with one bathroom and either a one-car garage or carport. There are multiple other models under 1,000 square feet, and the largest Sun City homes are 2,137 square feet with two bedrooms, a den, two bathrooms, and a two-car garage. Prices start below $100k and go up to the low $600s. 

Las AlegresMesa, AZ

Low $200ks – High $200ks

Our second Mesa community, Las Alegres is a 55+ neighborhood of 84 attached homes. Located a 20-minute drive east of Downtown Mesa, residents are a short distance away from historic buildings, bars, restaurants, shops, and galleries. The Usery Mountain Regional Park is 15 minutes away. 

Amenities in this small community include a clubhouse, arts and crafts room, exercise room, an outdoor pool and spa, and a bocce ball court. Residents enjoy social activities and gather for swimming, fitness classes, crafts, and more.

Homes range from 950 to 1,256 square feet and have two bedrooms, two bathrooms, and an attached two-car garage. Prices range from the low $200s through to the mid $200s.
