Amenities at this gated community include two clubhouses, which include a multi-purpose room, a library, a catering kitchen, and multiple billiards and game rooms. Outdoors, residents enjoy multiple pools, paved walking and biking trails, a shuffleboard court, two tennis courts, and two horseshoe pits.

Heritage Park

Mid $300s – Mid $500s

With both attached and single-family homes, Heritage Park offers homebuyers plenty of options. As the highest-priced community on this list, it also offers beautiful modern and updated homes. This mid-sized, gated 55+ community is located five miles north of Downtown Sacramento in the North Natomas area, and it’s comprised of 965 homes.

These homes come in a variety of floor plans, including both single-family and duplex style. Most homes are one-story, but there are some two-story plans. Homes in Heritage Park range from 1,087 to 3,264 square feet with two to four bedrooms, one-and-a-half to three bathrooms, and a two- or three-car garage. Many homes feature a den that can be used as an additional bedroom as well.

Residents of Heritage Park enjoy a variety of resort-like amenities, including a 25,000-square-foot clubhouse that acts as the social hub, complete with a stunning ballroom and a lively pub. There’s also a library and a theater to enjoy as well as a fitness center, group exercise rooms, and an indoor pool. Outside, community members take advantage of the many sunny days by the outdoor pool or at one of the five parks. They also enjoy the tennis, basketball, and volleyball courts as well as horseshoe pits, badminton, and bocce ball areas.
